No More Water Intrusion for a Crawlspace in Sisters, OR

After receiving a call from a homeowner in Sisters, Oregon about a wet crawlspace, our crews went to help fix the problem. Our team removed debris from the crawlspace and then installed Terra Block underneath the CleanSpace encapsulation system to add extra insulation and padding. CleanSpace will not only keep out water vapors from entering the crawlspace but also help keep the heating costs down by keeping the floors warmer. A SaniDry dehumidifier was also put in the crawlspace to dry and filter the air, getting rid of damp or musty odors that may travel into the rest of the house. The customer and our team agreed that a SmartDrain plumbing leak system would be important to have in the crawlspace as well. Never again will the homeowner have to worry about plumbing leaks going unnoticed and possibly causing serious damage to their home. Brothers, OR Basement Waterproofing

A customer called John's Waterproofing after multiple attempts to stop the water leaking into their basement. The customer had tried many different methods, installing their own sump pump, painting the basement with waterproof paint and trying to dig trenches around the home all by themselves. Finally, the customer had given up and called us.

Our inspector came out the next day to look at the basement, he quickly identified where the water was coming into the basement and offered a solution, along with the cost. The solution he offered made sense to the homeowners so they went ahead and scheduled the work ASAP. Our crew was out there within the week and started on the job.

To waterproof this basement for good, we installed a number of products. One was our perimeter WaterGuard system. A full perimeter drain system has a lifetime warranty on it. Along with the Waterguard system was a Triplesafe sump pump. This pump is top of the line and our inspector knew it would be the best choice to install to keep up with the amount of water that was coming into this home's basement. Our crew then installed a SaniDry Sedona dehumidifier, another top of the line product that helps keep the moisture out of the basement and cleans the air. To top off the system they also installed CleanSpace wall system in the basement which acts as a vapor barrier on the basement walls and channels any water seeping in through the walls down to the WaterGuard system. All of these products working together can ensure this homeowner that they will have a dry basement for years to come.

Smart Sump and Triple Safe in Bend, OR

This homeowner called John's Waterproofing because he had water in some areas of his crawlspace. Our inspector, Vince suggested installing a Smart Sump and Triple Safe Sump pump to manage the water issues.

Delfino and his team installed a Smart Sump which is easily installed with a Cleanspace vapor barrier. It has an alarm system that will alert the homeowner of a plumbing leak. They also installed a Triple Safe sump pump, the most reliable three pump system that automatically adjusts to meet pumping requirements. Dean also opted for a 6 mil plastic vapor barrier with his sump pumps that the team also installed.

Crawlspace Waterproofing in Redmond, OR

This homeowner had various issues in her crawlspace and sought help from John's Waterproofing. Our wonderful inspector, Jack recommended that for her crawlspace, we install our patented Cleanspace encapsulation system, a SaniDry Dehumidifier, and a Super Sump sump pump.

Delfino and his team started the waterproofing project by installing our Cleanspace encapsulation system. Moisture in the Crawlspace in Seaside

Over time moisture had been getting into this customers crawlspace causing a huge issue. Mold had started to grow all over the crawlspace. Since up to 50% of the air you breathe comes from your crawlspace, he decided to give us a call for an inspection. 

Our inspector Vincent went out to check the crawlspace and come up with a plan to fix the problem. He recommended that we do a crawlspace encapsulation with our CleanSpace system. First, we would take care of all the mold with our Mold X2 cleaner that not only kills all the mold but removes the stains left behind.  We would install our TripleSafe sump pump that has three levels of pumps to ensure any water issues moving forward would be covered, and it also has a WaterWatch Alarm that will alert you if the water rises above the range to prevent damage. Paired with our SaniDry Sedona dehumidifier, and air filtration to keep the humidity down, mold and moisture cannot form. Encapsulated with our Cleanspace barrier and a new downspout for water to drain far away from the building water will never be an issue. 

Our customer was eager to have Delfino and his crew get started on his crawlspace. He now doesn't have to worry about water and moisture causing issues in his crawlspace and peace of mind knowing there is no more mold.

High Humidity in Bend, OR

The homeowner noticed a damp and musty smell would take over the home after every heavy rain. Unsure of what the issue was, they found that waterproofing could provide a solution. When our design specialist arrived, they learned that the crawlspaces humidity levels were very high and that the old insulation was falling down since it had gotten water saturated over the years. 

