Odors and a Damp Basement - Ariel, WA

Bad odors were drafting up into the living spaces of this home. When the homeowners started to investigate the basement, they found damp foundation walls with water mold growing. Knowing this could cause air quality issues for the entire home, they decided to call up John's Waterproofing. A design specialist went out, did a full inspection and sat down to discuss their waterproofing options to find the best solution for their needs. 

The first step to their homes solution was a drain system. A full perimeter trench was dug inside the basement, here a bed of gravel was laid down and WaterGuard was installed. This will collect the water and grade it to a newly installed TripleSafe sump pump which sends the water away from the homes foundation. To guide moisture from the walls safely to the below drainage system, BrightWall panels were installed. These provide a semi-finished appearance, are easy to clean, will not rot or mold, and their white color brightens the space. We then installed a SaniDry dehumidifier to keep the air dry and healthy. 

Upgrading Exterior Crawlspace Entrance in Ariel, WA

This homes crawlspace had an exterior entrance that was just a piece of plywood. The home also had an interior entrance located in one of the bedroom closets. With a baby on the way, home safety became a concern, and knowing that the crawlspace could essentially be a way for someone to break into the home, they needed this addressed. Since John's Waterproofing was recommended to them, they gave a phone call and scheduled their inspection. After learning their crawlspace was also a host to mold, the family opted to have a full encapsulation as well as their new entrance installed. 

To begin our crew cleared out the crawlspace. We then replaced the plywood with a new Turtl entryway, which locks! A full interior drainage system was installed and graded to an UltraSump Plus to push water away from the home. We then applied Mold X2 as needed. Next TerraBlock insulation was installed followed by CleanSpace. Each vent was sealed up, a SaniDry dehumidifier was brought in, and spray foam was applied to the foundation walls. This space will now be healthy for the growing family, and secure! 

Falling Insulation in Crawlspace - Ariel, WA

This crawlspace had falling fiberglass insulation and muddy spots on top of its old vapor barrier.  The homeowner washed to fix these issues so they called up the company that has been Waterproofing in the PNW longer than anyone else: John's Waterproofing. After an inspection, the design specialist found that the simple vapor barrier couldn't solve this homes issues, water was coming in through the foundation walls. 

To protect this home, it would need to be encapsulated. To begin,  our installation crews removed the old insulation, vapor barrier,  and debris. Next we installed a new exterior entrance, upgrading it to an EverLast door system. We then installed a SuperSump plus in the low spot of the crawlspace. This will collect the groundwater and send it safely out and away from the homes foundation. Next the dirt floor was insulated with TerraBlock. We then brought in CleanSpace, a 20 mil woven vapor barrier. This is installed under each wooden post,  anchored to the walls and sealed into place. The vents were then sealed up and a SaniDry dehumidifier was installed.  A few days later our spray Foam specialist arrived to insulate the fountain walls.  

Rot and Mold in Crawlspace in Ariel, WA

This homeowner called us up after noticing an odd smell emanating from their crawlspace. They went under the home and discovered some of their wooden posts were rotting from the base and mold spores were climbing up the posts. They knew they would need a solution put into place to keep their home healthy, so they looked online and opted to call up John's Waterproofing based on the good reviews and longevity in the business. After our design specialist performed a thorough inspection, a custom solution was crafted to address the water issues. 

To begin, our installation crew arrived and removed the old debris from under the home. Once it was cleaned up we removed the five rotting wooden posts and installed eight new SmartJack posts to add structural integrity to the home as needed. We then applied MoldX to a few places where it was needed. We then installed a SuperSump pump in the lowest point of the crawlspace. This would collect the groundwater and safely divert it out and away from the foundation, out through a LawnScape outlet. The dirt floor was covered with TerraBlock to insulate the space. Next we used our 20 Mil vapor barrier; CleanSpace. This was installed under each wooden post, anchored along the walls, and secured into place. We then installed new vent covers and used spray foam to air seal and insulate the foundation walls. As a final piece we installed a SaniDry dehumidifier to ensure the home was dry. 

