Air Quality Monitor Indicates Radon in Creswell, OR

This homeowner kept a close eye on air quality within the home. This included an air quality monitor, which indicated high levels of radon. Since the monitor does not give specifics, they contacted John's Waterproofing to get a continuous radon test to see what the levels were registering at, and how it fluctuated through the days. In the end we found the radon levels to be between 4.0 and 5.0 pCi/L, well above the healthy level of 1.0. They scheduled to have a mitigation system installed in their garage to address this air quality concern. Our certified installed drilled a hole through the floor, and installed a pipe with a radon fan. This will pull radon air our of the soil and push it out of the home where it then disperses into the air. As always, when we do a radon mitigation system, we left a charcoal test kit for the homeowners to use to retest after the install. This test is used and sent to a third party radon test facility. The results are in the homes radon level is now under 0.6 pCi/L!

A Mess of a Crawlspace in Creswell, OR

When a crawlspace is open to the elements it becomes very easy for it to accumulate debris and even unwanted critters. This home had to have pest control help with some gusts in the crawlspace, and while those had been addressed, the mess remained. The vent screens were chewed through, droppings were scattered throughout, and most of the insulation had been pulled down and turned into bedding or left in shreds. The homeowners debated on just getting the fiberglass reattached and new screens, but the pest control company informed them that once critters get into a spot, they will often come back. To deter critters from the space, they were referred to John's Waterproofing. 

To begin our work, we cleared out the old insulation, chewed up vapor barrier, and the other debris that was present. We then installed a new EverLast exterior entrance so critters couldn't chew and gain entry to the space. A drain system with a SuperSump  was installed to address groundwater. We then laid down TerraBlock over the dirt floor and sealed up the vents. CleanSpace was then installed, under each wooden post, anchored along the walls and sealed into place fully. CleanSpace has a woven fiber in it to deter critters from chewing through it. Also the space had high humidity which critters are attracted to, to keep the air dry and healthy a SaniDry dehumidifier was installed. We then air sealed the space and insulated the foundation walls with spray foam. 

CrawlSpace Repairs are Needed in Creswell, OR

This homes crawlspace had some bounce to it's floors, the homeowners had been going under their home and adding in pieces of wood to the wooden posts that they could add support to. Originally they had thought this was just from the home settling, but as the years progressed, some doors were sticking in their frames, and an odor began to come from the crawlspace. For some help in the matter, they called up John's Waterproofing. 

To begin this project we had to dig out the crawlspace about three inches throughout so it could meet local codes. As the home had settled the headspace had decreased, and the mud was touching four of the wooden posts. We then replaced five wooden posts with SmartJacks to provide stability to the home and protect it from the water mold and rot that had been growing under the home. Our crew then installed a full drainage system in a silt sock to collect water and grade it along to a SuperSump in the lowest spot of the crawlspace. From here water is safely diverted away from the homes foundation. We finished this job by laying down a new 6 Mil vapor barrier. 

Old Home/Scary Crawlspace - Creswell, OR

We were called to a cute older home to check out the crawlspace. The System Designer crawled under the home and was immediately alarmed by the condition and hoped the old house wouldn't fall on her! There was a broken beam and the supports were made from assorted sizes and shapes of wood blocks, pieces of telephone poles and logs. It was apparent by the water lines that the crawlspace flooded at times and there was no vapor barrier present. She took several photos and followed that with a walk around the foundation to both check for reasons for the flooding and to measure so she could offer the owner a qualified proposal. He was taken aback by the photos and accepted the proposal anxious to get the work done.

The installation crew arrived and got right to work. The crawlspace was cleared of debris and a partial dig-out was performed to bring the crawlspace to the minimum 18" in height per code. The makeshift posts were replaced with John Jacks on proper pier blocks and they supported the new beam that we installed. A perforated pipe was laid in a trench that followed the perimeter of the crawlspace and terminated at a SuperSump pump with a discharge line that was sent below grade, well out to the back of the property, and released via a LawnScape outlet. A 6 mil vapor barrier was laid on the dirt floor and overlapped generously before being attached to the foundation walls. The final touch was an EverLast access well and door. It was nice to know the home was safe and to code.

