Damp Crawl Space in Need of Drainage - Cascadia, OR

This old home had the crawl space flooding often during the rainy season. Knowing that long term water damage would lead to costly repairs, the owners knew they would need to address the water head on. They called up John's Waterproofing to get a free inspection and discuss options. In the end they landed on a Pipe, Pump, and Plastic solution. We cleared the space of its old vapor barrier and debris. We then dug a trench along the interior perimeter, laying in a perforated pipe in a silt sock. This collects ground water and grades it to the lowest point where we installed a TripleSafe sump pump which will then direct the water safely away from the home. A new 6 Mil vapor barrier was laid down, with the edges overlapping and run up the walls. The vapor barrier will need to be replaced every few years, but the area will no longer flood. 

Mold in the Crawlspace - Cascadia, OR

Mold, in a damp environment where no one ventures, it can spread quickly and begin emitting a damp and odd odor. This homeowner had been cleaning throughout their home trying to identify why the home smelt so off. Only after searching around for a few weeks did they glance in the crawlspace. They ended up discovering their old fiberglass was housing mold, and the mold had spread onto the wooden beams of the home. They had a mold remediation company come out and address the issue, but they were informed that with the space still open to the elements, the mold could be expected to come back in a few years and need to be treated again. Knowing they didn't want to deal with this issue, they decided to search for a solution to keep their home dry and healthy. After having their free inspection with John's Waterproofing, they opted to have a full encapsulation. 

Our crew began by clearing the crawlspace out. We then installed a drainage system, consisting of a perforated pipe in a silt sock, carefully graded to the lowest spot where a TripleSafe sump pump was installed. The space was insulated with TerraBlock and the vents sealed off. We then brought in CleanSpace, which goes under each wooden post, attaches along the rim joists and seals into place. Spray Foam was applied to the foundation walls, acting as an air seal and insulation. We then installed a SaniDry dehumidifier to make the space dry and healthy for the homeowners. 

Odors in the Crawlspace - Cascadia, OR

When odd smells seem to be getting worse, even when you are keeping your home clean, it is time to look outside of your living spaces. This is how these homeowners found their crawlspace to be the source of the smells. Under their home had been attracting some unwanted critters, and they had been leaving their mark through the crawlspace. While not a major pest issue, the smell was terrible. After searching online, the homeowners decided to call up John's Waterproofing and get a solution to their below grade issues. 

The homeowners decided to do a full encapsulation. While no major water issues were present, they wanted to ensure critters would be deterred from coming back. Our encapsulation seals the space off, and the CleanSpace vapor barriers 20 Mil, woven material makes it difficult to chew through. It also comes with a 25 year warranty against rips and tears. They system includes the vents being fully sealed up, and the Cleanspace attaches along the foundation, making is so critters and insects cant find a way in. We also install a SaniDry dehumidifier to make the crawlspace environment unwelcome to critters. This home can now stay healthy and that nasty smell is a thing of the past. 

Humid Air in Crawlspace Creates Damp Odor in Home - Cascadia, OR

This homes crawlspace had a damp odor in it, and whenever the homeowners used their heater, this odor was brought up into the home.  To address this issue they tried to look under the home.  While they saw dust and debris, no standing water was found,  but the smell was definitely coming from under the home.  To get to the bottom of the issue,  they called up John's Waterproofing. Our design specialist found that the spaces humidity level was high,  and this was causing mold spores to grow on the wooden beams and posts, causing the damp and nasty odor. 

To truly solve the issue the homeowners opted for a crawlspace encapsulation.  We began by removing the old vapor barrier and debris. We then applied Mold X as needed throughout the area.  We then insulated the dirt floor with TerraBlock. Next came CleanSpace. This 20 mil woven barrier is inserted under the posts to isolate them from moisture. It is also anchored under the rim joist and sealed into place. A few days later our spray Foam specialist arrived and insulated the foundation walls. As a final step we sealed off the vents and undertakes a SaniDry Dehumidifier to keep this home dry and healthy.  