The homeowner did not wish to deal with any issues in their crawlspace and they chose to encapsulate their crawlspace. Our crew removed the old materials and cleaned out the area. We installed a Smart Drain Sump Pump and SaniDry Sedona Dehumidifier to combat the water issues. Together these will tackle the humidity that is in the air, as well as direct any ground water out and away from the home. We then laid down our Cleanspace Barrier which is a 20 Mil think tear resistant material to keep the crawlspace safe and dry. The Cleanspace was properly sealed under each post and along all walls so that it was fully sealed. We changed out the vent covers and also added an EverLast door, that way every entrance to the crawlspace would be able to be sealed tightly and fit. This crawlspace is ready for anything! The homeowner is very pleased that no more smells will enter their home and can rest easy knowing their home is safe from water damage. 

New Homeowner Discovers Sagging Floor under Carpet - Sisters, OR

The Homeowners just purchased their home and wanted to redo some of the interior before moving in. The removed the old wood stove, and ripped up all the old carpeting, and that was when they discovered that the floor was sagging, especially in the spot where the old stove had been. The crawlspace never had additional support put in to be able to handle the weight. Over the years the moisture had seeped into the floorboards and the weight of the wood stove escalated the issue. With the carpet, this was difficult to see, but with the space bare, it was blatantly obvious. 

To protect this house we started by going in and removing all the old debris. Our experts then added in SmartJacks to the sagging floors so that the homeowners wouldn't have to worry about the homes floors giving out. We then added in a new 20 Mil Plastic Vapor Barrier that is tear resistant and sealed it along the interior of the crawlspace, securely inserting it under each post so no water or moisture could creep into the woodwork. 

Ice and Snow Melt Water Damage - La Pine, OR

This home in La Pine had regular snow and ice in the Winter, and when it melted, there would be some pooling around the foundation of their home. After years of this, the homeowners noticed a musty smell drafting from their crawlspace. Upon inspection, they found drooping fiberglass insulation and evidence of mud and dirt all over their old vapor barrier. Apparently the old system was not up for the job at hand and was allowing a good amount of moisture and water build up under the home causing damage to the foundation. They knew that this was creating unhealthy air in their home and could lead to serious foundation issues, so they called John's Waterproofing.

Our inspector quickly put together a plan of action. Our install crews removed the damaged insulation, old vapor barrier, and all the debris from the crawlspace. They then installed a TripleSafe sump pump, capable of pumping out 6200 gallons of water per hour. This would be able to handle the amount of runoff created when the snow and ice melted and would direct all of the water out and away from the home. A layer of drainage matting was laid out to direct water towards the pump. We then installed our TerraBlock insulation barrier to help keep water our and heat in. To top this off, a layer of Cleanspace, a 20 Mil weaved barrier, was secured to the entire crawlspace floor, isolating the posts and connecting along the concrete walls and the SilverGlo wall insulation. To finish encapsulating the space we added in new vent covers and a new crawlspace entrance door. This property is prepared and ready to take on the PNW weather!

Signs of Critters in the Crawlspace - Brothers, OR

This homes crawlspace had chew marks on the old vent covers. When the homeowners looked under the home they discovered traces of vermin that had been living under their home. Worried that the critters would take over, they called John's Waterproofing to make sure that the critters would stay out! 

Our crew began by clearing out the debris under the home. If this issue was an infestation, then the homeowners would have needed pest control, but since it was a small issue that appeared recent we were happy to set up the house to prevent critters. We sealed the dirt of the crawlspace with our Cleanspace woven vapor barrier. This is a 20 Mil thick material that is protected for twenty-five years with our ripe and tear resistant warranty. Once that was sealed into place we installed new vent covers. The homeowners can rest easy that their crawlspace is taken care of now!

House Settles and Crawlspace Height Shrinks - Bend, OR

This cottage had been built in the early 1900s and as the years passed the foundation has settled, leaving the crawlspace cramped and difficult to maneuver through. While unable to examine the entire underside, the homeowners know that water damage is present as a musty and damp smell permeates from the crawlspace. To have a thorough understanding of the extent of the issue, the homeowners called out John's Waterproofing. 

