Hillside Home with Pooling Water in Manning, OR

This home was built hillside, and the water would travel down the hill in the crawl space, where it pooled. The homeowners knew that pooling happened whenever they had a heavy rain and the water would make a muddy mess that lasted a few days. The space housed the homes water heater, pressure tank, and above this was a majority of the homes plumbing pipes. So when water did get in here, it made access to all of this a messy endeavor. To fix the space up they called up John's Waterproofing to find a solution that addressed the pooling water and fit their budget. 

To begin our work we cleared out the old vapor barrier and debris. We added in a line of perforated drainage pipe in a silt sock on the downside of the hill in the crawl space. This will allow all of the groundwater that grades here to go to the lowest point of the entire crawlspace where a TripleSafe sump pump was installed. This will then pump all of the water safely out and away from the homes foundation. This system will keep the space from having standing water and help the area remain dry and healthy. We then laid in a new 6 Mil vapor barrier, overlapping the edges to help it stay in place until it will need to inevitably need to be replaced after a few years. 

Hillside Crawlspace with Pooling Water - Manning, OR

When heavy rains come, pooling water gathers in the crawlspace. This hillside home gets a musty odor and the homeowners allergies act up. To keep their home dry and healthy, they knew they needed to put an end to the water issues that their home suffered from. They ended up calling John's Waterproofing to receive a free inspection and discuss solutions, in the end settling on an encapsulation.

To begin work the crawlspace was cleaned of its old vapor barrier, damp insulation, and debris. Since the space already had a nice slope to the lowest spot we didn't need a full drain system, just a TripleSafe sump pump in the lowest spot to collect ground water and push all the water safely away from the homes foundation. TerraBlock insulation was installed over the dirt floor and all of the vents were sealed shut. CleanSpace was then brought in, going under each wooden post, and being attached to the foundation along the rim joist, and sealed into place. A SaniDry dehumidifier was installed and spray foam applied to the foundation walls. The space is now insulated properly, air sealed against the elements, and healthier as an overall result. The homeowner is excited to know this space has been rectified and they no longer need to worry about their allergies acting up with the seasons.

Heavy Rains bring Water into Daylight Basement in Manning, OR

A daylight basement is welcome addition to a home, but this one was suffering from water when heavy rains occur. The home had water creeping in through the foundation walls when heavy rains came through. This problem was discovered when mold was found growing on the hillside drywall. They knew something would need to be done to protect this portion of the home and called up John's Waterproofing for assistance. We sent out a design specialist who performed a full inspection and worked with the homeowner on a solution. 

To begin our crew removed the damaged portions of the walls, and pulled the carpet back. We then dug a trench along the interior perimeter, here we installed a bed of gravel and a WaterGuard drain system, with a TrenchDrain by the exterior entrance. These will collect the water and grade it along to a newly installed TripleSafe sump pump to dispel the water well away from the home. We then repaired the walls with our EverLast wall restoration system. This will ensure any moisture that comes through the foundation wall will be guided into the drain system below. We also installed a SaniDry dehumidifier to keep the air filtered and healthy. The carpet fully dried out and the homeowners opted to lay this down once again. 

Vapor Barrier Moves in Crawlspace - Manning, OR

This homes large crawlspace hosted their water heater, pressure tank, and electrical box. Because of this, the homeowners would have to go into their crawlspace to access these, and the foot traffic would cause their simple 6 Mil vapor barrier to move around, and it could become slippery when the dirt was wet. After heavy rains they would go under the home and stretch the barrier back into place, but they were concerned about safety. The looked online and found that John's Waterproofing had a solution that would stay in place. 

Our crew came in and removed the old vapor barrier. We then installed a SmartSump in the lowest spot to send groundwater out and away from the home. We then installed CleanSpace. This 20 mil woven barrier is anchored along each wall under the rim joist. It is also sealed into place with our four inch wide waterproof tape. As a final piece of protection we air sealed the space. The homeowners are thrilled with how much easier it is to move in this space, and are happy it no longer moves underneath them. 

Critters in the Crawlspace - Manning, OR

This homeowner had a 6 Mil vapor barrier in their crawlspace, but their crawlspace also attracted critters. While the vapor barrier was doing it's job, chew marks littered the barrier, and signs of the critters were left throughout the space. The vent covers and exterior entrance were chewed up as well. The homeowners had pest control come out to remedy the critter issue and they referred the homeowner to John's Waterproofing to help keep critters from re-entering the space. 

To help, our crew replaced the vent covers and added in a Turtl entryway to ensure critters couldn't chew their way in. However there was still the threat that critters could dig up and into the space. To address this issue we removed the 6 mil vapor barrier and debris and laid down our 20 Mil vapor barrier; CleanSpace. This is a woven material that is wrapped under each wooden post, anchored fully along the walls, and secured in place. It also comes with a twenty-five year warranty against rips and tears to keep this space healthy and clean. 

Water Intrusion in Slanted Hillside Crawlspace - Manning, OR

This home's crawlspace was sitting on a slanted hillside, this caused a lot of water to pool along the lowest ground level of the space, where the home also kept its water heater, and heating system, and where a majority of plumbing and electrical could be accessed. The homeowners had a simple 6 Mil vapor barrier, but it kept slipping out of place and a musty smell was growing in this lower area. 

The homeowners ended up calling up John's Waterproofing for ease of mind. To begin we removed the old vapor barrier and installed a TripleSafe sump pump in the lower section of the crawlspace. We then laid down a drainage matting to direct groundwater to this new sump pump. The entire space was then encased in CleanSpace. This 20 Mil vapor barrier is anchored along the walls, wrapped under each wooden post, and secured in place with four-inch watertight tape. These homeowners can rest easy knowing their home is protected against water problems. 

Vapor Barrier Upgrade in Manning, OR

This homeowner was used to a 6 Mil vapor barrier. They knew their crawlspace had some minor water issues and needed to be waterproofed so they would get a standard 6 Mil barrier and have it replaced every few years as needed. The thinner material rips and tears and if enough water built up under it, it would move around and not lay flat. Looking to get their system replaced they called in John's Waterproofing. 

Our Design Specialist went over the options and the homeowners decided to upgrade their vapor barrier game with our CleanSpace. This is a 20 Mil thick barrier with our twenty-five-year warranty against tears and rips. We removed the old vapor barrier and sealed the space with our Cleanspace. All posts are isolated and the barrier seams are sealed and it's anchored on the walls. The homeowners love how bright and clean it makes their crawlspace and they can also move around on it without it sliding under their feet. 

Upgrading a Vapor Barrier - Manning, OR

This homeowner had another company come in and waterproof their crawlspace and had a sump pump and a black vapor barrier installed. The sump pump was still in good condition and was working, however, due to how the crawlspace was made, the area experienced it's fair share of pooling on the opposite side of the crawlspace where a dip in the dirt flooring was found. Because the old vapor barrier had not been secured, it was bunched up where the water damage had occurred and some condensation could be found on the cement walls by this lower area. 

To fix this issue our crew came out and started by removing the old and inefficient vapor barrier. Our crew then evened out the dirt floor so that all of the space would direct water to the sump pump. We put in a drain system, laid TerraBlock down to add some insulation to the space, and sealed the space off with Cleanspace. This secures to the walls and isolates the wooden posts under the house from water damage. The home would now be safe from water issues.
