Hillside Home has Standing Water in the Crawl Space - Foster, OR

This home was built into the hillside, and standing water was found on the low side of the crawl space. The groundwater had pushed sections of the old 6 Mil vapor barrier down into this low spot with water and mud a few inches thick here. The space smelled damp and musty. Wanting to keep this space clean and dry, they called upon John's Waterproofing to learn about solutions that would stay put and protect their home. We scheduled their free inspection, with our design specialist performing a full inspection inside and outside the home before putting together a comprehensive plan to address the water issues present. 

To begin our crew would remove the old vapor barrier and general debris for the under the home. We then installed a drain system where it was needed to ensure the groundwater would make it safely to the lowest point of the crawl space. Here we installed a TripleSafe sump pump which will pump the water out and away from the homes foundation. A layer of TerraBlock was installed along the dirt floor, with CleanSpace over it. This goes under each wooden post, anchors along the rim joist (with the old vent fully sealed shut), and sealed into place. We installed a SaniDry dehumidifier and applied Spray Foam along the foundation walls. This home is now dry and healthy and the homeowners are please knowing their crawl space is fully protected against groundwater. 

Excessive Water in Crawlspace - Foster, OR

When pooling water ends up next to a homes foundation, this causes excessive water pressure, and leads to water in the crawlspace. This homes gutter downspouts were dumping the collected water next to the home, and as a result, the crawlspace had water pooling along the foundation walls. To address this, the homeowner called up John's Waterproofing. After discussing options, they chose to address their downspouts and install drain system and new vapor barrier. 

To begin each downspout was extended into the ground and an underwater drain system was installed to divert the roof water safely away from the foundation. Under the home, the old vapor barrier and debris was fully removed. Some mold X2 was applied as some spores had been found. A drainage system was installed to collect groundwater and this was run to a newly installed TripleSafe sump pump to be guided away from the home. A new 6 Mil vapor barrier was then installed, with overlapping edges. This simple vapor barrier will need to be replaced every few years, or upgraded to an encapsulation to keep this space dry and healthy. 

Hillside House with Standing Water in Foster, OR

This hillside house had water pooling at the low spot in their crawlspace, and with the idea of mold and rot threatening, the homeowners knew they would need to address things before they worsened. While the homeowners were not ready financially to have a full encapsulation, they did want to begin working towards this long-term solution. To begin this process, they had us clear out the crawlspace and install a drain system. This would collect the groundwater and grade it down to a newly installed TripleSafe sump pump, which sends water safely out to a LawnScape outlet. We then laid down a simple 6 Mil vapor barrier and will check in with the homeowners in a few years about upgrading their system. 

Crawlspace Needs Water Drainage - Foster, OR

This home had a 6 Mil vapor barrier, but quickly found that they had more groundwater than expected when heavy rains made water appear over the vapor barrier. They called up John's Waterproofing and we had a design specialist come out. The home was still pretty new and no moisture or cracks were found along the foundation walls, all water was coming up through the dirt floor. We then worked with the homeowners to craft a solution to suit their needs and their budget. 

We removed the old vapor barrier. We then dug a trench through the crawlspace and laid in a three inch perforated pipe in a silt sock. This will collect the groundwater and naturally grade it to a newly installed SmartSump. This will then pump all groundwater safely out and away from the homes foundation to a LawnScape outlet. We then laid in a new 6 Mil vapor barrier. We can this up the foundation walls and overlapped it to help this home stay safe from water. 

Wet, Nasty Crawlspace in Cascadia, OR

A homeowner contacted John's Waterproofing over concerns that there might be a rodent problem in the crawlspace. This is a common problem that we see because rodents love to nest in old fiberglass insulation and that is just one of the reasons we refuse to use it. A system designer went to inspect the situation and he confirmed that there was an abundance of rat droppings and that the fiberglass insulation had pretty much been destroyed by the critters. He also inspected the exterior of the home for downspout damage, ponding water, etc. and one thing he noted was that the owner had several bird feeders around the property and he pointed out to the owners that, while he understood their enjoyment of the birds, they are a magnet for rodents as well. 

The decision was made to encapsulate the crawlspace to deter rodents, improve the health of the home, and save on utility bills.