Sagging Floors Due To Water In Crawlspace - Ariel, WA

Sagging floors were causing distress for this customer so they called on John's Waterproofing to find out why and what could be done about it. A system designer went out to take a look and he found water lines on the foundation walls and heavy layers of silt on top of the vapor barrier. This was clear evidence that the crawlspace was flooding during heavy rains. Because of the amount of water coming in, the piers were sinking and so many of the posts in one area were no longer being supported and just hanging from the beams above with the floor above no longer being supported. The system designer explained how the posts could be replaced with adjustable, galvanized steel SmartJacks and that the floors could be restored, even being adjustable at a later date if needed. He also explained how a proper drain system and CleanSpace could keep the problem from returning, keep the air in his home cleaner, free from mold and lower his utility bills.

The crew arrived to do the work and got busy removing all of the debris, the old fiberglass insulation and vapor barrier. Our crew then installed 10 SmartJacks, adjusted to properly raise the floor to its original height. A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the low point. TerraBlock, a flexible 3/4" dense foam sandwiched between 2 layers of vapor barrier was laid on the dirt floor to protect the CleanSpace barrier and aid in insulation. The vents were sealed and all of the wood posts were isolated. CleanSpace was then installed and all seams were sealed up and it was run up the walls. A SaniDry dehumidifier was then installed to ensure the humidity was controlled to prevent mold growth and filter the air. Finally, 3" of closed-cell spray foam was applied to the foundation wall to bring the insulation level to industry standards.

 

Water Found in Basement - Ariel, WA

This home had water creeping in where the floor met the wall. The homeowners were concerned about this and called up Johns Waterproofing for help. 

To solve this water intrusion issue, we began by digging a trench along with the interior parameter. We then installed a WaterGuard drainage system to collect groundwater and divert it to a newly installed SmartSump pump with an UltraSump backup. From there water is safely pushed out and away from the foundation of the home and out via a LawnScape outlet. As a layer of protection, we also installed a SaniDry dehumidifier to control the home's humidity levels. 

Hillside Home has Water Entering the Basement - Ariel, WA

This home's basement had a water issue where the foundation was dug into the hillside. The homeowners had purchased some sealant from the store and painted it along the foundation wall, however, water was now creeping up through the foundation floor. Wanting to find a solution to properly care for the water problem, the homeowners called John's Waterproofing. 

Our crews arrived and dug a trench along the hillside of the basement and the side walls. Here we installed and covered a WaterGaurd drainage system. This will collect the groundwater and divert it to a SmartSump pump which then pushes the water out and away from the home to a newly installed LawnScape outlet. The homeowners were thrilled with how quickly the water issue went away once we were done and are happy to have a dry and healthy home. 

Sagging Insulation in Crawlspace - Ariel, OR

The homeowner had some vapor damage in their crawlspace. All of the fiberglass insulation they had, was sagging and drooping due to the heavy moisture content. They knew they humidity levels must be high since they couldn't find pooling water, so they called John's Waterproofing for some help. 

To help we began by removing the old fiberglass insulation. We then added in a SmartSump Pump to take any moisture content out and away from the homes foundation. Our crew then laid down a Cleanspace vapor barrier that fully seals into a crawlspace to keep the water out. We added in a SaniDry Sedona dehumidifier and then use spray foam to insulate the crawlspace so the home above could maintain its temperature. The home is now dry and healthy, and properly insulated in the crawlspace. 

Crawlspace in Ariel, WA Needs to be Addressed

A homeowner had called after getting fed up with the cold floors, high heating costs, a pretty noticeable draft and unpleasant odors throughout their home. So our crews went out to the house to help this homeowner. The problems were originating from the dirt crawl space. Our crews first removed all the rocks and loose debris from the crawl space and leveled out the ground. Then they installed CleanSpace encapsulation system on all the walls and floors of the crawl space. CleanSpace prevents any moisture or water vapors from coming into the crawl space from the walls or floor. This means no new mold growth. It also helps to keep floors warmer and lower heating costs. They also installed a SmartSump sump pump. This sump pump is designed just for crawl spaces with a liner and lid that forms a tight seal around the CleanSpace liner. The SmartSump also has a built-in WaterWatch alarm system to alert the homeowners if there's ever a plumbing leak so that the problem can be fixed before any damage has occurred. With these products working together, this homeowner can enjoy their healthier home for years to come.
