Basement with Water Droplets on Walls - Bridal Veil, OR

Water on the basement walls. That's what these homeowners discovered, and they wanted to find a way to solve this issue, so they called up John's Waterproofing. We send out a design specialist who did a full inspection and crafter a solution to suit the homes needs and the owners wants. 

To begin our crew dug a trench along the interior perimeter of the space. here we laid in a bed of Gravel and our WaterGuard drainage system. To guide water from the walls down into this, we installed our CleanSpace Wall Vapor Barrier. The drain system is then carefully graded to send the water along to a newly installed TripleSafe sump pump to be pumped away from the home. We then installed a SaniDry dehumifier. 

Water Moisture and Odd Odor in Crawlspace - Bridal Veil, OR

This home smelled a little off. The homeowners tried to identify the issue and ended up finding the smell getting worse as they neared their crawlspace. When the opened up the entrance to look, they found water moisture along the foundation walls and water mold growing in patches. They ended up calling up John's Waterproofing to schedule their free inspection and see how they could properly address their homes needs. 

To protect the home, we began by cleaning out the crawlspace. We then installed a drainage system around the interior perimeter, this would collect water and grade it to a newly installed UltraSump Pump to send the water well away from the home. We then applied Mold X as needed to ensure the mold was treated properly. The next step was insulating the dirt floor with TerraBlock and sealing up the vents. CleanSpace was then inserted under each wooden post, anchored to the walls and sealed into place. We then installed a SaniDry dehumidifier and applied spray foam along the foundation walls. This home will now stay dry and healthy and the homeowners noted the odor is gone!

Changing out a Vapor Barrier - Bridal Veil, OR

This long time customer was very happy with the SmartSump and drainage system we had installed for them a few years ago. They had opted to use a 6 mil vapor barrier under their home to help keep moisture from damaging their home. With any 6 Mil job, they knew that it would need to be replaced every few years based upon how it holds up to their homes environment. We did annual service visits to keep their system running smoothly, and now after five years they were ready for their vapor barrier to be replaced. Our installation crew came out, removed the old barrier, and brought in a new 6 Mil vapor barrier. We laid it down, overlapping the edges and ran it up the foundation walls. We will be sure to continue the homes annual servicing, and advise the homeowners when the barrier needs to be replaced again. Should they ever choose to upgrade their system to an encapsulation, we will easily be able to add this on top of their drain and pump system.  

Mud Found on Old Vapor Barrier - Bridal Veil, OR

Living in the Pacific Northwest we often run into crawlspaces where a simple vapor barrier just can't keep up with the water we receive. This home was recently purchased and had a new vapor barrier laid down in the crawlspace. After the first heavy rain in the home, the homeowners checked under their home and found a sludgy mud on top of the barrier in multiple places. They were worried about what this would mean for their home's health, so they reached out to John's Waterproofing for help. 

To begin, our crew cleaned out the crawlspace, removing the 6 mil vapor barrier. We then installed a drain system. This consists of a perforated pipe in a silt sock in the dirt ground. This system grades the water to an UltraSump pump which then diverts water safely away from the home. We then encased the space with our 20 Mil vapor barrier; CleanSpace. This is a woven barrier that is inserted under each wooden post, anchored along the walls, and sealed in place. We then air sealed the foundation walls and replaced the vent covers. The homeowners were thrilled with the difference and so happy that their home is protected against water issues!

Water Found Pooling in Low Point of Crawlspace - Bridal Veil

After seeing our booth at a Home and Garden show, this homeowner wondered how their crawlspace was holding up. They imagined it was in good condition, so they decided to look under their home themselves. This was when they discovered pooling water in the lowest portion of their crawlspace. Upon this revelation, they called up John's Waterproofing to protect their home from water damage. 

To begin our crew cleaned out the area, and then they began to waterproof. We started by installing a three-inch perforated pipe. This is installed in a silt cover and goes around the interior parameter of the space, grading down to a newly installed SmartSump with an UltraSump backup. From here the water is pumped out and away from the home's foundation. We then laid down a 6 mil vapor barrier to help this space be dry and healthy. 

Above Ground Downspout Causing Water Issues - Bridal Veil, OR

The homeowners had a downspout installed, but to get the water diverted a safe distance away from the homes foundation involved a long pipe to extend away from the home. While they had been okay with this at install, they had issues with it getting damaged since it stuck out so far. They were ready for this downspout to get put in the ground. 

Our crew came out and dug a trench from the downspout near the foundation and installed a pipe to extend out and away from the home. This pipe was then covered again with dirt and grass so it would no longer be an issue. The pipe ended with a new LawnScape outlet which kept the water a safe distance away. 

Downspout Extension in Bridal Veil, OR

This homeowner was having problems with roof water entering the foundation. Our inspector Ben suggested installing Downspout Extensions. Pedro and his team quickly installed a Lawnscape Outlet which is an underground downspout extension. It connects your downspout to a special LawnScape Outlet sending water away from the foundation while camouflaging the end of the pipe. It can also connect to a sump pump as a discharge line.

 

Isaiah is now very happy that water is no longer entering the foundation of the house and likes that the LawnScape outlet is completely camouflaged.
