Mineral Deposits on the Basement Walls and Puddles on the Floor - Seattle, WA

Certain minerals in the soil can be carried through the homes foundation leaving behind colored residue. This home dealt with chalky white residue along their walls. They could scrub and clear up some of the issue if they caught it quickly, but it always came back. And when heavy rains hit, pools of water would form along the foundation floor. Sick of living with this, the homeowners called up John's Waterproofing for their free inspection. 

To begin on this homes solution we dug a trench along the interior perimeter. Here we installed our drainage solution which involves a bed of gravel and WaterGuard. This provides a safe route for all water to travel to the lowest point. From here a TripleSafe sump system will pump the water safely away from the homes foundation via a discharge line. The walls were then waterproofed with our BrightWall paneling. This material will not rot or mold, just safely guide water to the drain system. As a final step a SaniDry dehumidifier was installed to address moisture issues in the air. This space is now dry and healthy and the new wall system provides a semi-finished look. 

Inches of Water in the Basement - Duvall, WA

This home hadn't had a big water issue before. The owners said some moisture appeared on the walls periodically, but it had never been a big issue. However, this year the rains hit, and the basement ended up a a few inches of water throughout the entire space. They rushed to move items out of the water, and suffered loosing some of their items to water damage. They knew they didn't want to have this happen again, so they called up John's Waterproofing for a solution.

To begin we dug a trench around the homes interior perimeter. Within this we laid a bed of gravel and our WaterGuard drain system. This will collect water, safely allowing it to travel to the lowest point where a TripleSafe sump pump will send the water away from the home safely. We then installed our CleanSpace wall system, allowing any water or moisture to be guided down the wall to be addressed by the drainage system. We then installed a SaniDry dehumidifier which will ensure moisture in the air is kept at a healthy level. The homeowner is happy to know the space is properly waterproofed and they can once again use this space without worry.  

Bouncing Floors and Needing Encapsulation in Shoreline, WA

This home had bouncing floors, drooping old, wet fiberglass, and a vapor barrier that was in much need of replacement. They called up John's Waterproofing to get their free inspection scheduled. We then did a full inspection and sat down with the homeowners to craft a solution built for their home. 

To begin, we had to clean the crawl space out, removing the wet fiberglass from the sub-floor, pulling out the old vapor barrier, and the general debris. We then had to spot treat a few places for mold and then replace eighteen wooden posts with our SmartJacks. These stabilize the home, removing the bounce and helping to align the building once more. They do not mold or rot, and can even be adjusted over the years if needed. We then installed a drain system which consists of a perforated pipe within a silt sock which channels the groundwater to the lowest point. From here it enters a TripleSafe sump pump and is diverted away from the home. We then insulated the space using TerraBlock insulation over the dirt floor and SilverGlo insulation along the foundation walls. We then wrapped CleanSpace throughout, wrapping this under each wooden post, attaching it along the rim-joist, and sealing it in place using a special four inch wide waterproof tape. A SaniDry dehumidifier was then installed to ensure the moisture in the air of the crawl space would remain at a healthy level. 

Sagging Floors in Shoreline, WA

This homes crawl space was in need of some work. They knew their floor as sagging, and their crawl space was to blame. It was wet and messy, and the wooden posts were in poor condition. To address the issues under foot, they called up John's Waterproofing and scheduled their free inspection. During this the design specialist crawled the entire crawl space, taking photos of what they discovered and mapping out the space in its entirety. We then sat with the owner of the home to go over what we discovered as well as a repair plan for their home. 

To begin we would have to stabilize the home. For this we had to replace eighteen wooden posts with our SmartJack solution. This provides proper stabilization for the home and will not rot or mold. With the space safe once more, we then began to clear the space of the old vapor barrier and debris that was present. We then installed a full drain system which collects and guides the water to the lowest point, from there a newly installed TripleSafe sump pump will direct the water safely away from the homes foundation. Each vent was sealed shut and we installed our TerraBlock insulation over the dirt floor. CleanSpace was then installed, this goes under each post, anchors along the foundation walls and seals into place with a special four inch wide tape. A SaniDry dehumidifier was installed which will ensure the moisture in the air is kept at a healthy level. We finished with Spray Foam insulation along the foundation walls to both insulate and air seal the space. This crawl space is now a part of the homes envelope and the owners can rest assured their home is healthier. 