Our crew began by doing a dig out to make the crawlspace accessible. We dug out an average of 13 inches throughout the area to make it easy for the crew to move. From water damage, we ended up installing 11 SmartJacks to reinforce the home's structural integrity and prevent the home from experiencing sloped flooring in the more damaged portion. We then installed a SmartSump pump to divert all groundwater out and away from the home. Each post was then isolated with our CleanSpace vapor barrier and the entire area had Cleanspace secured to protect against water intrusion. A SaniDry Sedona dehumidifier was then installed to control moisture levels.  

Energy Costs Sore Due to Crawlspace in Sisters, OR

This home had experienced very high heating costs during the Winter season. Looking to save money, they turned to their crawlspace to look for a solution. 

Our crew came out and began by cleaning out the crawlspace. Our TerraBlock crawlspace insulation was laid out on the floor to help maintain a warmer temperature. The crawlspace walls were then covered with our SilverGlo panels. Each post was then isolated with our CleanSpace vapor barrier which encased the entire crawlspace flooring and against the walls. New vent covers were then added in and a SaniDry Sedona dehumidifier. The homeowners quickly saw their energy bills lower, and their home was more comfortable year-round. 

Annual Snow Melt Leads to Flooded Crawlspace - La Pine, OR

Snow can be fun and exciting, but the melt that follows can bring a lot of water in a short amount of time. This home was dealing with an overflow of water every year as the melt would run past their home, flooding their crawlspace. As the years went by, this caused a lot of damage to this space including drooping, water-heavy fiberglass insulation, and mud caked on their old vapor barrier and around the foundation posts. Worried about the long-term damage that was ensuing, they called in John's Waterproofing. 

Our crew began by doing a thorough cleanup, removing all of the old insulation, removing the vapor barrier, as well as all debris from under the house.  With a clean slate, we began by installing a perforated pipe around the interior parameter that would collect groundwater and divert it to a newly installed SmartSump pump. This then pushed all water out and away from the house. We then laid down TerraBlock crawlspace insulation and sealed the space with our Cleanspace vapor barrier. This is anchored into the foundation walls and under each post for secure waterproofing. The foundation walls were then insulated with spray foam and we added in some new vent covers. The homeowners were very excited to see the difference with the snowmelt comes this year. Here's to a dry and healthy home! 

Heavy Rains Flood Crawlspace - Redmond, OR

High levels of water need a direction to flow, and when a house is built, the upturned soil creates a less dense space for water to travel, often causing water to pool under a home. This house was recently built and that softer soil was creating a pathway for water to seep through the dirt flooring of this crawlspace. To protect the home, the homeowners called in John's Waterproofing. 

Our crews began by burying a three-inch perforated pipe around the interior parameter of the space, this would collect the groundwater and divert it to a newly installed TripleSafe sump pump. From here the water is directed along a forty-foot pipe out and away from the house to a LawnScape outlet. The dirt floor was then covered in a 6 Mil vapor barrier. 

Mud and Mold Growing on Old Vapor Barrier in Bend, OR

If your home's old vapor barrier has water coming over the top of it, then it isn't doing all of the work it should. This home was experiencing more water intrusion than a simple vapor barrier could stop, so it had water puddling on it, with some mold spores evident on the lower portions of the wooden posts. 

To address this issue we began by removing the old vapor barrier. With the space cleaned out, we used Mold X to remediate the mold issue that was starting to take hold. We then installed a drainage system to keep the groundwater under control. This included a three-inch perforated pipe system that collected water throughout the crawlspace and directs the water to a newly installed TripleSafe sump pump, then pushed the water out and away from the home. We then laid down a new 6 Mil vapor barrier to help protect the home. This crawlspace will now be prepared for water, and keep the home dry and healthy. 

Falling Insulation Clogging Crawlspace in Sisters, OR

This home had significant amounts of water that had soaked up into the fiberglass insulation. Each year when the snow and ice melted, this crawlspace would take on a lot of water. With the melt-off coming down the hill, it led to high water levels which soaked up into the insulation, leading to this falling down in pieces. Due to the falling fiberglass, this crawlspace was difficult to maneuver through.

To begin we removed the old fiberglass insulation and debris from under this home. Then a 3" perf-pipe drain system was done around the perimeter and graded to a new Sump system. Then Terra Block was laid throughout and all posts were isolated with our 20 mil vapor barrier the barrier was laid out in the crawlspace and sealed with special 4" tape at all seams; SilverGlo was installed along the walls with spray foam to air seal the space. As another layer of protection, a SaniDry Sedona dehumidifier was installed to truly keep this home dry and healthy. 

