Falling Fiberglass in Carson, WA

This homeowner knew it had been a while since they had glanced under their home. When they had people over that mentioned a damp odor, the homeowners investigated. Under their home they discovered falling fiberglass insulation and mold spores. They called up John's Waterproofing to get the space inspected and get a solution that suited their homes needs and their budget. 

To address the issue we pulled out the old insulation and applied Mold X2 as needed. We then pulled out the old vapor barrier and debris. Next we laid in a drainage system. This involves digging a trench around the interior perimeter, which we put a perforated pipe in a silt sock into. This system then collects groundwater and grades it to the lowest point where a TripleSafe sump pump is installed. From this all water is pumped out and away from the home to a LawnScape outlet. A new 6 Mil vapor barrier was installed with edges overlapping. This will need to be changed out every few years. Since the space is still open to the elements, it will also need to be checked for mold annually. Without encapsulation, mold is sure to reappear and need to be treated again. 

Transformation of a Crawlspace - Carson, WA

Upon arrival, our system designer noticed was that this home had a pretty tall crawlspace and these make great storage space when encapsulated. He took several pictures and measured the crawlspace before walking the perimeter of the home, looking for any issues there that might be contributing to the water getting in like faulty downspouts and the slope of the property causing water to run downhill to the home. That completed, he sat down with the homeowner to let him know what he found, and how we could solve the issues. After learning of the advantages of Encapsulation and how his crawlspace would be ready for extra storage, that was the homeowner's choice.

The installation crew began by removing the old vapor barrier and assorted debris from the floor of the crawlspace and the fiberglass insulation from under the floorboards. A perforated pipe drain system was laid into a trench that was dug around the perimeter, terminating at a TripleSafe Sump that we installed. TerraBlock, a 3/4" flexible foam barrier was laid on the dirt floor to help with insulation and protect the CleanSpace barrier.  CleanSpace then has its seams all sealed to keep moisture out and it was securely attached to the foundation walls. A galvanized steel adjustable SmartJack replaced a wood post that had water damage to keep this home stabilized. The vents were all sealed and a SaniDry Sedona dehumidifier was installed to keep the air clean and dry. A 3" layer of closed-cell spray foam was applied to the walls and rim joist, effectively sealing the crawlspace. This homeowner can expect lower utility bills, healthier air in his home, increased value to his home, and extra storage. 

Bringing A Crawlspace Up To Code Before Being Sold - Carson, WA

Before selling a home, it is best to get the house up to local code to have the sale go smoothly. To do this, the homeowner called up John's Waterproofing. They worked with our realty design specialist and opted to set the house with our usual realty PPP; Pipe, Pump, and Plastic. 

Our installation crew began by clearing out the crawlspace.  Next our crews began with the Pipe; a perforated pipe drain in a silt sock installed along the interior parameter. This was naturally graded to the Pump; a SmartSump pump to collect the water and divert it safely out and away from the home to a LawnScape outlet. Lastly we laid down the Plastic; a 6 Mil vapor barrier. This home is now up to code and ready for a swift sale. 

Dry but Critter Infested Mess Transformation - Carson, WA

Mostly it's water in a crawlspace that brings us out to a home, but in this instance, it was inhabited by raccoons. They had nested in the fiberglass insulation and left scat everywhere. The System Designer quickly discovered where they were getting in via a broken screen. The first step was to have the owner contact animal control to trap the little guys so we could then return and inspect the crawlspace. When the System Designer returned he was able to inspect the crawlspace and share with the homeowner the benefits of a CleanSpace Encapsulation.

 

The Installation crew arrived a few weeks later to do the job. First, the crawlspace was rid of the falling insulation, old 6mil barrier, and other debris. The vents were all sealed and TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace and protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post from moisture and run up the foundation walls and anchors. A SaniDry dehumidifier was then installed to ensure this home stayed dry and healthy. Lastly, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated. Healthy, dry, filtered air helps the homeowners stay healthy and comfortable and the lower utility bills were a big benefit.

 

Water in Crawlspace - Carson, WA

The homeowners noticed their crawlspace walls were covered in water stains, with the walls around their vents damp to the touch. To solve this water issue, they called in John's Waterproofing. 

Our crews cleared out the space and installed a SmartSump to collect the groundwater and push it out and away from the home. The walls were then covered in out SilverGlo insulation. This acts as a waterproof barrier and will also help the homeowners save on energy bills. The dirt floor was then encased in our CleanSpace, 20 Mil thick vapor barrier. And we then replaced the vent covers and installed a SaniDry CX dehumidifier to ensure this home would stay dry and healthy. 

From Basement to Home Office in Carson, OR

The homeowner was making the transition from working in an office to working from home. With no space in the home, they went to tap into their basement space to create an office. Most of their home had a crawlspace under it, however there was a small section of their home that had a basement. It had been used for general storage but it was time for it to have a high purpose, so John's Waterproofing was called in. 

Our crew began by digging a trench along the interior parameter and laid in our WaterGuard drainage system that hooked into a newly installed SuperSump pump. These would work together to divert all water out and away from the homes foundation. next we installed BrightWall paneling to give the new office a fresh and clean look. Finally we installed our Charcoal ThermalDry Carpet tiles. We added some trim to the room to help give it a more finished look and feel. The homeowners were so pleased to see what a difference this made in their basement and were glad their home office would be safe from water damage!

Wet Crawlspace in Carson, WA

Our crews went to this home after we received a call from a homeowner needing help with their wet crawl space. This crawl space was like many other crawl spaces because it was vented. Having a vented crawl space allows any cold, hot or humid air from outside come directly into the crawlspace. This can lead to mold and wood rot and increase energy costs for the entire house. Our crews installed a CleanSpace Vent Cover to solve this problem. This vent cover is fully insulated, keeping that outside air outside where it belongs. Then our crew focused on the inside of the crawl space and removed any and all debris. Our CleanSpace encapsulation system was then installed on the floor and walls. This prevents any moisture or water vapors from coming into the crawl space from the walls or floor. It also adds an attractive and clean looking finish for the crawl space. A SmartSump sump pump was also installed. SmartSump is designed specifically for crawl spaces with a liner and lid that form a tight seal around the CleanSpace liner. The SmartSump also has a built-in WaterWatch alarm system with will alert the homeowner in the event of a plumbing leak before any damage is done. Our crew also put in a SaniDry CX dehumidifier to dry and filter out the air, guaranteeing a dry and healthy crawl space for years to come.
