The basement and crawl space of this home are separated by an Internal Footing Pony Wall. The homeowner had noticed water leaking into both the basement and the crawl space for many years. Because of this, she has been unable to use both spaces for storage of anything of actual importance. She called on the Waterproofing Experts here at John's for help, and we quickly got her on our schedule with our Design Specialist. When the specialist arrived at her home, he thoroughly inspected the basement and crawl space. He found evidence of water intrusion, and created a Job Proposal for the homeowner, that offered expert solutions to mediate water intrusion and damage. He approached the homeowner, thoughtfully explained his findings, as well as his customized professional solutions. He offered the homeowner the absolute most effective and permanent waterproofing solution - a Full Encapsulation of the crawl space. This would mean creating a 100% air-tight seal inside of the space, using high-quality waterproofing components. Fully Encapsulating the space was imperative, as many years of water intrusion had started to erode the soil supporting the foundation of the home, which could eventually lead to structural collapse. Additionally, because of the wet conditions of the crawl space, the air quality was poor and unhealthy. This is a serious problem, not only for the crawl space, but also the inside of the home, because 40% of inside air comes from your crawl space. Therefore, a healthy space beneath your feet, does in fact create a healthy air environment inside of your home. The homeowner was pleased to be offered such an effective and permanent solution, so she signed the Job Proposal, and we scheduled her Encapsulation.

Our crew arrived, ready to waterproof her crawl space. First, they dug a shallow trench directly up against the exterior of the back side of the concrete foundation wall outside of the crawl space. Inside of the trench, they laid down 3" Perforated Piping, to collect all water before it could enter the crawl space. Next, they covered the Piping tightly with TremDrain Matting, to relieve hydrostatic pressure against the foundation wall, and to ensure that all water flowed down the Piping, and into the discharge line to be expelled safely away from the home. This exterior step is usually not necessary, but because this crawl space was at the bottom of a steep downward slope, our Design Specialist decided that preventing water intrusion into the space entirely was the best way to protect the home. With the exterior drainage installed, they began work inside of the crawl space. First, they laid TerraBlock Foam Insulation down on the ground inside the space. TerraBlock is durable and thick, and provides excellent crawl space insulation. Directly on top of the TerraBlock, and up onto the walls, they placed our 20 Mil CleanSpace Vapor Barrier Liner, which is interlaced with carbon fibers to prevent rodent damage, and is warrantied for 25 years against rips and tears. CleanSpace is bright and white, and an extremely effective barrier against moisture and vapor penetration. It combines 7-layers of high and low density polyethylene, making it suitable for walking on, and useful as storage space. Next, our crew cut a perfect hole into the TerraBlock and CleanSpace, to install a SmartDrain Canister and Alarm, at the lowest point inside of the crawl space. If water ever enters the space, or if a plumbing leak occurs, it will reach the SmartDrain, which will immediately set off a loud alarm - alerting the homeowner to water in the space before substantial damage could occur. The SmartDrain is battery operated, so that even in the event of a power outage, it will not lose its ability to function. Incase of any additional water intrusion, our crew installed a Full WaterGuard System along the basement side of the Pony Wall that separates the crawl space and basement. Once water is collected in this, it will be routed to a TripleSafe Sump Pump, to be immediately expelled away from the home via a discharge line. Our TripleSafe Sump Pump is a 3-pump-in-1 system, where each pump is activated if the one before it fails, or cannot handle the volume of incoming water. Additionally, to control the relative humidity in the space, we installed a SaniDry Dehumidifier, to maintain the air quality at a safe level. To provide electricity to both the TripleSafe and the SaniDry, our Electrical Division installed a dedicated circuit for the 24/7 operation of each machine. Within the crawl space, we than sealed the vents shut with custom-cut rigid plastic, to prevent all rodents, debris, and air from entering the space. The final step in the Encapsulation was installing the Spray Foam Insulation onto the foundation walls. The crawl space of this home is now Fully Encapsulated, and is protected from the devastating affects of water intrusion and damage.

Waterproofing the Crawl Space - Cascade Locks, OR

Water under the home is a big issue, and if left unattended, it can become very costly to address. This homeowner was told by a friend to call John's to see how their crawl space had been holding up over the years. Since it is a free inspection, the owners decided to schedule. Our system design specialist did a full inspection and than shared their findings with them, showing that they did have water entering below their home, primarily where the homes downspouts correlated. The roof water was puddling alongside the home, and than entering into the crawl space, adding water pressure onto the home, and than puddling on the 6 Mil vapor barrier. This stagnant water than sits and waits until it evaporates and than absorbs into the homes sub-floor. The owners were ready to get started towards their homes solution. To begin the crew would address the down spouts. Each downspout was extended into the ground and than a discharge line was buried into the ground to direct the water safely away from the homes foundation. With this addressed the crew went under the home to encapsulate the crawl space. We began by clearing the space of the vapor barrier and debris. We than dug a trench around the interior perimeter, installing a drain system with a sump pump to ensure groundwater is diverted away from the home. Each vent was sealed shut and we than laid TerraBlock along the ground floor. This insulated the floor of the space. Over this, CleanSpace is installed, being inserted between each wooden post and its footing, anchoring along the foundation, and than sealed along each seam. A SaniDry dehumidifier keeps the spaces relative humidity controlled, and next we apply spray foam on the foundation walls. This insulates and air seals the space.  To complete the project the exterior accessway was upgraded to an EverLast entryway. This material will not succumb to weather issues, making it a long term solution to complete the spaces encapsulation.   