House is too Hot or too Cold - Cascadia, OR

When a homeowner visiting a home show discovered that we did attic insulation, they were very interested in what we could do for them. A system designer arrived and when he entered the attic, he discovered that the problem was there was no insulation at all. Not uncommon for an older home. He took measurements and explained how insulating their attic would keep it warmer in the winter and cooler in the summer and save them money on their utilities. They were excited to get the work done.

Our crew went to the home and began their work. All of the fans, lighting fixtures, and other voids where air could escape were carefully sealed and the access door was blocked off. The cellulose insulation was then blown into the attic with an insulation blower that takes densely packed bales of cellulose which are fed into the hopper where it is fluffed up and then fed into long tubes and out of the application nozzle. The cellulose is allowed to fill the cavities and blanket the attic floor. No pressure is placed on the loose-fill cellulose insulation so it can settle around and conform to most of the obstructions found in attics. With the job completed, these homeowners could look forward to lower utility bills and a more comfortable home.

 

Flooding By Down Spouts in Cascadia, OR

The roof of home experiences a massive amount of water, and this runs down the roofs, through the gutters, and exits through the downspouts. The roof of This home had three downspouts, and they didn't dispel the water more than two feet away from the home. The homeowners would experience flooding around their downspouts during heavy rains, and they wanted to find a solution to this issue. 

To solve this issue we extended the downspouts down into the ground and installed discharge lines from the downspouts to direct the roof water out and away from the home.  For this particular home, this entailed eighty feet of piping which was completed at a new LawnScape outlet. This home now doesn't have flooding around the downspouts, and the homeowners are happy their home is protected from this excessive water pressure. 

Falling Insulation in CrawlSpace - Cascadia, OR

This home's insulation was waterlogged and falling down from the weight. Wanting to keep their home fully insulated to keep the home energy efficient, they called in John's Waterproofing. 

We began by removing the old and damaged insulation, with a clean slate we began installing crawlspace-specific insulation. This included out SilverGlo Foundation wall insulation and a layer of TerraBlock insulation over the top of the dirt floor. The space was then encased in CleanSpace, a 20 Mil vapor barrier. This will seal under the wooden posts and anchor to the walls. This home is now properly insulated from the ground up! 

Pooling Water in Crawlspace - Cascadia, OR

This home had a pretty regular water issue in their crawlspace, resulting in pooling under the home. The homeowners had just accepted this as something that comes along with the rain, until they noticed some of the wooden piers under the home were showing signs of rot and mold from the water penetrating the wood. To get some help, they turned to John's Waterproofing. 

Our crews began by removing the old debris from under the home. We then installed a SmartSump pump to collect the water under the home and push it out and away from the home through a new drainage pipe. To help water flow easily to the pump we laid down a dimpled drainage matting, and then encapsulated the space with a Cleanspace vapor barrier. This was sealed under each pier and along the foundation walls. To reinforce the piers that had been showing signs of water damage, we install three SmartJacks as needed. We then installed a SaniDry dehumidifier to pull the water vapors out of the air so keep the crawlspace dry and healthy year round. 

Older Cascadia, OR Home Gets a Dry Basement

Our crews went out to Cascadia after a homeowner called with complaints of her 1926 home having constant water intrusion. Our team installed BrightWall paneling on all of the walls of the basement. BrightWall not only gives the basement a nice, clean looking finish but also guides any and all water coming in through the walls into the WaterGuard system that was installed along the perimeter of the basement. The WaterGuard piping system channels any water that comes into the basement right to the TripleSafe sump pump. This sump pump makes sure that in the event of one of the pumps failing, there's a backup pump. That backup pump is also there case there's ever a plumbing leak and there's too much water for just one pump to handle. The TripleSafe also has a third pump that is battery operated in case there's ever a power outage. The customer now has a dry and healthy basement for years to come.