Wanting a Crawl Space Inspection - Bellevue, WA

This homeowner had glanced under their home after smelling a musty odor throughout their living spaces. Upon looking under the home, they saw their old fiberglass was in disrepair and the crawl space floor, which was concrete, was layered in dust and contained wet spots. The owners wanted to ensure this space would be healthy so they called up John's Waterproofing and scheduled their free inspection so they could go over some options and craft a solution for their home. 

To begin we had to clear the space out, removing the old insulation and general debris. We then dug a trench through the interior perimeter, laying in a drain system to direct groundwater to the lowest point. Here an UltraSump Plus is installed which will pump the water away from the homes foundation. We then installed a dimpled drainage mat over the floor. To insulate properly we went over this with TerraBlock along the ground and SilverGlo along the foundation walls. CleanSpace is then brought in, this is a 20 Mil woven vapor barrier. It is installed under each wooden post, anchored to the walls, and seals into place along each seam. The space was air sealed and a SaniDry dehumidifier was installed to finish. This step will ensure that the moisture in the air in controlled so no mold or mildew can take ahold. The owners are happy to smell the difference already! 

High Heating and Cooling Costs in Seattle, WA

With high heating and cooling costs, this homeowner knew something had to be done. The began by having windows upgraded to be more energy efficient, and they were now addressing their crawl space. While it had old fiberglass installed, they could see this was not in good shape. It was drooping and strands were hanging from the homes subfloor. Fiberglass is not made to last when exposed to elements, to have crawl space insulation that lasts, we went over an encapsulation. 

To begin we pulled out the old fiberglass, having to spot treat for mold once we had it all cleared out. We also pulled out the old vapor barrier and general debris that was present. We then installed a full drain system in a silt sock around the crawl spaces interior perimeter. Groundwater travels through this to the lowest point where an UltraSump Plus will then pump the water safely away from the homes foundation to a LawnScape outlet. To insulate we then used products made for the crawl space environment; TerraBlock over the dirt floor and SilverGlo along the foundation walls. CleanSpace then wraps through the space, anchored along the foundation walls, going under each wooden post, and sealed into place with a four inch wide waterproof tape. A SaniDry dehumidifier was installed which will work to ensure the spaces moisture in the air is controlled so it can remain healthy. The space is now properly sealed up and insulated. 

Finding Water in their Basement - Bellevue, WA

This homes basement had damp spots that were popping up along their foundation walls as well as in spots along the foundation floor. While they were not puddles of water, they were damp to the touch and would bring damp odors which wafted through the living spaces. The owners tried to address the issue by placing fans in the basement when the damp spots appeared, but they seemed to be appearing more frequently and some were getting bigger. So the professionals were called in for a free inspection. 

To address the homes issues we began by digging a trench around the homes interior perimeter. Within this we laid a bed of gravel and our WaterGuard drain system. Some of the damp spots from the floor were more along the middle of the space, so a leech line was installed to reach these points and bring that water to the WaterGuard drain system to be dealt with. Water is then guided along the drain system to the lowest point where a TripleSafe sump pump is installed and will pump the water a safe distance away from the homes foundation. The home had three below-grade windows, for these we installed new window wells with drainage, ensuring water from the wells can be safely addressed and the water from here can enter the WaterGuard system as well. The walls were then covered with our BrightWall paneling to guide wall moisture to the drain system as well. To finish a SaniDry dehumidifier was installed, keeping the moisture in the air controlled and at a healthy level. 

Controlling Humidity in the Crawl Space - Bellevue, WA

This homeowner noticed that the fiberglass insulation in their crawl space was falling from the sub-floor, negating its purpose of properly insulating the home. When fiberglass rips and falls from the sub-floor it is an indictor of high humidity levels. This is a problem because when the air is wet, it causes the wood to get wet too and eventually rot. It is also an optimal condition in which mold and mildew can grow. They reached out to John's Waterproofing about the steps to encapsulate their crawl space and control the environment. 

In order to encapsulate this crawl space, all the fiberglass has to be removed because once it's loose and falling from the sub-floor, air can pass through it losing its insulation value. Then, a DrainMatt is installed along the entire base of the crawl space. This is a dimpled drainage mat that is able to direct the flow of water and prevent flooding or puddling. TerraBlock, a 3/4 in. insulation foam, is installed on top of the DrainMatt that is durable and designed to fit each crawl space. CleanSpace is installed on top of the insulation foam. This vapor barrier is a 20 mil thick woven material that is sealed with waterproof tape to ensure no moisture will seep up into the house. With all these working together it is able to help control the environment in the crawl space and regulate humidity levels providing a safe, breathable home.

