This home had an encapsulation installed by another company. Ultimately, it failed, the fiberglass had not been removed, so it still hung from the subfloor and feel onto the ground below. The vapor barrier also only wrapped around the wooden posts, and moisture was wicking up through the footing into the posts, leading to mold and rot, three of the posts were in need of replacement. The sump system present also was not sealed, and couldn't handle the amount of water assaulting it, this led to water flowing over the sump basin lid into the crawl space. The owners were very displeased and they wanted to find a company that could encapsulate the space properly. We sent a design specialist out to do a full inspection, we than went over our system and how we would ensure the space would actually be protected. The owners were pleased and we scheduled the installation. 

To begin the other system was removed from the crawl space, as well as all the old fiberglass that had been left in place as well. We than installed a perforated pipe in a silt sock to collect groundwater and channel it to the lowest point in the crawl space. Here we placed a TripleSafe sump pump. This sump basin seals fully and it contains three pumps. Each pump turns on only as needed based on the amount of water present. The final pump is battery operated, so if the power is interrupted, this will still kick on. Following this we seal all vents shut, we need to control the environment so it can remain cared for. TerraBlock insulation was fit along the dirt floor, over which we installed our CleanSpace vapor barrier. We lift each wooden post up, inserting the vapor barrier between the footing and post. We anchor this into the foundation walls along the rim joist, and seal along every seam with a special four inch wide waterproof tape. For the three failing posts, we replaced these with SmartJacks, which adjust to support the home. The final piece for the space was a SaniDry dehumidifier. This machine removes excess moisture from the air, keeping the space at a healthy relative humidity to mold and mildew will not be able to exist within this crawl space. Now the system is in place and it has been done right. The owners look forward to actually enjoying their encapsulation now. 

This homeowner contacted John's since they had large cracks in their basement floor. They needed to have their floor re-done. We sent out a design specialist who did a full inspection, and than mapped out the repair plan with the owners. The first step is removing the old floor. We chip it out and than remove the pieces. Once the space is ready we begin to pour in the new floor. These is poured, spread, and reinforced using metal rods. Once poured, we smoothed it out, leveled, and applied the finish that the owners wanted. Once dried out, we cleaned up after ourselves and the basement floor was all done. 

This homes basement flood had some cracks along it. Water would come up through it, and pools of water formed. The home had been set up with a pump, but it would clog, and sometimes just couldn't keep up with the amount of water the space experienced, and it would overflow and puddle. To get the space addressed properly, the owners contacted John's Waterproofing and scheduled their free inspection. We sent out a design specialist, and after they inspected the space, they sat with the homeowners to craft a repair plan to make this space healthy. 

To begin we would dig a trench along the interior perimeter of the space, and trenches following the cracks along the floor. We installed WaterGuard along the perimeter and leech lines which pass through the floor where the cracks had been. These all are concreted over, making it flush with the floor, with the waterproofing system below. All the water from the drain systems will channel the water to the lowest point. Here we upgraded the sump to a TripleSafe sump pump. This system has three pumps, allowing it to address massive amount of water, pumped it out via a discharge line away from the homes foundation. Along the walls we than installed our BrightWall paneling, this product provides a semi-finished look, which is easy to clean and will not mold or mildew. A SaniDry dehumidifier was than installed, this machine will keep the spaces relative humidity controlled, keeping the space healthy and dry. 

When a crawl space inspection is needed, it is a good idea to contact a professional. While some spaces boast obvious puddles and flooding, if the space is checked out in a drier time of year, it can be helpful to know what signs to look for. This homeowner contacted John's Waterproofing so they could have help from the professionals. We scheduled their free inspection and the design specialist dove under the home. Once under their, we discovered water stains along the foundation walls, and the caked on mud over the top of the 6 Mil vapor barrier was a sign that water had risen over the vapor barrier. To get the space healthy, we moved forward with a full encapsulation. 

The old vapor barrier and debris was removed from the space. We installed a full drain system around the interior perimeter. All of the water will collect within this and channel to the lowest point. From there, the water enters a TripleSafe sump pump to be discharged away from the homes foundation. The vents were sealed shut and we laid TerraBlock insulation over the dirt floor. CleanSpace is installed over top. This is sealed into place, and inserted between each wooden post and its footing. A SaniDry dehumidifier is installed to control the spaces relative humidity, and we applied spray foam insulation to the foundation walls. This space can now be a controlled environment and kept healthy.