When the crew arrived to install the system, they began by clearing the crawlspace of the dirty insulation, old vapor barrier and other odds and ends. They then trenched around the perimeter and installed a 3" perforated pipe drain system that terminated at a SuperSump pump. This is comprised of a 1/3HP Zoeller sump pump and a battery backup to ensure continued service in the event of a power outage.  A layer of TerraBlock flexible foam insulation was laid on the floor followed by a layer of CleanSpace, a 20mil nylon reinforced vapor barrier. The seams of the barrier were sealed and it was used to isolate the posts from any moisture. It was attached to the foundation walls along the rim joists and the vents were sealed with Everlast vent covers. A SaniDry Sedona dehumidifier was installed to keep the humidity to a level where mold could not grow and to filter the air continuously.  A 3" layer of closed cell spray foam was applied to the foundation walls to bring the insulation to industry standards.

Crawlspace Repairs Needed for Resale in Forster, OR

Certain things have to be brought up to code for a home to pass inspection for a real estate transaction and one of the most frequent problems is when the crawlspace is in disrepair and/or wet. In this instance, it was both, water had breached the old vapor barrier and the vapor barrier was in poor condition; not covering the entire crawlspace and the fiberglass insulation was falling everywhere. Our Real Estate Specialist was sent to inspect and write a proposal that included Real Estate discount pricing.

We then sent out our system installers to do the work.  The old barrier, hanging insulation, and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. A new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the pipe system. The new owners were happy and thrilled with the warranty that was inherited with the purchase of their new home!

Water Found on Top of Old Vapor Barrier - Foster, OR

If a home doesn't experience much rain, a 6 mil vapor barrier alone can help out, however, if there is enough water that it can rise above the barrier and get on top of it, then more issues can happen as the water is held in place, leading to mold and mildew. This home had a simple vapor barrier installed, but they quickly found that water was collecting on top of this, and water mold was evident here. 

To have this crawlspace waterproofed to combat the amount of water it sees, John's Waterproofing was called out. We removed the old vapor barrier and cleared out the debris. We then installed a perforated pipe drainage system. This would collect the groundwater and push it along to a newly installed SmartSump pump and then out and away from the foundation of the home. We then laid down a new 6 Mil vapor barrier, and the homeowners are happy that no more pooling water will be found. 

Water collecting in Crawlspace - Foster, OR

This home had water evident in the crawlspace, the homeowners noticed a musty smell drifting up into the house and wanted to address the water before the problem got worse. To help with this, they called in John's Waterproofing. 

Our crew went out and began by clearing out the debris in the crawlspace. With a clean start, a SmartSump pump was installed in the lowest portion of the crawlspace. This would collect the groundwater and push it out and away from the foundation of the home to a newly installed LawnScape outlet. To finish off this project we installed a 6 Mil vapor barrier to help control the water. This home is now dry and healthy! 

Mud Caked on Old Vapor Barrier - Foster, OR

This home had a vapor barrier installed years prior and they would routinely check it in the summer to make sure it was in place. Upon inspection they noticed a lot of mud was caked on top of their vapor barrier, specifically around the areas where the plastic would overlap... it hadn't been sealed. They knew they needed to get this fixed, so they called the company that has been around since 1974; John's Waterproofing.

Our crew came out and removed the old barrier and the other debris we found in the crawlspace. We then added in a SmartSump, made specifically for crawlspaces. This was connected to a discharge line that we installed that took the water a safe distance away from the home to a new LawnScape Outlet. We then laid down a new 6 Mil black plastic vapor barrier that was secured in place so that the homeowners could rest assured could combat their waterproofing needs. 

Foster, OR Basement WaterGuard Drainage System

This homeowner was having problems with water intrusion in his finished basement. Our inspector Bob suggested installing our ThermalDry Walls, our patented WaterGuard drainage system, and a TripleSafe sump pump.

Pedro and his team quickly set out to stop the water intrusion in Travis's basement. They installed ThermalDry walls, a flexible material placed over the concrete walls that drains wall seepage into the perimeter drain. The Waterguard perimeter drain system collects wall seepage from the ThermalDry walls and directs the water to the TripleSafe sump pump that the team installed. The TripleSafe sump pump is the most reliable, three- pump system that works even when there is a power outage.

After our systems were in place, Travis no longer has water intrusion issues and now has a beautiful and usable basement.