Effective Insulation in the Crawl Space - Seattle, WA

Upon discovering falling fiberglass insulation in their crawl space, this homeowner contacted John's Waterproofing about how they could solve this issue and to protect their home from moisture damage. They understood that by not preventing moisture damage it could lead to structural damage to their home by rotting the wooden posts. The solution to making sure that wouldn't happen to their home was to encapsulate their crawl space and install a drainage system to adequately control the flow of water.

Encapsulating the crawl space starts with removing the previous fiberglass insulation. Because it was loose and ripping from the sub-floor, it proves that humidity had soaked through and it could no longer function as proper insulation for the home. It also creates an atmosphere for mold and mildew to grow. Once the fiberglass is removed, we install a drainage system using a perforated pipe that connects to a SuperSump Plus sump pump. This style of sump pump is designed to collect the water from the pipe and securely push it out and away from the homes foundation. Thus, protecting the homes structure from water damage and flooding. SilverGlo insulation was installed along the foundation walls. We then install a TerraBlock Insulation along the floor, covered with a CleanSpace vapor barrier. This is a thick 20 mil woven material that is sealed with waterproof tape to ensure no water can get into the crawl space. To finish this project we installed a SaniDry dehumidifier to control the humidity within the crawl space. Encapsulating your crawl space is the proper insulation method to ensure your living in a safe and clean home.  

What We Can Do for Your Crawl Space - Bellevue, WA

It is well known that having water in your crawl space is never a good thing. But, knowing your options about preventative measures to keep that water out might not be as common knowledge. This homeowner experienced that by seeing water in their crawl space and did not know what they could do about it. Luckily, they reached out to John's Waterproofing before the damage could become too significant and wanted to know what the steps were to protect their crawl space against water damage. We suggested a full encapsulation process.

One of the biggest reasons why water in the crawl space can be detrimental to your homes health is because it creates an environment for mold and mildew to thrive in. Once mold begins spreading, it can start causing actual structural damage to your home and the solution to that is costly. In an encapsulation, the whole process is designed to prevent mold and mildew from having an environment to be able to grow in, which results in protection against rotten wood and can deter rodents. An encapsulation begins by installing a drainage system. We do this by digging a trench along the interior perimeter of the crawl space and laying a perforated pipe. This pipe guides water safely to a TripleSafe sump pump that takes all that collected water and pushes it away from the homes foundation. We then cut TerraBlock insulation foam to perfectly fit each individual crawl space. This prohibits moisture from seeping up into the crawl space while also controlling the environment. Then, a CleanSpace vapor barrier is placed over top which is a 20 mil thick liner with woven fibers to protect against any rips or tears. SilverGlo insulation is applied to the foundation walls to insulate the space. And the final step is installing a SaniDry dehumidifier to ensure the moisture within the air is controlled. This entire process together works as a preventative against water and moisture damage, ensuring safe and dry crawl spaces.

Don't Risk Ruining Your Stuff: Basement Waterproof Instead - Seattle, WA

The owner of this property wanted to ensure that its occupants were living in safe, clean conditions. After doing a routinely inspection, they noticed that the property was having water issues in the basement. It was causing water to puddle and risked damaging the objects stored in the basement. They decided that this was going to be a huge job to waterproof the entire basement and reached out to John's Waterproofing. 

For basement waterproofing, the goal is to control the flow of water and give it a safe passageway to be pushed away from the property's foundation. To do so, we needed to install a drainage system that could collect all the water. We installed WaterGuard, which is a drainage pipe that can collect water from the ground and walls and send it to the sump pump. We line the WaterGuard with gravel to help filter the water so it has easy access to be drained. It is then covered over top with concrete to offer a discreet look. Once WaterGuard is installed, then a SuperSump Plus sump pump is installed. This sump pump is a high-pumping machine that can collect gallons of water and send it away from the property's foundation. We attach a discharge line that goes beneath the earth outside and that is how the water can be safely distributed away. Because this property has people living there, eventually they wanted the option to finish the space and before doing so they wanted to add moisture protection against the walls. We installed a ThermalDry vapor barrier along the walls of the basement that is both a vapor barrier as well as providing a thermal break for the walls. It is designed to guide water from the walls securely down to the drainage system to be pushed out. Now, the basement can remain a dry space where nothing stored there will be at risk of being water damaged.

Keeping the Basement Walls Dry - Seattle, WA

This homeowner had a previous company come in and do a basement waterproofing system on their home. After discovering that there was still water coming in through the walls, they contacted John's Waterproofing about finding a long-term solution to keeping the water out. We explained that our waterproofing process involves installing a WaterGuard drainage system and a wall system is installed to ensure no water will be able to seep through. 

