Your Hometown Basement Waterproofing & Crawl Space Repair Pros In Gladstone, OR

This homeowner noticed that the water pooling near their downspouts during the heavy rain was pushing up against their home. While, they had a simple 6 Mil vapor barrier in the crawlspace, this made them wonder how it was holding up. They took their flashlight and glanced, under their home they found a stream of water running which started at the area of the house where the flooding was occurring. This stream had surpassed the vapor barrier and was running over it, pooling in the lowest spot. Knowing that it is important to keep the crawlspace dry and healthy, they looked online for solutions and found John's Waterproofing. 

To address the issue we began by extending the downspouts. These all connect to a drain system which directs all of this water around the home, and safely away. Next our crew went under the home, removing the old vapor barrier and any debris. Then a full perimeter drain system was installed in the crawlspace to collect the groundwater. This naturally grades to the lowest point where a SuperSump pump is installed. From here the water is sent out and away from the home. We then laid down a new 6 mil vapor barrier. This is well overlapped and run up the walls to help keep the space healthy. 

We have customers that will talk about how their home had no water issues so they had finished their basement with no waterproofing beforehand. While it's good there was no water present, foundations have a way of shifting and changing over the years. This can be due to hydrostatic pressure, new construction, changing landscaping, or just settling. This homeowner called because the basement they had finished years before, now had soaking wet carpet in their basement bedroom. The bedframe nearest the wall was ruined from mold spores festering where they couldn't see, and they were trying to dry out the space to protect the remaining items from damage. 

Our crew began by helping remove the soaked carpeting, and removing the water damaged drywall that was present. We then installed a WaterGuard drainage system around the interior parameter which graded all collected water down to the SuperSump plus which then diverts all water safely out and away from the homes foundation. Along the walls we installed out ThermalDry wall panels to insulate the space and provide waterproofing to the walls. As a final piece we added in a SaniDry dehumidifier to keep the space dry so mold spores couldn't take hold. The homeowners were going to refinish the space, and now they can do so with ease knowing the space will be protected from water issues.

Our System Designer arrived at the home a few days later and commenced a thorough inspection of the crawlspace and exterior around the foundation to help the homeowner understand what was going on and what we would do to fix it. It was discovered that the downspouts around the home were discharging too close to the foundation causing an unnecessary amount of water pressure on the foundation of the home.   

Our crew was dispatched to the home a few weeks later to get the work done. They removed the dirty old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perf pipe in a silt sock and terminated to 2 lowest spots of the crawlspace. Because of the large sq footage, it was necessary to install 2 SuperSump pumps at these low spots. Downspouts were addressed with 130' of 3" PVC pipe and Sumps were discharged to the downspouts drainage, terminating at 2 NDS drains. An Everlast door replaced the rotting wood door at the exterior access point. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.

This homeowner can now rest assured that his crawlspace will be dry and is warrantied for 10 years. 

These homeowners had water leaking into their basement through the foundation walls. The leak had gotten worse and water would pool along the floor. For help, the homeowners called in John's Waterproofing.