Crawlspace Entry Overcome by Mud - Creswell, OR

This crawlspace entryway was overcome by the rain and the mud that slides down into this space. The homeowners could no longer see under the home, and knew this couldn't be good for the home's wooden aspects. To address this issue the they called up John's Waterproofing. 

To solve the intrusion, our installation crew began by removing the excess mud from the entryway. We then completed a dig out throughout the space to have it up to code. We then replaced the old entryway with a Turtl entrance to ensure it would be safe and keep the crawlspace dry. We then added in a drainage pipe system along the interior parameter which collects the groundwater and grades it to a SuperSump pump and then out and away from the home. We then laid down a six Mil vapor barrier. The homeowners are thrilled that their crawlspace will be easy to check and they don't need to worry about mud and water damaging under the house. 

Dig-Out Needed - Creswell, OR

The homeowner was readying her home for sale and she had water in her crawlspace, however, the crawlspace was only 8-12" deep except for one 10' trench through most of the center. A System Designer was sent out to see what needed to be done and it was clear that the first move would involve digging out the crawlspace to accommodate the crew being able to install a system to bring the crawlspace up to code before we could waterproof. 

 

When the System Designer arrived she determined that a new opening would be needed on the backside of the crawlspace since a foundation wall traversed the crawlspace after an addition was added to the home, so she added that to the proposal along with new Everlast PVC doors to keep any rodents out.

 

The crew came out a few weeks later and began the tedious task of digging the dirt out of the crawlspace. Once accomplished, a perimeter perforated drain system was installed that led to a new Super Sump and discharged out into the property safely away from the house. Next, a 6mil vapor barrier was laid over the dirt floor and attached to just above the foundation footing. This home is now ready for sale!

Crawlspace Flooding Damage - Creswell, OR

This home was getting ready to go on the market, to ensure they could get the asking price they were aiming for, they needed to address their crawlspace problems. After a particularly bad storm, their crawlspace had flooded. The damage had made their dirt floor uneven and hard to move through, and the exterior entrance had been clogged up with mud from water run off. To fix this issue, John's Waterproofing was called in. 

To begin, our crew made the crawlspace entrance usable, they cleared it out, and then dug out parts of the crawlspace to give it a level dirt floor that we could work on. A trench was then dug on the interior parameter and we added in a 3 in perforated pipe that would collect water run off and direct it to the new SuperSump Pump we installed. This would work to take the water that was collected and divert it safely away from the homes foundation. Next we used a 6 Mil Plastic Vaper barrier to waterproof the crawlspace, taping this into place so it doesn't get pushed aside. We then added in an EverLast access well to keep the crawlspace entrance from getting blocked again and installed a Everlast doorway to close it off. 

The home is now clean, dry, and ready to go on the market!

Foundation supports in Creswell Oregon

When Carolanne went to inspect this crawlspace she was alarmed at the supports of the house. Many held up by odd stacked boards or cement blocks. The space so narrow in other locations that she was unable to crawl in for a full inspection. Carolanne wisely suggested that the homeowner dig out the space to meet code requirements and replace these makeshift foundation supports with our Smart Jack posts. This will ensure a stable foundation for the home for years to come.

Dig Out in Creswell, OR Crawlspace

This homeowner was interested in digging out her crawlspace so that there would be more room. She also was concerned about the status of her posts and if they were structurally sound. Our inspector, Carolann assured her that the posts were great and that John's Waterproofing could do the dig out if she wanted. Sheri decided that she did. So, Pedro, Ramon and their team set out to make her crawlspace deeper.

We dug out and made the crawlspace deeper and removed the excess dirt. Sheri is happy with her larger crawlspace and has possible plans for it in the future.
