Job Stories From Logsden, OR
Damp Walls in Crawl Space - Logsden, OR

This homeowner had a 6 Mil vapor barrier under their home but while checking some pipes under the home, they saw that the foundation walls had condensation on them. They went to investigate and saw that the wooden beams near this section of the crawl space were also damp. Knowing prolonged water damage could cause costly damage to their home, they called up John's Waterproofing to hear about options for the home. In the end the homeowners chose to encapsulate and ensure the home would stay dry and healthy.

To begin this job, we cleared the space of the old vapor barrier and debris. We then installed a SuperSump Plus to collect groundwater and send it safely away from the homes foundation. Next TerraBlock insulation was laid over the dirt floor and the vents were sealed shut. We then installed our CleanSpace throughout, going under the wooden posts, attaching to the rim joist, and fully sealed into place. A SaniDry dehumidifier was installed and as a final step we air sealed the area to deter critters from creeping into this space.

Attic Insulation for Logsden, OR

This homes attic had been insulated a few years back, but the company that had done it had just installed new insulation over the old insulation, leaving all the accumulated debris in place. When the homeowner went up the the small attic decking to pull down some boxes from storage, they saw that the attic would need to be re-insulated. The insulation had compacted and now sat below the recommended 'r' level that was marked for the homeowners to reference. This year they opted to have John's Waterproofing inspect the space and quote the job. When we discovered that insulation had just been placed over insulation we explained how this traps debris and items, which is bad for the homes overall air quality. To fix the issue we pulled out all of the old insulation and debris. We air sealed around every protrusion in the attic, this will keep the space temperature regulated. New soffits were installed and we then insulated with blown in cellulose. The space is much cozier now and the homeowners say the air smells fresher than it did before.

Condensation Evident on Wooden Beams in Crawlspace - Logsden, OR

Weird smell in the crawlspace? This is a good sign that some waterproofing needs to occur. The homeowners called up John's Waterproofing and after a full inspection, the design specialist informed them that they had high humidity which was causing water droplets to occur on the wooden beams under the home, which leads to mold spores. For a long term crawlspace repair solution, a full encapsulation would be the best route.

To begin our work, the installation crew pulled out the old vapor barrier and debris. We then applied Mold X2 as needed to ensure the space would be healthy. We then installed an UltraSump pump in the lowest spot of the crawlspace to guide any groundwater well away from the homes foundation. The space was then insulated with TerraBlock over the dirt floor. Next we wrapped the space in CleanSpace, this 20 Mil woven vapor barrier goes under each wooden post, anchors to the walls, and is sealed into place. Each vent was sealed up and we installed a SaniDry dehumidifier. We then sent out a spray foam specialist who applied spray foam along the foundation walls to keep this space dry and healthy!

Damp Crawlspace in Logsden, OR

Homeowner's were curious about what their crawlspace looked like. After seeing one of our commercials, they noticed they hadn't looked under their home in over a decade. Upon inspection they found the dirt damp to the touch and many points of the foundation walls glistened with moisture. Their old vapor barrier had been pushed and scrunched up, with chew marks along it. They decided it was a good idea to call up John's Waterproofing.

After a thorough inspection, they were scheduled for a crawlspace encapsulation. Our installation crew began by removing the old vapor barrier. We then installed a SmartSump with an UltraSump back up in the lowest spot of the crawlspace. This will also groundwater to naturally grade to the sump pump to then be sent safely out and away from the homes foundation. The dirt floor was then insulated with TerraBlock. The vents were then sealed up and we brought in our CleanSpace vapor barrier. This is installed under each wooden post, anchored along the foundation rim joist and sealed into place. As a final piece our spray foam specialist arrived a few days later and insulated the foundation walls. The homeowners can now rest assured their home will be dry and healthy.

Waterproofing a Basement for a Remodel - Logsden, OR

This homeowner contacted John's Waterproofing because of the continual flooding in their basement. They wanted to use the basement for more living space but they knew it was impossible unless the flooding problems were solved first. A System Designer went to the home and walked with the homeowner through the basement and educated him about WaterGuard, an effective and reliable way to solve wet basement problems-permanently! There was also flooding near the downspouts which was adding excess water pressure on the exterior of the home which needed to be addressed.

A TripleSafe sump pump was installed in the interior of the basement and the gutter system downspouts were extended into the ground to hook up with a discharge line, pushing all water safely away from the home. Inside, the WaterGuard system was installed along the interior, grading all collected water to the TripleSafe Sump System with its triple pump system and a battery backup to protect their future finished basement investment. Once completed, ThermalDry Radiant Wall systems, a flexible vapor barrier that helps to insulate the basement, was installed. Now the basement was ready to remodel without fear of damage to their investment.

Water Run Off Passes by Homes Crawlspace - Logsden, OR

This cottage was nestled on the hillside and when heavy rains hit, the water would run down the hill and pass under the home in the crawlspace, leading to mud and flooding until the rain slowed down. The homeowners had tried to build a water trench along the side of their home to direct the water safely away, but this did not provide a full solution to their issue. For a thorough solution, they called in John's Waterproofing.

Our crews came out and opted to do a buried three-inch perforated pipe drainage system, this was installed along the exterior of the home's parameter. The crawlspace itself was fitted with a SmartSump pump to collect any other groundwater and push it out and away from the crawlspace of the home. We then installed our 20 Mil thick CleanSpace vapor barrier which is installed under each wooden post and is anchored into place, to ensure the home above stays dry and healthy. This home will now be ready!

Signs of Condensation Build-up in Crawlspace - Logsden, OR

When the homeowner went under the house they discovered that the wood on the underside of their home was showing signs of mold. They had a vapor barrier already installed which was still in place, but since the mold was evident, water must have been getting in still. To assist, they called John's Waterproofing.

When we came out to inspect the crawlspace, we found that there was experiencing high levels of humidity under the home. Since the vapor barrier was still doing its job to cover the dirt flooring, our crew found that the vent covers were damp to the touch. The home was experiencing water vapors going through the vents and that condensation was making its way into the wood. We changed out all of the vent covers for new ones and added in a SaniDry Sedona dehumidifier. This would collect all of that excess moisture and pump it a safe distance away from the home.

After this installation when we checked back up on it, we found the humidity levels to be where we want them and the mold was properly taken care of. Another home Dry and Healthy!

Dry Basement for Home Needed in Logsden, OR

A homeowner noticed a few puddles in the corners of her basement. Wanting to make sure her basement didn't completely flood, she called us. Our crews went out to the home to fix the problem. They installed WaterGuard piping system along the perimeter of the basement, where the wall meets the floor. WaterGuard intercepts the water coming down from the walls and from under the floor and drains it safely and unseen away into the sump pump. An UltraSump sump pump was also installed in the basement. The UltraSump has a battery back-up pumping system in case of power outages, primary pump failures, circuit breakers tripping or pump becoming unplugged. It also has built-in WaterWatch alarm system to alert the homeowner in case of a plumbing leak, before any damage has occurred. Now this homeowner no longer has puddles or any other water intrusion in her basement and can rest assured about keeping her basement dry.
