This homes crawl space had been experiencing flooding. There was a hard water line around the interior perimeter of the space, showing where the water level would frequently rise to. The owners were concerned about this, than they noticed their living room floor had developed a bounce to it. Now they were more concerned, and the called up John's Waterproofing for their free inspection. The design specialist went beneath the home, crawling the entire space, and than shared their findings. Beneath the home, the old vapor barrier was shifted out of place from the flooding, with mud thickly caked overtop. There were pieces of fiberglass insulation in the sub-floor, but most was drooping or had fallen. There was also six wooden posts that were rotting away, no longer touching their footings due to the water issues. We than worked with the owners to craft a solution to fit their home. 

To begin we went in and removed the old vapor barrier, fiberglass, and general debris. We than needed to keep the home stable, so we replaced the rotting posts with SmartJacks. These steel posts are adjustable to fit the space needed over the years. This supports the home and keeps it safe. We than began to waterproof, utilizing our encapsulation system. We installed a full interior perimeter drain system with a TripleSafe sump pump to collect and than direct the water away from the homes foundation. Each vent was sealed shut and we began to insulate. We installed TerraBlock insulation over the floor and SilverGlo with spray foam to air seal along the foundation walls. We are sure to use insulation solutions that are built to withstand the crawl space environment so we can provide a solution for this space. Next, CleanSpace is brought in. This 20 Mil thick vapor barrier is installed between each post and footing, anchors along the foundation walls, and is sealed along the seams with a four inch wide waterproof tape. The final step for this home is a SaniDry dehumidifier, addressing excess moisture in the air. With the crawl space now stabilized and waterproofed, the owners can rest easy knowing their crawl space is cared for. 

Water in the crawl space can lead to many issues, which can cause costly damage. When this owner noticed their plywood cover for the crawl spaces exterior entryway was rooting, they removed it and glanced under the home. Here they discovered puddles over their old vapor barrier with mud. The owner of the home called up John's Waterproofing, scheduling their free inspection. We sent out a design specialist who did a full inspection and than crafted a repair plan to fit the homeowners budget. 

To begin we cleared out the old vapor barrier and debris. The space had falling fiberglass insulation, this was all removed as well, and we spot treated for mold along the sub-floor of the home. A trench was than dug around the interior perimeter of the crawl space. We laid in a three inch thick perforated pipe in a silt sock. This collects water and channels it to the lowest point, from here water enters a TripleSafe sump pump, where it is than discharged away from the home to a LawnScape outlet. A new 6 Mil vapor barrier was laid throughout the space, overlapping edges to help it protect the space against water. To complete the project we upgraded the exterior entryway to a Turtl, this will not suffer water, and will keep water from entering into the crawl space. 

This homeowner contacted John's in a panic. Their crawl space had inches of water flooding their crawl space. They needed something worked out before the water continued to rise. We sent out a design specialist who went under the home, assessed the issue, and went to the owners with a solution. A full encapsulation. This system will allow us to safely address the groundwater and control the environment so it would be dry and healthy. The owners wanted the utmost protection for their home, so they moved forward. 

We cleared the crawl space of the old vapor barrier and debris and began to dry the space out. We dug out the trench around the perimeter for the drain system, and installed a TripleSafe sump pump with a discharge line. We than installed fans to assist in drying the space out. When the space was dried out, we than removed the fans, spot treated for mold along the sub-floor, and sealed the vents shut. TerraBlock insulation was laid over the dirt floor, and CleanSpace layered over the top. This vapor barrier is 20 mil thick with a woven fiber through it. The material is sealed into place and anchored in so it will keep the exterior elements out. A SaniDry dehumidifier was installed to keep the relative humidity controlled, and spray foam applied to the foundation walls. The owners of the home can now enjoy a healthy crawl space, without worry about the space flooding.
