Home Sale Relies on Addressing the Crawlspace - Brightwood, OR

This home was listed and a buyer was interested. However, during the inspection the crawlspace was discovered with moisture. Before the sale could go through they would need a timely crawlspace repair. The sellers agent suggested John's Waterproofing due to the efficiency and high quality work they had seen in the past. We sent out our real estate specialist who did a full inspection and crafted a Pipe, Pump, and Plastic that would fit the homes needs. 

Our crew pulled out the old vapor barrier and debris. We then dug a trench around the interior of the crawlspace, and laid in a perforated pipe in a silt sock. This will collect groundwater and send it along to a newly installed SuperSump Plus to be dispelled away from the homes foundation. We then brought in a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. We explained that this style of vapor barrier will need to be replaced every few years and the job was completed! 

Poor Insulation in Crawlspace - Brightwood, OR

After living with cold floors and high energy bills,  this homeowner was ready for a change.  They called up John's Waterproofing to learn about our Crawlspace specific insulation. After an inspection and discussion with a system designer, the homeowner was ready to move forward with a solution made to last!

To begin our crew removed the falling old fiberglass insulation and general debris from under the home.  We installed a SmartSump in the low spot to ensure any water is safely sent away from the home.  Then we insulated the dirt floor with TerraBlock. Next we brought in CleanSpace. This 20 mil vapor barrier is inserted under each wooden post,  attached along the walls,  and sealed into place.  The vents were all converted and Spray Foam insulation was applied to the foundation walls.  The homeowners called us a few months later to boast about how their energy bills had gone down and how thankful they were for our services. 

 

Muddy, Nasty Crawlspace in Brightwood, OR

A crawlspace is easy to overlook, it is often seen as out of sight and out of mind. If a waterproofing system is in place, this can be just fine, but without a full system set up, this can lead to numerous issues. For this home in particular the issues that arose were; muddy dirt floor, signs of critters, and water heavy fiberglass falling to stripes. To fix up these issues and keep their home healthy, they called up John's Waterproofing for a free inspection and quote. 

They homeowners wanted to set up their crawlspace so it wouldn't have to be a constant worry, to do this, they opted for our full crawlspace encapsulation. To begin out crew removed the old insulation and general debris. Once the space was cleaned out we installed a TripleSafe Sump Pump. This is installed in the lowest spot of the crawlspace so water can naturally grade to it, all water is then diverted out and away from the home. To insulate we then laid down TerraBlock over the dirt floor. Next we encased the area with CleanSpace. This 20 Mil vapor barrier is inserted under each wooden post, anchored on the walls, and fully sealed in place. We then applied spray foam to the foundation walls to insulate the walls. As a final piece we installed a SaniDry dehumidifier to ensure the space remains dry and healthy. 

High Energy Bills in Brightwood, OR

Oddly high energy bills, a likely reason for this is falling insulation and a poorly insulated crawlspace. Regular fiberglass insulation is not meant to be in a crawlspace, with any water, moisture, or condensation, it gets water weight and falls apart. 

To solve this issue we recommend crawlspace-specific insulation. For this home, we removed the debris and falling insulation. We then laid down our TerraBlock insulation. We installed a TripleSafe sump pump to collect the groundwater and push it out and away from the home. We then isolated each wooden pier with our 20 Mil thick CleanSpace vapor barrier, this is also laid throughout the crawlspace for a clean and dry barrier. The walls were then insulated with spray foam and a SaniDry Sedona dehumidifier was installed to control the humidity levels in this space. It will now be dry and healthy, and the homeowners can save on their energy bills. 

Water Build up in Crawlspace - Brightwood, OR

This homes crawlspace was experiencing water damage, and they were worried about mold growth and the unhealthy air that would bring into their home. Before the problem did long term damage, they called John's Waterproofing to stop the problem in its tracks. 

Our crew began by doing a debris removal, they then installed a Triple Safe Sump pump to collect the water from the dirt floor to direct it out and away from the foundation. Next a dimpled drainage matt was laid out and then we sealed the space up with our Cleanspace vapor barrier. This secures under each post, along every wall, and is taped together with special tape. Lastly we changed out the vent covers so we could ensure nothing unwanted was getting under the house. The home is now dry and healthy, and protected from future water damage. 

CleanSpace in Brightwood, Oregon gets a facelift

This crawlspace was wet, cold and damp and the homeowner was suffering more and more every day with allergies that she believed were due to the mold in her home in the bathroom and a spot in her room. A peek in the crawlspace revealed that there was a considerable amount of mold in the space. 

Our crews had to first call and have the mold remediated and the water removed from the space. Once this work was done, our crews were able to come in and get the crawlspace properly sealed. 

The job began with removing the bad insulation and vapor barrier, then clearing the space. We installed a sump pump to ensure that they wouldn't have further issues with water, and then encapsulated the space with our CleanSpace Vapor Barrier. The entire job was finished with a Sanidry dehumidifer to regulate the air for a healthier home.
