Rotting Wooden Posts in Walterville, OR

Water damage can get costly if left to continue. This homes wooden posts were beginning to rot away due to prolonged water exposure. The crawl space would flood when heavy rains hit, and the water would sit above the footing festering. The homes living space had bouncy floors and doors that would stick in their frames due to the homes structural damage. They knew they would need to address their wooden posts and find a way to protect their home against flooding. For this, they called up John's Waterproofing for their free inspection. 

To begin our work we pulled out the old vapor barrier and debris. We then replaced thirteen wooden posts with our SmartJacks to stabilize the home. These can be adjusted over the years and will not rust or get harmed by moisture. To keep the space from flooding, we then installed a full drainage system. This was a trench around the interior perimeter, where we installed a perforated pipe in a silt sock. This is installed to collect the groundwater and grade it to the lowest point of the crawl space where we installed a TripleSafe sump pump to then send the water safely away from the home. A new 6 Mil vapor barrier was then installed, with overlapping edges. This vapor barrier will need to be changed out, or upgraded in a few years. The homeowners are happy their home is stable once more though. 

Mold Spores on Wooden Beams - Walterville, OR

A damp crawlspace causes issues, in this home case it was causing mold spores to grow along the wooden beams and posts. The spores were bringing nasty odors into the living spaces above, and the homeowners were ready to do something about it. With a family member suffering from asthma, air quality was a point of interest. After a full inspection and sit down a design specialist, they know a full encapsulation was the best solution to make their home dry and healthy. 

To begin our work we cleared the crawlspace of all debris and the old vapor barrier. We then applied Mold X2 as needed throughout the space. By installing a full encapsulation we will keep the space mold free, not just remove it temporarily. Our crew installed an UltraSump Plus as a precaution for heavy rains, and then sealed off all vents. TerraBlock was installed to insulate the dirt floor. CleanSpace was installed under each wooden post, attached to the foundation walls along the rim joist, and sealed into place. Spray Foam was applied to the walls and a SaniDry dehumidifier was installed to keep the relative humidity within a healthy range so mold spores will not grow. 

Wood Rot Causing Sloped Floors in Walterville, OR

Sloped floors is a sign of rot and water issues happening in the crawlspace. When this homeowner noted the odd bowing to their living room floor, they called up John's Waterproofing. We went out to perform an inspection and discovered that one of the wooden beams under the home was rotting away. As the rot got worse, the beam was drooping downwards, without help, this would make the home very dangerous to live in. 

To address this we sent out an install crew. They began by pulling out the general debris from under the home. We then fully replaced the wooden beam with a new one, giving the home the stability it would need to keep the occupants safe. We also replaced three wooden posts with SmartJacks to stabilize the home. a full drainage system was installed to collect water and send it along to a new UltraSump plus. We then insulated the dirt floor with TerraBlock and brought in CleanSpace. This 20 Mil vapor barrier is woven and fully sealed into the space to ensure moisture cant get into the vulnerable wooden aspects of the homes foundation. The vents were all sealed, Spray foam applied to the foundation walls and a SaniDry dehumidifier installed to keep this home dry and healthy! 

Rotting Wooden Beam and Posts in Crawlspace - Walterville, OR

This homes old fiberglass insulation had absorbed water into it due to the high humidity content in the crawlspace. This water was now resting up against the wooden beams of the foundation, as well as soaking into the wooden posts. The homeowners were noticing some doors in their home sticking due to the foundation shift, and were ready to have their home be healthy once more. 

To begin our crew removed all of the old insulation and debris from under the home. We could now see exactly how many beams were showing mold and even found one was rotting from the water content. We had to replace one full beam, and we replaced three wooden posts with our SmartJacks. These were able to re-stabilize the home. We then applied Mold X2 as needed to kill off any mold. Next we insulated the space with TerraBlock along the dirt floor. CleanSpace was then brought in, and installed under each wooden post, anchored along the walls and fully sealed into place. We then applied spray foam along the foundation walls to help this homes energy bills go down. Each vent was then sealed up, and a SaniDry dehumidifier was installed to keep this home dry and healthy. 

