House Flipping and Needs Crawlspace Repair - Crabtree, OR

This home was purchased with the intention to flip! The home was gutted and getting redone. During the process, mold was discovered in the crawlspace and would need to be addressed to protect the homes foundation. They called up John's Waterproofing as they had used John's for their own home. We ended up pulling out the old vapor barrier and debris. We then installed a perforated pipe to collect groundwater and grade it along to a newly installed SuperSump Plus to dispel the water away from the home. We then applied MoldX as needed and replaced the vent screens that had been damaged. As a final step we laid in a new 6 Mil vapor barrier and let the owners know that the crawlspace should be checked regularly, since the space is still open to the elements and not encapsulated, the mold can be expected to come back. 

Moisture in Crawlspace - Crabtree, OR

This homeowner knew they needed crawlspace repairs. While no standing water was present, the space was damp to the touch, and the old vapor barrier had dirt over it. The homeowners were searching online for a long-term solution and strolled across our website. From here they were curious about encapsulation, and called to schedule their free inspection. Our design specialist went out and discovered that high humidity was an issue in this crawlspace which was causing condensation to occur. 

To begin helping with this home our crew cleared out the crawlspace. We then installed a SmartSump in the lowest spot, this sump pump will only kick on if heavy rains occur and it will send unwanted water out and away from the home. We then laid down TerraBlock insulation over the dirt floor and sealed up with vents. We then brought in CleanSpace. This 20 Mil vapor barrier is installed under each wooden post, anchored to the walls and sealed into place. The walls were then air sealed and insulated with Spray Foam. As a final step to keep the space healthy we installed a SaniDry dehumidifier. This crawlspace can now be dry and healthy! 

Water Seeping Into A Crawl Space From An Exterior Entrance - Crabtree, OR

This home's exterior entrance to the crawl space was a piece of plywood. The plywood was rotting and squishy, and water would pool around it, pushing into the crawl space. The homeowners wanted a better solution, so they called up John's Waterproofing. After performing a full interior and exterior inspection, the design specialist worked to craft a solution for the home and the family's budget. 

To begin, our crew pulled the debris out from under the home. We then installed an EverLast door so it won't rot or mold, and can keep water from going under the home. We then replaced the screens on all of the crawlspace vents. As a final step, we laid down a new 6 mil vapor barrier. The homeowners were happy with the upgrade and know that the vapor barrier will need to be changed out every few years to keep the home protected. 

House Flipping Help for a Crawlspace - Crabtree, OR

A customer called who was flipping a house and knew she needed to get the crawlspace cleaned up. She had flipped several houses so she was well versed in what was expected from future buyers. She called John's Waterproofing because she had used them several times and was happy with the work and that we offered Real Estate discount pricing.  Our Real Estate Specialist went out to measure and take photos and make sure there weren't problems unknown to her.

It was a simple job of removing and replacing the 6 mil vapor barrier and removing the old fiberglass insulation. Our install crews then repaired two vent screens that were in disrepair. They were able to complete the work in just a few hours so the broker could complete readying the property for sale. 

Customized Crawlspace Solution on a Budget - Crabtree, OR

Every customer is equally important to John's, no matter the size of the job. This customer was very limited in what she could spend and with respect to this, a proposal was designed and she was offered financing that enabled her to move forward with the much-needed work and protect her home.

Our experienced crew arrived and went to work right away removing all the old debris and vapor barrier from the crawlspace. The crawlspace had exterior access but the old wooden door was decayed and falling apart so it was replaced with a new custom-sized Everlast Door. Everlast Doors are made of 3/4" thick PVC to last a lifetime and are strong enough to keep rodents and animals out. Because rodent activity was apparent, the inspector noted that 2 vents were compromised and the crew replaced the screens to keep the little buggers out! Lastly, a new 6mil black plastic vapor barrier was installed, thoroughly covering the crawlspace floor and overlapping a minimum of 18 inches, and fastened up the foundation walls. The customer was thrilled with the improvements and knowing the rodents wouldn't be scurrying about under her home was comforting.

Water in the Crawlspace - Crabtree, OR

This crawlspace had water trickling through it, and some musty smells were beginning to appear. To get the home protected and healthy, the homeowners called in John's Waterproofing. 

Our crews removed the debris from under the home and installed a SmartSump pump to collect the groundwater and divert it out and away from the home. The space was then encased in our 20 mil vapor barrier; Cleanspace. This was sealed under each wooden post, and anchored along each wall to create a secure watertight barrier. We then changed out the vent covers and installed a SaniDry Sedona dehumidifier.  This home will now be dry and healthy. 

Mineral Build up on Crawlspace Walls - Crabtree, OR

These homeowners had noticed a substance building up on their crawlspace walls that was giving off a musty smell. They called John's Waterproofing to take a look. The substance was mineral deposits creeping through the porous foundation walls from the water moisture leaking through. With over fifty percent of the air breathed in the home coming from the crawlspace, these minerals were causing the smell they had noticed. 

To solve this issue our crew installed a SuperSump Pump and installed a CleanSpace vapor barrier throughout the crawlspace and up along the crawlspace walls. This was sealed in place along each wall, around each footing, and together to create a barrier that would keep moisture out! As preventative work we also installed a SaniDry Sedona Dehumidifier to keep the moisture levels at a healthy level to ensure this home would remain dry and healthy.
