Ready for Professional Crawlspace Repair - Canby, OR

This homeowner knew they had pooling water in their crawlspace. They had been trying some DIY projects to try to help with it, but after so much work, and still seeing water, they were ready to call upon the professionals. The called up John's Waterproofing to schedule their free inspection. We then went over options for the crawlspace, and landed on a system that fit the homeowners budget and would keep water from pooling under the home. 

To begin our crew pulled out the old vapor barrier and debris. We then installed drainage system that consisted of a perforated pipe in a silt sock. This will collect groundwater and grade it along to the lowest point of the crawlspace where a TripleSafe sump pump is installed. All water is then pumped safely out and away from the home. A new 6 Mil vapor barrier was then laid throughout the space, overlapping the edges and run up the walls. This vapor barrier will need to be changed out every few years, but the home hasn't had pooling water in the four years since we installed it. 

Mildew and Water Damage - Mulino, OR

This customer called after seeing our booth at a Home and Garden Show and wanted to know more about encapsulation and what the price would be. A System Designer was sent out to the residence to do a thorough examination of the crawlspace and sit with the homeowner to discuss the many ways that encapsulation would benefit his home and family. The homeowner accepted the proposal and was set up for installation

An Installation crew was sent to the home to do the work. The first order of business was to remove the vapor barrier, debris, and fiberglass insulation. Next, a drainage system, consisting of a 3" perforated pipe in a silt sock was installed around the interior perimeter and graded to the lowest spot in the crawlspace where a TripleSafe Sump Pump had been installed. TerraBlock, a high-density foam product was laid over the entire dirt floor of the crawlspace to aid in insulating the space. Next, CleanSpace, a 20mil nylon-reinforced, heavy-duty plastic vapor barrier was installed over the TerraBlock, and all seams were sealed. It was also used to isolate all the posts. CleanSpace was also run up the foundation walls and attached just under the rim joist. A SaniDry dehumidifier was installed to keep the humidity down and the air continuously filtered. The vents were sealed and a Turtl access well was installed. Lastly, a single cell Spray Foam was applied to all of the foundation walls to complete the sealing of the crawlspace and to complete the insulation of the space.

Dirty, Damp Crawlspace Transformation - Mulino, OR

This home has lots of water coming from down the hill into its crawlspace. The homeowner was aware he had water intrusion problems and after doing his research on area contractors, he chose John's Waterproofing due to our many years of being in business and numerous positive reviews. Our System Designer arrived at the home a few days later and commenced doing a thorough inspection of the crawlspace and exterior around the foundation to craft a solution to suit the needs of the home.

 

Our crew was dispatched to the home a few weeks later to get the work done. They removed the old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perf pipe in a silt sock and terminated to 2 low spots of the crawlspace. Because of the large sq footage, it was necessary to install 2 TripleSafe sumps at those low spots. Six downspouts were then addressed with 130' of 3" PVC pipe, and Sumps were discharged to the downspouts drainage, terminating at 3 NDS drains. Turtl crawlspace access replaced the previous rotting wood door.  TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored it to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable.

 

 

 

 

Flooded Crawlspace - Canby, OR

John's Waterproofing sent a System Designer out to this home because the homeowner knew there was flooding in the crawlspace during heavy rains. As it was, the crawlspace was indeed flooded at the time so the system designer was unable to crawl around in the crawlspace. He was able to give her a proposal nonetheless and he explained to the homeowner that the crawlspace would require a "dry-out" before any work could commence. A dry-out consists of removing the 6mil plastic barrier and installing a sump pump and several large fans to facilitate removing the water and drying the space. 

 

Once dry enough to do the work, our installers were dispersed to do the work.  The hanging insulation and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed earlier to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perf system. The new owners were happy and thrilled with the warranty that accompanies our products!

 

Paraseal in Canby, OR Crawlspace

This home had water coming into the crawlspace, and this concerned the homeowner. He called John's Waterproofing and our inspector, Bob came out to take a look. After seeing the crawlspace, he recommended that we install a Super Sump sump pump and Paraseal. 

Ramon and his team quickly installed a Super Sump sump pump, which has a built-in alarm system for when water levels rise too high. They also added Paraseal, which is an exterior membrane that prevents water from getting into the crawlspace. Now that our systems are in place, Greg has fewer worries about the negative effects of having water in the crawlspace.