Foundation Issues in Cascade Locks, OR

When a homes foundation isn't doing well, this can be very dangerous for the occupants. To keep their home safe, this homeowner contacted John's Waterproofing to schedule their free inspection so they could learn how to keep their home safe. Ultimately the solution would be our StableLock. We build a form along each wall in the basement that is failing. Within this form we pour new concrete to support the home, reinforcing the new wall with metal. Once this has dried, we can than remove the form and expose the new, stable wall that is in place. The owners love how much nicer their basement looks with their new foundation walls completed and enjoy the peace of mind knowing they are safe within their home again. 

Rotting Posts in The Wet Crawl Space - Cascade Locks, OR

This homes crawl space was wet and musty. The owners of the home glanced under their home when the smell couldn't be ignored any longer, and they found that puddles of water were present and multiple of the wooden posts were discolored and falling apart along their footing. To get some professional help, John's Waterproofing was called upon. We did a full inspection, and then sat down with the owners to discuss options, landing on a full encapsulation to provide full protection for the space with SmartJacks as needed. 

To begin we cleared the space out, pulling out the old vapor barrier, bits of fiberglass that were still present, and general debris. We then had to replace the wooden posts that were rotting under the home with SmartJacks. This will stabilize the home, and these are made with galvanized steel, made to adjust into the space. We then installed a full drain system with a TripleSafe sump pump. These will work together to ensure water is channeled to the lowest point and then directed safely away from the homes foundation. We then sealed the vents shut and laid TerraBlock over the first floor. CleanSpace then wraps over this, it anchors to the walls, is inserted under each wooden post, over the footing, and sealed into place with a special four inch wide waterproof tape. A SaniDry dehumidifier was installed and we finished the space with Spray Foam insulation along the foundation walls. The space is now dry and healthy, with the musty odor gone! 

Crawlspace Floods in the Rainy Season - Cascade Locks, OR

After living with their crawlspace flooding for a few years, the homeowners began to note a general damp odor that got worse when the rain came around. They went under their home and could see some mold spores growing on the lower portions of the wooden posts, where water would sit. To address this issue, the homeowners called up John's Waterproofing to schedule their free inspection. In the end the homeowner wanted to know their home was staying dry all year round, so they decided to get a full encapsulation. 

To start our work, we pulled out the old fiberglass and vapor barrier. Once the space was cleared out we installed a full drainage system throughout the crawlspace. This will collect groundwater and guide it to the lowest point, into a TripleSafe sump pump. From there the water is discharged out and away from the homes foundation. We then laid down TerraBlock on the dirt floor, this will insulate the floor. The vents were sealed shut and we brought in CleanSpace. This is a 20 Mil vapor barrier, that goes under each wooden post, anchors to the foundation walls, and fully seals into the crawlspace. We installed a SaniDry dehumidifier and applied Mold X2 as needed. Our spray foam expert then insulated the foundation walls with spray foam. This crawlspace is now fully encapsulated and will remain dry and healthy. 

Flooding Crawlspace Going onto the Market - Cascade Locks, OR

The crawlspace of This home had a simple 6 Mil vapor barrier installed a few years back, now they were looking to sell the home, and noticed that water was pooling on top of the vapor barrier. Knowing that this type of issue can really delay a sale from occurring, they called up the local experts and we had a Design Specialist sent out. To have the home ready to go on the market, the homeowners opted for our realty package with a Pipe, Pump, and Plastic. 

To begin, our crew removed the old and damaged 6 Mil vapor barrier and the debris. Once the space was cleared out we dug a trench along the interior perimeter. Here we laid down a bed of gravel with a perforated pipe system in a silt sock. This system grades the collected water to a TripleSafe sump system, which then diverted water safely away from the home to a LawnScape outlet. We then brought in a new 6 Mil vapor barrier. This is overlapped and runs up the walls to keep the space dry and healthy for the new homeowners. 

Musty Crawlspace Solution- Cascade Locks, OR

This home was getting ready to be sold, but the sellers noticed their crawlspace was musty and had water present. They wanted the sale to go smoothly, so they called up John's Waterproofing, who has a dedicated Realty Design Specialist. This program allows for a fast track to waterproofing to meet the quick time frames that sellers face. 