Uneven Floors and Doors won't close - La Pine, OR

Uneven, creaky floors and doors that won't close and cracks in the drywall are enough to alert any homeowner that something is seriously going wrong. This home in the high desert of Oregon didn't have a water problem but structurally it was being undermined by the sandy soil it was built on.  The homeowner contacted John's Waterproofing and was pleasantly surprised to learn we serviced the area.  

Our trained salesperson found that, because it was slowly sinking the home needed extensive reinforcement. The 94 ft main beam in the home was cracked in several places due to the post supports failing.  The solution was a new beam and 24 new SmartJacks to support the home.  SmartJacks are adjustable and can be checked and adjusted.  Made of corrosion-resistant galvanized steel, they are made to last and protect your home for a long time.  Our trained crew was able to make the necessary repairs and restore the home to a level and stable condition. While not inexpensive, it was far less than having to rebuild.

High Water Found in Crawlspace Causes Wood Rot - Redmond, OR

A Crawlspace is easy to not think about, it can often be an 'out of mind' item for homeowners, and this is why it is important to have a good waterproofing system in place. This homeowner had a 6 Mil vapor barrier installed when they first moved in but hadn't given it another thought since. However, years down the road, they noticed their floor sagging in some portions of the home. When they checked under their home for any issues, they found water pooling on the old vapor barrier, and many of the wooden posts were soaked and soft to the touch along with the footings. To get help, they called in John's Waterpoofing. 

Our crew began by removing the old vapor barrier and cleaning up the debris in this space. They then installed 27 SmartJacks. This replaced the 14 wooden posts that were rotten, and the others added support where needed to enforce the structure of the home. Once the space was safe, we installed a SuperSump with an UltraSump pump backup. The dirt floor was then covered up with TerraBlock insulation. Each pier footing was then isolated with our CleanSpace vapor barrier. The vapor barrier was also encased throughout the space, anchored along the walls, and fully sealed. Spray Foam was then sprayed along the walls to add insulation and create a water-tight seal. We then added new vent covers and an EverLast doorway to ensure the space is fully encapsulated, keeping this space dry and healthy. 

Critters Living in the Crawl Space - Brothers, OR

This home had an issue with critters living in their crawlspace. With over fifty percent of the air in the home drafting up from the crawlspace, the homeowners could smell the signs of critters and wanted to protect their home. To begin they called up an exterminator to clear out the space, they were then referred to John's Waterproofing to encapsulate the space to prevent critters from inhabiting the space again. 

Our installation crew began by removing the debris from under the home. We then laid down a layer of our CleanSpace vapor barrier. This 20 Mil vapor barrier is inserted under each wooden post, it was anchored up along the joist of the foundation walls and fully sealed up with a special four-inch thick waterproof tape. The foundations were air sealed with spray foam to ensure no critters would be making their way back into the space. We then upgraded each vent cover and the entryway to ensure they were fully sealed up. The homeowners were glad their home now smells fresh and clean. 

Moldy Crawlspace - Terrebonne, OR

This homeowner suspected that some cleanup and repairs might be needed for her crawlspace so one of our Design Specialists was scheduled to go take a look.  Once there he thoroughly examined the crawlspace. After sitting with her and showing her pictures of the problems, including the mold that was growing on the beams, flooring, and the options available to her including encapsulation. The homeowner didn't hesitate to choose encapsulation for its advantages of permanently ridding the home of mold and improving the health for her family.

When our crew arrived, they got right to work and removed the damaged 6 mil vapor barrier, drooping fiberglass insulation, and debris. Failing Crawlspace - Bend, OR

John's Waterproofing services a large area for its customers and will even entertain stretching the boundaries of that footprint for a travel fee. This job was over the mountain and down to Bend, OR. The homeowner was getting ready to list this home for sale and they preemptively hired a real estate inspector to ensure a smooth transaction. He discovered several issues in the crawlspace that would prevent the sale to go smoothly. A System Designer was sent out and confirmed that the crawlspace was in need of repair. Water, Rats and Mold - La Pine, OR

This new homeowner was suffering from breathing problems after moving into their new home and suspected mold was growing in the crawlspace. To asses the space, she contacted John's Waterproofing. A highly trained System Designer was dispatched to the address to do a full assessment of the situation where he did, indeed, find mold growing on the beams and flooring above.  He also discovered a rodent infestation. They had destroyed the old fiberglass insulation and left their droppings everywhere. He was able to show the homeowner his findings through the many photos he took as well as the evidence of persistent water intrusion. He measured the crawlspace and presented the homeowner with a proposal and explained the warranty offered. The homeowner was impressed, signed the proposal and work was scheduled. 