Water Found in Crawlspace on Old Vapor Barrier - Walterville, OR

A simple vapor barrier can be a good thing for waterproofing your crawlspace. However, without adding additional pieces to this solution, then it won't be able to fully address the water problem at hand. This homeowner had a 6 Mil vapor barrier installed in their crawlspace, but because of the level of water here, water would rise above the vapor barrier and creep onto the barrier where it would pool and condensate into the space. The homeowners had a feeling that this could be problematic, so they reached out to John's Waterproofing to inspect the space and offer up a real solution for their crawlspace. 

Our crew began by removing the old vapor barrier and general debris that was under the home. We then installed a perforated pipe system in a silt sock along the interior parameter. This will collect the groundwater in this space and grade it to a UltraSump pump. From here water is sent out and away from the foundation. We then applied Mold X2 as needed since the condensation that was present before had caused a few mold spores to take ahold on the wooden beams. We then laid down a new 6 Mil vapor barrier in the space. With the new drainage system water will not be able to pool on the old barrier, keeping this home better prepared for water issues. 

Rot Found on Foundation Beams - Walterville, OR

If a home sees doorframes and window frames no longer sitting evenly, this is a sign of foundation issues. These homeowners noticed this issue in their home and discovered a wooden beam under their home was rotting. From high humidity and water heavy fiberglass insulation, water was being held up against their home, and the damage was taking hold. To combat this issue the homeowner began by having the old fiberglass safely removed, and a mold specialist clean up the mold. To stop mold from taking hold and to address the beam, John's Waterproofing was called in. 

Our crew began by removing the old vapor barrier and cleaning out the debris. We then installed a new wooden beam under the home to stabilize the home, and we installed four SmartJacks to reinforce the home where needed. We then installed a layer of TerraBlock over the dirt floor, this adds insulation. each wooden post was then isolated by our CleanSpace vapor barrier, which also was sealed throughout the crawlspace. This 20 Mil thick woven barrier encapsulates the space to help protect the home. The foundation walls then had spray foam to insulate and air seal the space. Each vent was sealed up and a SaniDry dehumidifier was installed to ensure mold and rot would no longer plague this home. 

Prolonged Water Exposure Leads to Wood Rot in the Foundation - Walterville, OR

The crawlspace of This home had become an afterthought and hadn't been checked and inspected in years. Eventually, the homeowners noticed that part of their floor was a bit 'springy' and would bounce when someone walked. To try to figure out why the crawlspace was looked at, and standing water was found. It had pooled a good amount in the lowest section of the crawlspace, bring water up and around the wooden post present, and this post was rotten, badly. To keep the home safe, the homeowners called John's Waterproofing. 

Our crews came out and cleared out the crawlspace, we then replaced the rotten post with a SmartJack, which is waterproof, and cant rot or mold. We then encased the crawlspace without the CleanSpace vapor barrier. This 20 Mil thick product is torn and rip-resistant and comes with a twenty-five-year warranty. We then changed out the vent covers and installed a SaniDry Sedona dehumidifier to keep this space dry and healthy! 

Water Worries for Homeowner in Walterville, OR

A homeowner had called our office with concerns about their wet crawl space and its effects it could have on the rest of their home. Our crews went out to help. After all of the loose debris was removed from the crawl space, CleanSpace encapsulation system was installed on the walls and floors of the crawl space. This liner prevents any moisture or water vapors from coming into the crawl space through the walls or floors, which means no new mold growth. It also helps to lower energy costs and keep out pests. Our crew also installed SmartDrain plumbing leak system. SmartDrain alerts the homeowner to a plumbing or other leak in the crawl space while draining the water away until the leak can be fixed.
