Basement Waterproofing in Ocean Park, WA

This homes basement had been waterproofed years back. The other company had installed a full interior drainage system with a sump pump to keep the space from flooding. However, the pump kept having issues, it was old and outdated, unable to last. The homeowner also noticed that while the flooding had stopped, the space still seemed damp and mold spores could be found every now and then. To help the homeowner we replaced the old sump pump with a TripleSafe sump pump. The old drain system was still in good condition so we hook up to it. We then installed out BrightWall paneling to guide water moisture down the walls. To keep the space healthy we also brought in a SaniDry dehumidifier to ensure the space will not grow mold. The homeowners were thrilled with how quick the process was and says the space already smells fresh, no longer damp! 

Walls are Damp in Basement - Ocean Park, WA

Damp walls in the basement are a problem, and this homes basement walls were damp to the touch, and when heavy rains hit, small pools of water would form along the base of the walls. The homeowners called up John's Waterproofing to schedule their free in-home inspection. A system design specialist arrived and went through the inspection with the homeowner, and discussed the options to remedy the water issues. 

To begin, the crew would dig a full perimeter trench along the interior of the basement. A bed of gravel is laid down with our WaterGuard drainage system installed, and expertly graded to guide any groundwater to a low spot where we install a TripleSafe sump pump to collect the water and discharge it out and away from the home. To ensure the moisture from the walls is addressed the homeowners chose to have out semi-finished product; BrightWall, installed. This system acts as a vapor barrier guiding water down to the drain system. It also will not mold or rot, brightens the space, and is easy to clean and maintain. A SaniDry dehumidifier was also installed to ensure this space remains dry and healthy. 

Home for Sale with Water in the Crawlspace - Ocean Park, WA

Home Inspectors found water in the crawlspace of this home after heavy rains. To ensure the selling process would be able to move along smoothly, they recommended the 'Fix it To List it' program through John's Waterproofing. After a full inspection the home was set up to move forward with a PPP; Pipe, Pump, and Plastic. 

Our installation crew dug a trench along the interior perimeter and installed a perforated pipe in a silt sock. This collects water and grades it to a newly installed TripleSafe sump pump to move water well away from the homes foundation. Finally a 6 Mil vapor barrier was laid down, over lapping the edges and running it up the walls to help protect this home from water damage. The homes sale was then able to move along smoothly. 

Manufactured Home Repair - Ocean Park, WA

We had an inquiry from a homeowner as to whether or not we did work on manufactured homes. While we can't help all owners of manufactured homes, we can help most of them. What we look for is "Is it on a concrete or block foundation?" If the answer is "yes", then our answer is "yes" as a solid foundation is required to attach the vapor barrier to and to keep rodents away from the waterproofing materials. This home was on a solid foundation so we were happy to help. A System Designer came out to find water in the crawlspace and so he measured the space and built a proposal based on the homeowner's desires.

The crew arrived and went right to work removing the old vapor barrier. The insulation in manufactured homes is wrapped so it was left as is. The crew dug a trench around the interior perimeter and graded it to the SuperSump that had been installed in the low spot of the crawlspace. A perforated pipe encased in a silt sock was laid in the trench to gather and grade the water to the sump pump. A new 6 mil vapor barrier was installed on the crawlspace floor and overlapped thoroughly, attaching to the foundation walls to ensure that any water coming in via the footing or wall would be captured and led to the drain system.

Water Moisture Keeps Appearing in Basement - Ocean Park, WA

This homeowner had a moisture issue in their crawlspace. They had to purchase a new 6 Mil vapor barrier every few years to try to help protect the home. While this temporary solution would provide some sense of help, the moisture always came back and would leave the vapor barrier covered in muck. After doing this for a while, they knew they needed a long term solution, and wanted to hear about different ways to have the space sealed up to keep the moisture out. 

To fully solve this water problem we ended up installing a crawlspace encapsulation system. This began with a SuperSump Pump to collect the groundwater and safely direct it out and away from the foundation. The space was then insulated with TerraBlock laid over the dirt flooring. We then used our CleanSpace, 20 Mil, vapor barrier to isolate the wooden posts, anchor along the walls, and seal in place. The walls were then insulated with spray foam, and the vents were all sealed up. As a final piece we installed a SaniDry dehumidifier to keep this space dry and healthy. 

Water Found in Crawlspace - Ocean Park, WA

These homeowners had glanced under their homes and found pools of water near their exterior crawlspace entryway. To find a solution that would protect their home they called up John's Waterproofing.

Our crews arrives and began by clearing out the debris from under the home. We then installed a water drainage system. This consisted of three-inch perforated pipes that intercepted the space to collect groundwater and divert it to a newly installed TripleSafe sump pump. From here the water is taken a safe distance away from the home. We then installed a 6 Mil vapor barrier under the home and upgraded the entryway with a Turtl entrance to keep this crawlspace dry and healthy. 

Needing More than a Vapor Barrier - Ocean Park, WA

Waterproofing a crawlspace, it would be nice if just a vapor barrier would do the job. But, in areas where water poses more of a threat to your home's longevity, it might not do the job. This home had a vapor barrier installed recently, but this wasn't able to keep up with the amount of water under the home. Mud quickly covered the barrier and brought a musty smell into the home above. To see what else they could do to protect their home, John's Waterproofing was called. 

Our crew came out and removed the vapor barrier, and did a new drainage system that had a three-inch perforated pipe installed along the interior perimeter of the home's crawlspace. This hooked into a new TripleSafe sump pump that would pull the water away from the home's foundation and out a new discharge line. We then reinstalled a vapor barrier for the homeowners. We now do regular checks on this crawlspace to ensure the sump pump is keeping up with the water in the area, and should they ever choose to do a full-encapsulation, we will be here to help. 

Water Damage under Manufactured Home - Ocean Park, WA

The homeowners had just purchased their manufactured home and noticed water damage underneath the home. They were worried about the damage that would ensue if they left the crawlspace unchecked, and needed a waterproofing solution. 

Our install crew arrived and began by taking out the debris that was found under the house. Luckily, all of the support columns were recently upgraded and they were in great condition, but the old tarps under the house were almost completely covered by dirt and mud. Once the old tarps were removed we added in a WaterGuard drainage system and connected to a TripleSafe Sump Pump to keep the water out and away from the home via the discharge line. We then installed a new 6 Mil black plastic vapor barrier sheets to encase the crawlspace. 

The water will now be moved safely away from the families new home and they can rest assured that their home is waterproofed.