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and moldy insulation were removed followed by an application of MoldX2 to kill the mold that was attaching itself to the wood. A 3" perforated pipe drain system was then installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. 6 Inches of Water in the Crawlspace- Brothers, OR

These homeowners went to check under their home after heavy rain and discovered six inches of water standing throughout the crawlspace. The homeowners were worried about the damage being done to the old fiberglass insulation and what it could do to the floors of their home and called John's Waterproofing for help. 

Our crew arrived and began by removing the debris from under the home and this included removing the old and damaged insulation that was falling apart due to the water weight. Before we could properly waterproof we had to do a dry out with sump pumps and large fans for a few weeks until we could properly address the crawlspaces needs. We then installed a perforated pipe drain system around the interior perimeter and a SuperSump Plus to collect groundwater and push it out and away from the foundation of the home. A new 6 mil polypropylene vapor barrier was installed over the crawlspace floor and fastened to the foundation walls to keep this space dry.

Large Amount of Mold in the Crawlspace - Bend, OR

This was a very tall crawlspace and the homeowner knew there was a water intrusion issue. What they didn't realize, was that they had a significant mold problem as well. The inspector pointed out how toxic this was to the family and especially the young children in the home. Most children under the age of 10 are highly allergic to mold. It also causes breathing problems in many adults. He explained that, although there are products that can kill and remove the signs of mold, they are only a temporary fix, and usually the mold returns within 3-6 months.  Encapsulation was the ONLY way to permanently remove and keep the mold away. Later, our experienced installers came out and removed all of the debris, old insulation, and vapor barrier.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe system at the low point. The 20mil nylon-reinforced CleanSpace barrier was installed and fully sealed up. It was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to kill the existing mold and prevent mold regrowth. The SaniDry also filters out dust mites, dust, and pollen.  A single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor. Now the homeowner has a clean and usable storage area and a cleaner and healthier home! He would also realize a reduction in his energy bills.

Large Amount of Mold in the Crawlspace - Bend, OR - Photo 1
New Construction Presenting Water Problems - Sisters, OR

The homeowner was nearly finished with this beautiful home in Sisters, when they discovered a large amount of water in the crawlspace after a rainstorm. This was not something that was expected, so John's Waterproofing was called up for help. A System Designer traveled over the mountain to check out the situation. The homeowner was pumping out the water when he arrived so he was able to go into the crawlspace to inspect. He could see by the water line on the foundation that the crawlspace had roughly 8 inches of water at the peak of the flooding. He measured the space and sat with the homeowner and put together a proposal on his computer that would take care of the problem. The homeowner didn't want this new home to be compromised so they chose to move forward with a full encapsulation solution. 

The crew arrived a few weeks later to do the work. They had very little debris to remove from the crawlspace and then they got to work digging a trench around the perimeter of the crawlspace to hold a 3" perforated pipe encased in a silt sock to gather the water. This system terminates at the lowest spot of the crawlspace to a new TripleSafe sump system. The sump discharged the water to a 60' line of drain pipe that was installed underground down the slope of the property, terminating at a LawnScape outlet so the water could safely run downhill. Next the crew laid down TerraBlock insulation over the dirt floor. We then brought in CleanSpace. This 20 Mil woven vapor barrier is inserted under each wooden post, anchored along the walls, and fully sealed into place. The vents were then sealed up, and a SaniDry dehumidifier is installed to control the moisture, preventing mold from being able to form. A few days later our spray foam specialist arrived to apply spray foam along the foundation walls to make this space fully insulated and lower the homes energy bills. 

Water Weight Keeps Ruining Fiberglass Insulation - La Pine, OR

This homeowner had fiberglass in their crawlspace to help insulate the home. They did annual checks on their crawlspace, and the fiberglass would need to be replaced almost every two years. Musty Basement with Mold and Moisture in Sisters, OR

When the ice and snow melts, this basement gets musty odors, and moisture can be found along the foundation walls.
