Crawlspace Clean-up in Garibaldi, OR

This crawlspace had been overlooked for a while, it was difficult to enter, and became out of sight, out of mind. That is until it began smelling damp, a sign that mold spores were present. To address the problem, the homeowners scheduled their free inspection so we could have someone crawl the space to see what was happening. During inspection we discovered mold growing in the old fiberglass, spreading onto the homes subfloor. The old vapor barrier was torn and had moved out of place, and general debris and critter droppings were found. To address these issues the homeowners chose to encapsulate. 

To begin we made the exterior entrance bigger, installing a Turtl entryway to help close off the crawlspace, and make getting under the home much easier. We then began to clear out the crawlspace, removing the old insulation, debris, and vapor barrier. A full interior drainage system was installed to collect groundwater, and guide it to a low point where we installed a SuperSump Plus to pump the water safely away from the home. We treated the Mold in the subfloor and then insulated the floor with TerraBlock insulation. CleanSpace was installed, isolating the space from water by going under each wooden post, anchoring along the rim joists, and sealing into place. We then installed a SaniDry dehumidifier, and applied spray foam along the foundation walls. 

Roof Water Dumped Next to Home - Garibaldi

When improper down spouts drop the roof water near the homes foundation this causes an increased amount of hydrostatic pressure which, over time, brings water into the below grade space. This homes crawlspace had water leaking through the walls that were adjacent to  each of the homes down spouts. Because of this ongoing issue, six of the homes wooden posts, were now experiencing dry rot. They called up John's Waterproofing and after discussing their homes options, chose the one that suited their home and budget. 

To begin we would address the down spouts. Each down spout was extended into the ground and connected to a drainage system that would guide the roof water safely away from the home to a LawnScape outlet. This would reduce that pressure on the crawlspace, making the crawlspace less likely to flood. We then dove under the home, clearing the space of the debris and old vapor barrier and insulation that was present. Each rotting post was replaced with a SmartJack to ensure the home would remain stable. We dug an interior trench and installed a Perforated pipe in a silt sock. This would collect the groundwater and grade it to the lowest spot of the crawlspace where we installed a TripleSafe Sump pump that sends water safely away from the foundation. Our crew then laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall. 

Leaky Basement in Garibaldi, OR

Oftentimes a leak in a basement is overlooked, and this homes leak had been overlooked year after year. But what was a dampness on the foundation walls had progressed to small pools of water during the rainy season. The homeowners didn't want to allow a water issue to persist and so they knew it was time to find a solution, and not just ignore the problem at hand. The looked online and after reading our reviews, gave us a call to meet with a Design Specialist. Our specialist performed a full inspection, both addressing the outside and inside of the basement, and than sat with the homeowner to craft a solution as well as answer any questions the homeowners had.  

To begin helping this home we worked on the exterior, where we had found two downspouts dumping water by the foundation. Inside of the home, these locations had the biggest water issues, as evident by water stains found on the foundation walls. Each downspout was extended into the ground and hooked to a drainage system that is berried to direct the water safely away from the homes foundation. In the basement we then dug a trench along the interior perimeter and installed a bed of gravel with WaterGuard over it. This will collect groundwater and grade it to the newly installed TripleSafe sump pump which sends the water away from the home. The walls were then covered with our BrightWall paneling, giving the space a semi-finished look that is easy to clean, will not rot or mold, and sends any wall moisture safely down to the drainage system. 

Regular Service is Important - Garibaldi, OR

We had installed an encapsulation in this homeowner's crawlspace back in 2007. After a few years, they quit taking us up on our recommended annual maintenance checkups. As a result, after years, the sump pump quit working. They had originally opted out of a sump pump battery backup during the installation so now the pump system was completely down and the dehumidifiers filters were dusty. Our maintenance engineer determined that the sump and the SaniDry dehumidifier were dead, probably due to a lack of maintenance which would have allowed us to flush the sump system and replace the filter on the dehumidifier every year. The homeowner now needed a new Main pump and dehumidifier. In the event of a future sump failure, they also opted for a sump pump battery back up. Ensuring they would remain protected from water issues. With his supplies in his truck, the service technician was able to install the new appliances and had her up and running that same day.

Water Stains on Basement Foundation Walls - Garibaldi, OR

Water stains were on this basements walls. The homeowners knew they were there on the walls when they purchased the home, but noticed over the years that the stains were getting bigger. The homeowners were a bit nervous about the damage this was doing to their air quality, and reached out to John's Waterproofing after seeing them at a home show. 

To remedy the water problem, our installation crews arrived. To begin we dug out a six inch trench along the interior parameter where we installed a bed of gravel and a WaterGaurd drainage system. We then installed BrightWall paneling to the foundation walls to divert water moisture to the drainage system. From WaterGuard the water is then graded down to a TripleSafe Sump pump which then pushed the water out and away from the homes foundation. We then installed a SaniDry dehumidifier to keep the moisture to an appropriate level.

Uneven Floors and Doors Won't Close - Garibaldi, OR

This homeowner was suffering warped floors and doors that wouldn't close properly.  An inspection by one of our System Designers showed that there were posts that didn't touch the piers and various odd items that had been stuffed under hanging and unsupported posts to shore them up.  The solution was SmartJacks. SmartJacks are made of Zinc-plated and galvanized steel components to prevent rust. Installation is quick and they immediately lift sagging floors and they last a very long time. A bonus is that, if needed, they can be adjusted should a pier sink into the dirt over the years, making them an adjustable solution to work with. In addition, we cleaned up a large amount of debris under the home and installed a new 6mil plastic barrier to protect the home from water damage. 

Bowing Floors from Water Vapor - Garibaldi, OR

This home was placed on a hillside, with some great views over the valley they lived by. However, with years of water draining down the side of the hillside and passing under their dirt floor crawlspace, the posts under the home were water damaged. The homeowners became aware of this issue when they noticed some of their floor was bowed. When they went under the home they realized most of the posts that were holding up their home were water damaged and were not supporting their home, time to call John's Waterproofing.

Our crew came out and began by removing the debris from the crawlspace. Once it was cleared out we safely installed SmartJacks to the underside of the home where the wood posts were failing and added additional SmartJacks to support the damaged areas that needed attention. Our crew then added in a SmartSump sump pump to the lowest portion of the crawlspace so that water would be directed to it, and then pushed out and away from the homes foundation. we then added in SilverGlo Insulation Panels around the walls to help the home retain heat and direct water down the walls to the sump pump. For a vapor barrier we then laid down our 20 Mil woven CleanSpace which was sealed against the post footing, along the walls, and secured into place.

Water was seeping into a customer’s crawlspace, they had tried all sorts of external waterproofing methods, nothing seemed to stop the water from coming in. Finally, they decided to call professionals out to look at the problem, that’s when one of our inspectors was sent out to the home, He quickly identified the problem and provided a solution for the homeowners. The next day they called to schedule the work to be done.

 The crew came out to the home and installed a number of products to give this customer a full system with a transferable warranty. This system included getting a clean space encapsulation system, a SmartSump sump pump and a SaniDry Sedona dehumidifier.