Upon investigation we found pooling water and mold spores taking hold. 

To address this issue we began by clearing out the crawlspace. Once the space was cleaned up we installed our three inch drainage system. The perforated pipes were set in a silt sock to keep it from clogging up. The drainage system will collect the groundwater and grade it down to an SuperSump Pump with and UltraSump back up. We then laid down a 6 Mil vapor barrier to ensure the space meets local codes to remain dry and healthy. 

Pools of Water on Top of Old Barrier - Cascade Locks, OR

Taking the opportunity to check out his crawlspace, this homeowner was dismayed to find large areas of pooling water on top of his old vapor barrier. He knew that something was wrong, so after doing some research, and seeing the great reviews and the many years of experience, he decided to call John's Waterproofing.

 

A Design Specialist was dispatched to the residence and went right to work doing a thorough inspection of both the exterior and interior of the home. Then she sat down with the homeowner and explained what was happening and together they designed a system to fit the homeowner's needs and budget.  

 

A few weeks later, the crew came out to do the work. First, they pulled the old barrier and debris and installed a drain system that used a 3" perf pipe and graded it into the lowest point of the crawlspace where the water would be collected to a SmartSump and discharged subterraneously to a LawnScape outlet away from the house. They laid a new 6 mil vapor barrier, overlapping the seams a minimum of 18" and running the barrier up the foundation walls to ensure that any water coming in from the footing or walls would be led to the drain system and removed. The homeowner was impressed with the friendly professionalism of the crew and how hard they worked. He also liked that the crew protected his home's floors and walls with plastic from the entryway of the home to the crawlspace entrance in one of the closets.  

Water Creeping through the Walls, Pooling on the Floor - Cascade Locks, OR

Foundation walls are porous, and water can creep through causing pooling. This water became an issue for this home, leading to the wooden posts in the basements to rot and the integrity of the home above was beginning to experience bouncy floorboards and uneven frames for doorways. To reclaim the home's life, John's Waterproofing was called in. 

Our crew began by creating a safe work environment and replaced three of the wooden support beams with SmartJacks. A SuperSump was added in, and a WaterGuard system was installed to collect groundwater from the interior perimeter. The walls were then covered in BrightWall paneling and a SaniDry Sedona was installed to control moisture in the air. This home is once again safe, dry, and healthy. 

Water Pooling in Crawlspace and Basement - Cascade Locks, OR

This home was originally build with a basement, made of poured concrete. The homeowners had a addition added on, which then created a small section of crawlspace as well. The home dealt with water entering both spaces during the rainy season, and it seemed to progressively get worse as the years passed. Due to the prolonged water damage, the home soon showed evidence of foundation issues, one of the bedrooms experienced a large crack along the floorboards where the lower beams were rotting away. To save their home before more damage occurred, John's Waterproofing was called in to tackle this crawlspace and basement waterproofing job. 

We began by removing any debris that was found under the home. To combat the drooping foundation, we started work in the crawlspace. Three of the support beams were experiencing rot, and the fiberglass insulation was a soggy mess. Once it was cleared out we laid down TerraBlock insulation. We isolated each pier so it couldn't receive more water damage and added in five SmartJacks to provide additional structural support where needed. We then covered the space in Cleanspace, a 20 Mil woven vapor barrier that is sealed against the walls, to fully encase the basement. to add in insulation along the poured walls of the concrete we did spray foam. Finally we added new vent covers and a new Well Duct so that it would be a contained space with nothing getting in. 

Next the basement was tackled. We dug a trench along the interior walls and installed a WaterGuard pipe system to take the water to the TripleSafe Sump Pump we added in. This would pull the water out of the space and get it a safe distance away from the home. Next we added BrightWall paneling to ensure any water getting through the concrete walls would safely get to the sump pump as well. 

This combination crawlspace and basement is now ready for the rain, and the homeowners can rest assured that their home is protected against water damage. 

Wet Crawlspace in Cascade Locks, OR

A homeowner called with concerns about her wet crawl space and the musty odor it seemed to be causing in her home. Our crews went out to fix the problems. After removing all of the debris from the crawl space, our team installed CleanSpace encapsulation system on the floors and walls of the crawl space. This thick liner prevents any moisture or water vapor from coming into the crawl space through the walls or floor. CleanSpace means that there won't be any new mold growth. It also helps to keep out pests. Our crew also installed an insulated vent cover over the open vent of the crawl space. This prevents any cold, hot or humid air from coming into the crawl space from outside. Not only will this help with the musty odors but it also lowers energy costs throughout the home. A SaniDry Sedona dehumidifier was also installed in the crawl space. This dehumidifier eliminates damp and musty odors in the crawl space by drying and filtering the air. Now this homeowner can rest easy knowing that her crawl space in dry and the air in her home is healthier for years to come.