When starting a basement waterproofing process, the first thing we want to do is make sure that proper drainage is installed. The WaterGuard drainage system is installed along the interior perimeter of the basement and works to collect any water that tries to seep through. This drainage pipe is placed at the footing of the basement to help avoid clogging by prohibiting any wet dirt from getting in. The ultimate function is to offer a safe passageway for the water to be sent to the TripleSafe sump pump. This three-pump system is able to take gallons of water that the WaterGuard sends in and safely push it out of the basement and away from the homes foundation. While the drainage system can control the flow of water. The owners want to also finish this space soon, so we installed ThermalDry along the walls. ThermalDry is a vapor barrier that guides moisture down below to the WaterGuard drainage system. It is anchored to the walls and shingled to the WaterGuard system to ensure secure entry. We seal the ThermalDry to the walls using a 4 in. thick waterproof tape. After the waterproofing systems are installed, the basement can be finished with drywall, making it a usable and dry space for the occupants to enjoy.

Budget-Friendly Crawl Space Waterproofing - Sammamish, WA

When water enters the crawl space, it's important to act quickly in order to save the structural integrity of your home. This homeowner experienced just that when they discovered standing water in their crawl space and it was beginning to damage the wood supporting their home. They needed to solve the issue quickly before more wood would begin rotting and called John's Waterproofing. We explained the different options we offered to control water entry and adding moisture protection. The homeowner decided that the Pipe Pump Plastic method would be the best option for their situation.

The Pipe Pump Plastic method offers homeowners an affordable option to ensure a secure flow of water can be collected and sent out to prevent any more flooding. First, a drainage system needs to be installed that can take any water that seeps through and can safely guide it to a sump pump. We do this by laying a perforated pipe in a silt sock along the interior perimeter of the crawl space. It absorbs any groundwater that might seep up through the soil and collects moisture that comes down through the foundation walls. After it is collected, it is sent to a SuperSump Plus sump pump. This sump pump takes the water and through an underground discharge line can push it away from the homes foundation. This system protects against standing water by offering a solution of guiding it out of the crawl space. To add some form of moisture protection, we install a 6 mil vapor barrier. It is overlapped at each seam to prevent groundwater from being able to go over top of it. It is also installed up the foundation walls to the rim joists so that water can be guided down below to the drainage system. This method helps to ensure a safe passageway to prevent standing water until the homeowner is prepared for a full encapsulation.

Options to Fit Your Crawl Space Needs - Maple Valley, WA

Crawl spaces are one of the spots in your home you're probably not checking regularly. It can be easy to forget about and not notice there might be an issue until it starts impacting your living spaces. Whether it's experiencing strange smells or sagging floors, you don't really know what's going on under your home unless you investigate. This homeowner realized they hadn't checked their crawl space in a long time and reached out to John's Waterproofing for an inspection. To the homeowners surprise, they found that water had been seeping into their crawl space and was causing puddles of water. They weren't prepared for this result and wanted a solution that would be quick and budget-friendly, so we suggested the Pipe Pump Plastic method.

The Pipe Pump Plastic method begins by installing a pipe system. We dig a trench along the interior perimeter of the crawl space and install a perforated pipe. This pipe is able to collect water and offer a safe passageway for it to go through to help prevent standing water. Then, we install a SuperSump Plus sump pump. The purpose of the sump pump is to take all that collected water and securely send it out of the crawl space and away from the homes foundation. This drainage system helps ensure a controlled passage of water in order to keep the crawl space as dry as possible. Then, we add moisture protection by installing a 6 mil plastic vapor barrier. We overlap each seam of the barrier to prevent groundwater from seeping up over top of it. This helps keep the water beneath the vapor beneath and direct it straight to the drainage system. We even install it up the foundation walls to guide moisture from the walls down to the drainage system beneath. This system is designed to be a more affordable option for homeowners who want to keep water out of their crawl space. 

Waterproofing Crawl Spaces on a Budget - Duvall, WA

This homeowner had a hill adjacent to the foundation of their home. Because of this, water was constantly seeping under the footing of the wall and they wanted a solution that could direct the water away from the homes foundation. They explained their situation and didn't want to commit to a full encapsulation just yet and found that the Pipe Pump Plastic method would be perfect at keeping the rain water out of their crawl space.

The Pipe Pump Plastic system involves installing a proper drainage system and a vapor barrier so that the flow of water can be controlled and the crawl space can stay dry.
