Water standing in the Crawl Space - Lowell, OR

Puddles of water in the crawl space isn't a good sign. This homes old 6 Mil vapor barrier housed multiple puddles and a lot of mud that had caked throughout over the years. The homeowners wanted to find a system that could keep the space dry and healthy, as they had a family member that suffered from mold allergies. So they called up John's Waterproofing to see how we could help, selecting an encapsulation to ensure the space is protected against water intrusions. 

To begin on this job we pulled out the old vapor barrier and sealed shut the vents. We then installed a full interior perimeter drain system to collect water and direct it to the lowest point where a TripleSafe sump pump will then send the water away from the homes foundation. TerraBlock insulation is laid over the dirt floor and CleanSpace over that. The CleanSpace vapor barrier is installed under each wooden post, anchored and sealed along the walls and sealed along each seam. We installed a SaniDry dehumidifier and finished off with Spray Foam insulation along the foundation walls. This home is now set to remain dry and healthy. The homeowner also opted to purchase an Aspen air purifier for their living spaces for added healthy air benefits. 

Handling Standing Water in Crawl Space - Lowell, OR

This homes crawl space had standing water in it. The water would rise during the rainy season and the bottom of some of their wooden posts would be submerged. To find a solution to this, the homeowners called up John's Waterproofing. We came out and discovered that the four wooden posts on the lower side of the crawl space were rotting next to their footings. To support the home these would need to be replaced. 

After a full inspection, our design specialist went over options, landing on a solution that worked for their home and their budget. To begin we removed the old vapor barrier and debris. We then replaced the four rotting posts with our SmartJacks. These will not rot or mold, and can be adjusted with the home should it settle over the years. To keep water from flooding here, we then installed a PPP. This includes a full pipe system to collect ground water and send it to the lowest point of the crawl space. From here it enters the TripleSafe pump, which sends the water safely away from the homes foundation. A new layer of plastic was then installed, just a simple 6 Mil vapor barrier. This will need to be replaced every few years to keep it in good condition. 

Crawlspace Repairs for Lowell, OR

A simple 6 Mil vapor barrier has can average two to three year lifespan. After that point, they tend to have shifted out of position, accumulated tears, and been chewed on by critters. This doesn't even take into account when a home faces high water issues that shortens that lifespan even more so. This particular home hadn't had their crawl space redone in at least ten years, and it was a mess. The old vapor barrier covered only about half of the space due to it shifting out of place and the amount of tears and chewing that had damaged the old barrier. The homeowner needed this to be addressed as the foul odor from here was permeating into the living spaces. 

Our crew cleared out the old vapor barrier and debris that was present. We then installed a full drainage system to collect and grade water to the lowest point where a TripleSafe sump pump was installed, then sending the water safely away from the home. TerraBlock insulation was installed over the dirt floor and all of the vents were sealed shut. CleanSpace was then installed, going under each wooden post, attaching to the walls and sealed into place. We installed a SaniDry dehumidifier and applied spray foam insulation along the foundation walls. This space will now stay dry, stable, and healthy! 

Interested in CleanSpace - Lowell, OR

When walking through a home show, this couple saw a booth for John's Waterproofing. They knew their crawlspace was a mess, so they swung by. After hearing about CleanSpace vapor barriers, and seeing home images of a full encapsulation, they were interested to see how their home would benefit from a full system, and scheduled their free inspection. When a design specialist dove under the house, they discovered falling fiberglass insulation, mud over the old vapor barrier, and some water stains along the foundation walls. After discussing these findings, showing photos from the crawlspace, and going over the benefits of an encapsulation, the project was scheduled. 

To begin work, the crew pulled out the old insulation, vapor barrier and debris from under the home. A full interior perimeter drainage system was then installed, to collect groundwater and send it along to a newly installed TripleSafe Sump pump in the lowest spot, which then sends the collected water safely away from the home. A layer of TerraBlock insulation was installed over the dirt floor, and CleanSpace brought in. This goes under each wooden post, attaches to the walls and is full sealed into place, with each vent sealed underneath. A SaniDry dehumidifier was installed to keep the air in the crawlspace healthy, and spray foam applied along the foundation walls. This space is now dry and healthy. 

