John's Waterproofing Company also deals with a lot of mushy, wet, flooded yards. This homeowner called us out to help take care of the water in her yard, this water was flowing in and building up under her deck causing it to also drain into her crawlspace! Our team came out and dug a trench drain around the home. We then put piping and rocks in the trench and use gravity to direct the water out of the yard, effectivly preventing this home from being a lakefront property.

This daylight basement was always leaking water, especially at the door due to no drainage. Our crew installed a TrenchDrain in front of the basement door so that the water can never reach inside the basement. It is made of reinforced plastic so that it will never crack or dent. The trench drain is easy to clean out so that you don't have to worry about clogged drains. The homeowner likes how clean it looked and flush with the pavement and can keep up with the amount of rain that is present!

Unfinished Basement Needs Waterproofing in Saint Helens, OR

A daylight basement comes in handy, and this one was set up for the homeowners home workshop. Recently, they also decided to put a pool table into this space. Knowing that the space would get damp, and worried that the felt top would grow mold, the homeowners called up John's Waterproofing to get a system to address their water issues. To begin, our crew dug a trench around the interior perimeter, here we installed a bed of gravel topped with out WaterGuard system. The walls were covered with out BrightWall paneling, which brightens the space, and will not mold or rot. This wall system will guide moisture from the wall safely down into the drain system. Here the moisture from the walls, and any groundwater is then guided to a low point where it goes into a TripleSafe sump pump to be pumped safely away from the homes foundation. We then installed a SaniDry dehumidifier to keep the air dry and healthy. The space is now protected against water issues, the homeowners are glad they don't need to fret about mold here now. 

Flooding Leaves Crawlspace in Disrepair - Saint Helens, OR

When heavy rains hit, this home experienced flooding in the crawlspace. This happened year after year, until the homeowners noticed that they had sagging floors and sticking doors. After a quick look up online, they learned this to be a sign of structural issues under the home. They called up John's Waterproofing to schedule their free inspection. During the inspection it was discovered that the ongoing water issues had caused a large amount of dry rot as well as posts sinking, and settling, making this space no longer up to local code requirements. 

To address the homes issues we began with a dry-out making the space maneuverable for our crew. We then had to perform a dig out to bring the space to local code requirements. While doing this, we began removing and replacing the rotting wooden posts with SmartJacks, needing to replace a total of 30. Once the space was officially safe, we dug a trench and installed a full drainage system under the house, which guides the collected water safely along to a TripleSafe sump pump to send the water away from the home. To suit the homeowners budget we then laid down a simple 6 mil vapor barrier, which will need to be replaced every few years. 

Damp Spots in Basement - Saint Helens, OR

This basement was recently cleaned out and became a home gym. While cleaning up they noticed some damp spots along the basement floors, and wanted to have this addressed. They planned on having the space fully finished but knew water damage was a costly issue if left unchecked. 

Our installation crew arrived and dug a trench along the interior perimeter. Here they installed a WaterGuard drainage system. This collects all of the water and grades it to a TripleSafe sump pump and then shoots the water out and away from the homes foundation to a LawnScape outlet. The walls were then insulated with our ThermalDry radiant barrier. This system sets the basement up to be fully finished at the homeowners leisure. 

Wet Crawlspace on Hillside - St Helens, OR

This customer called John's Waterproofing because she found that she had a lot of water in her crawlspace and she had concerns because she was planning on listing her home for sale. A System Designer was sent out to the home to do a thorough inspection and give her a proposal. After inspecting the property, the System Designer determined that, because the property was on a hillside, the job could be done without installing a sump pump and that would save money for the homeowner. He measured the crawlspace and created a proposal for her that she readily accepted. 

The Installation Crew arrived and began by removing all the debris, the old vapor barrier, and fiberglass insulation. They discovered that the low point drain, while it was low enough, was clogged with mud so they cleared it out so it could be used for discharging the water. They installed a 3" perforated pipe system and with the hillside topography they could use gravity to divert the water to a Smart Drain at the lowest point with an alarm that would be triggered alerting the homeowner so it could be quickly attended to. Then a new 6mil plastic vapor barrier was installed, overlapping a minimum of 18 inches and run up the foundation wall, so any water intrusion at the footing would be directed to the drainage system. They also replaced the old metal access well with a new Everlast Access Well and replaced the rotting wood access door with a new Everlast Door, made from 1/2" thick plastic that will last a very long time.

Getting Home Ready for Market in St. Helens, OR

We often get calls from Brokers looking for a quote right away even though our System Designers are often booked weeks/months out. A system was designed by one of our designers to take care of the needs of Brokers with great success.  We can get approximate numbers to a broker in 1-2 days and, if they decide to move forward, an inspection is done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the barrier.  A code no-no. This typically means that a PPP or Pipe/Pump/Plastic is in order so the home can pass inspection and the new owners are happy.

 

Our System installers were dispersed to do the work.  The old barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perf system. The new owners were happy and thrilled with the warranty!

Saint Helens, OR Home has Water along Side of the House and Entering the Crawlspace

In the backyard, this home experiences flooring in their yard, this flooding adds extra water pressure on the side of the home, which than penetrates the homes foundation and is found pooling in the crawlspace. The homeowners were looking to solve this problem, they wanted to keep their home dry and healthy and regain their back yard without it being a flooded mess for a large part of the year. To do this, they called in John's Waterproofing. 

 

Our crew began with a full dry out of the crawlspace. Once we had a space we could work in, the debris was removed. To ensure water could move and not be allowed to sit and pool in either the yard or crawlspace, we installed a series of three inch perforated piping to collect the ground water and move it to a TripleSafe sump pump which than discharges the water a safe distance away from the home to a LawnScape outlet. The crawlspace was than protected with a layer of 6 Mil vapor barrier. This will all work to keep this home dry and healthy.
