Crawlspace Repairs Needed in Lafayette, OR

This homes crawlspace needed some repairs. It had just been addressed about a pest problem, and they needed repairs. The spaces overall damp environment is welcoming to critters and the vents and exterior entryway were chewed through and needed replacing. To get some help and talk through options, the homeowners called up John's Waterproofing for their free inspection. 

To begin our work we pulled out the old vapor barrier, fiberglass insulation, and debris. To keep water down we installed a full interior perimeter drainage system and SuperSump Plus to collect groundwater and discharge it away from the home. We then applied Mold X2 throughout the space, as mold spores were growing where the fiberglass had previously been. We replaced the vent screens and installed a new EverLast door for the exterior entrance. As a final step we laid in a new 6 Mil vapor barrier, overlapping the edges to help protect the space. This vapor barrier will need to be replaced every few years to keep the space dry and healthy. 

Moldy Crawlspace Transformed - Lafayette, OR

Upon inspection of this crawlspace by one of our System Designers, it was observed to have water intrusion issues and lots of mold under the floorboards. No doubt this was a big contributing factor to the homeowner's breathing problems that had been escalating over the years. After seeing the photos and being educated on how encapsulation could rid the home of mold and continuously filter the air, they were eager to begin work.

Our installation crew arrived and got busy removing all of the old fiberglass insulation, vapor barrier and miscellaneous debris. They applied Mold X and Mold X2 to the moldy surfaces to kill the mold and help with the moldy odor.  They laid down TerraBlock, a dense, flexible foam barrier over the dirt floor to aid in insulation. CleanSpace was laid over the top of this, the seams were sealed and it was secured to the foundation walls. This is a 20 Mil nylon-reinforced barrier that comes with a twenty-five year warranty against rips and tears, making it a great solution. The vents were sealed and a SaniDry Sedona dehumidifier was installed to continuously filter the air and reduce moisture, preventing the mold from returning and help the owner get healthier. 

Moldy Fiberglass Insulation in Crawlspace - Lafayette, OR

Homeowners went under their home to inspect the musty odor that was in their home. They had already done a deep clean and noticed the smell was coming in strongest from the underfloor vents. Under their home they saw falling fiberglass insulation and a mud crusted 6 Mil vapor barrier. The homeowners weren't sure which aspect was causing the smell, but knew this wasn't healthy so they called up John's Waterproofing. Our design specialist arrived and did a full inspection around the home and throughout the crawlspace. Upon inspection, they pulled down some of the failing fiberglass and found mold spores growing between the insulation and the home's wooden floor. To truly stop this issue the homeowner opted to have a full encapsulation. 

Our crew arrived and began by fully removing the old insulation and the damaged vapor barrier. We then applied Mold X2 as needed throughout the crawlspace. To ensure mold couldn't take hold again, we then installed a SmartSump pump with an UltraSump backup. This is installed in the lowest spot and collects all graded water and diverts it out and away from the home. TerraBlock was then laid over the dirt floor to help insulate the space. We then installed CleanSpace, a woven  20 Mil vapor barrier and installed under each wooden post, anchored and secured in place to the foundation walls. A SaniDry dehumidifier was installed to keep the air filtered and healthy and keep the humidity down to a level so mold could not regrow. New vent covers were installed and our a closed cell spray foam was applied to the foundation walls. The homeowners were thrilled that the odor went away quickly and are happy to know the home will now remain dry and healthy. 

From Bad to Beautiful Crawlspace - Lafayette, OR

This customer called because she was having terrible problems with allergies and she saw our booth at a Home and Garden Show. When she learned how so many crawlspaces had issues with mold growth she wondered if her crawlspace harbored a water issue. She filled out a contact sheet and was called the following Monday morning to schedule an appointment. A System Designer was sent to inspect her home and sure enough, there was lots of water, failing insulation and MOLD. Lots of it. Her design specialist put together a bid for encapsulation and mold treatment to solve her homes problems.

The installation crew came out weeks later and got right to work. All of the debris, old barrier and damaged fiberglass insulation was removed and the crawlspace was treated with Mold-X2. Mold-X2 Botanical will help prevent mold from recurring. After the MoldX2 application, TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This vapor barrier is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.

From Bad to Beautiful Crawlspace - Lafayette, OR - Photo 1
Wet Basement - Lafayette, OR

This was a tri-level home with a wet finished basement and water in the crawlspace.  A System Designer was scheduled and went to the home to inspect the property thoroughly so we could solve their problem. As several family members suffered allergies, having clean air in their home was paramount to their decision making so encapsulation of the crawlspace, waterproofing the basement, and dehumidification were the chosen solutions.

Our seasoned installers were dispatched a few weeks later. To solve the crawlspace issues, all of the debris, old insulation, and barrier were removed.  A perforated pipe drainage system was installed around the perimeter and graded to the lowest point. TerraBlock was laid on the dirt floor and vents were sealed and posts isolated with our CleanSpace vapor barrier. This barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. Finally, Spray foam was applied to the rim joist to aid the TerraBlock in thoroughly insulating the space. A WellDuct was placed on the wall of the basement to direct the water down to the WaterGuard that would be installed in the basement area.

First, the wet carpeting and pad had to be removed as well as the bottom 3' of the drywall and framing. WaterGuard was installed around the perimeter to gather the incoming water and lead it to a TripleSafe Sump System and the discharge was sent out and connected to the newly extended downspout drainage system to keep the water directed safely away from the home. With 50% of the air from a basement flowing up into the main home, the homeowner opted for a SaniDry dehumidifier that was additionally vented to the crawlspace to make sure the air in the basement/crawlspace and home stay dry and healthy. 

Water in the Crawlspace in Lafayette, OR

This home was getting ready to go on the market. The homeowners just had a few items they needed to fix up so they could have the asking price they had wanted. One of these issues was the small pools of water that appeared in their crawlspace whenever heavy rain came through. 

To address this, our crew began with a thorough dry-out. Once the space was dry we began waterproofing. Firstly a three-inch perforated pipe was installed along with the interior of the crawlspace. This would collect the groundwater and divert it all to a newly installed SuperSump plus. From here water is pushed out and away from the home. We then laid down a six Mil vapor barrier. This home is now all dry and healthy, ready to go on the market!