Rips and Tears in Old Vapor Barrier - Lowell, OR

A six Mil vapor barrier provides a temporary solution, depending on the home, this could work for a year, possibly five. However, water issues will generally appear within two or three years. This home's vapor barrier tended to get damaged within a year. Rips and tears, chew marks would appear and dirt and mud would start to appear on top of the barrier. To the homeowners' dismay, they would need to look to have it replaced. After dealing with this for a few years, they were ready for a long-term solution that could provide protection for their home. 

The home didn't have any major water problems, but the homeowners wanted a solution made to last, so they were ready to invest in a Crawlspace Encapsulation. We installed a SmartSump pump in the lowest spot of the crawlspace to collect any water and send it out and away from the home. We then laid down TerraBlock insulation over the dirt floor. Next, we brought in CleanSpace. This 20 Mil vapor barrier has woven fibers to protect it, backed with a twenty-five year warranty against rips and tears. This is where the homeowners were thrilled! It's white color also makes it easy for them to check over to ensure it works as it should. We then insulated the foundation walls with Spray Foam. This home is now set up for success. 

Crawlspace has Mud on the Old Vapor Barrier - Lowell, OR

While walking through a home show, these homeowners remembered their crawlspace hadn't been checked since they had moved in, roughly ten years prior. They knew a simple 6 Mil vapor barrier was installed, but they also knew these should be replaced periodically. They decided to sign up for a free inspection and estimate to have their home cared for. Upon inspection, our design specialist found mud encased on the old vapor barrier, showing that water or condensation had been getting into the crawlspace still. 

To fix up the space our installation crew arrived and began by removing the old vapor barrier and debris. Once the space was cleared out we installed a SmartSump in the lowest point of the crawlspace. This has a full interior perimeter pipe system that collects ground water and grades it to the pump to be diverted safely away from the homes foundation. We then laid down a new 6 Mil vapor barrier, this runs up the wall and overlaps to help keep water from overcoming the barrier. While this vapor barrier will still need to be replaced in a few years, this will hold up better with the new drainage system installed.  

Improving a Crawlspace - Lowell, OR

Oftentimes a crawlspace is out of sight and out of mind. These homeowners knew their crawlspace was damp and messy, but they didn't know this didn't need to be so. That is until they saw out booth at a home show. Here they learned about our crawlspace encapsulation. Our installation crews arrived and began by removing the debris from under the home. Once the space was cleaned out we began by installing a SmartSump pump to collect the ground water and send it out and away from the home. We then laid down TerraBlock insulation along the floor to properly insulate this space with our SilverGlo insulation panels along the foundation walls. We then used our CleanSpace vapor barrier. This 20 Mil vapor barrier is installed under each wooden post, anchored along the walls, and fully sealed into place. Lastly we installed a SaniDry dehumidifier to keep the homes air is clean. 

Wet to the Touch Basement Walls in Lowell, OR

In some cases, water intrusion is pretty obvious, this homeowner knew their basement needed help because the foundation walls were wet to the touch when heavy rains occurred. No cracks could be found, but the foundation of a home is still a slightly porous material, and years of water pressure can lead to minuscule ways for water to creep in. To solve this issue before mold told a hold, the homeowners called in John's Waterproofing. 

To solve the issue of porous walls we began with a trench along with the interior parameter, where we installed a WaterGuard drainage system. The walls were then covered in our BrightWall basement panels. These waterproof panels will collect any moisture from the walls and safely divert it down to this new drainage system. From here water is graded down to a TripleSafe sump pump and then pushed safely out and away from the foundation of the home. As a final piece, we installed a SaniDry dehumidifier to ensure the basement of this home would remain dry and healthy. 

New pipes in Crawlspace Cause Concern - Lowell, OR

This home had been encapsulated by us a few years prior. The homeowners had decided to do some remodeling to their home. This remodel included some work that required new holes to be drilled into the crawlspace foundation for electrical wires and pipes. After the work was finished, the homeowners were worried that these could cause water to enter their encapsulated area. To ensure their home would stay protected they wanted John's Waterproofing to examine the area for any needs. 

Since the home had been encapsulated and checked annually, the home was still well waterproofed. The contractors had done a good job at not messing up the waterproofing material in the crawlspace, but the new holes did have a chance of leaks. To ease the homeowners worry we did some quick work to fully secure the already installed Cleanspace along any possible problem areas. This was a quick and easy job, and the homeowners can rest assured they are still protected.
