Insulation Solutions for Crawl Space - Mount Vernon, WA

This homeowner reached out to John's Waterproofing after seeing some puddles of standing water in their crawl space, that another company had installed a system into. We sent one of our system design specialist out to perform a free estimate and inspection for this homeowner. During the inspection, he found that the other company had only installed a partial system that was unfortunately not keeping up. After the inspection, the design specialist and homeowner met to discuss a proper way to finish this partial system and make it a fully functional system. First, our team went in and cleaned up the water and debris on the crawl space floor. Since the sump pump installed by the previous company was in good condition, we then only replace their dehumidifier with our SaniDry Sedona dehumidifier to control the environment and pull out any moisture. This effective dehumidifier will eliminate damp musty odors by drying and filtering the air. The SaniDry Sedona will keep the home below 55% relative humidity, keeping the home regulated and promoting healthy air through the entire home. To help keep the space dry and insulated, we spray our foam insulation along the foundation walls of the crawl space, this ensures a complete air tight seal that will prevent water intrusion and also rodent and pest intrusion. Replacing the Crawl Space Insulation - Mount Vernon, WA

This homeowner had another company out to address their nasty crawl space a few years back. They had taken out the old fiberglass that was moldy and replaced the vapor barrier, but that was it. Now the owners of the home noticed their energy bills going up and the home's floors were always cold. They decided to have a professional come and take look so they reached out to John's Waterproofing. We explained the many different types of crawl space insulation methods and recommended that Spray Foam would offer the best results when installed with a full encapsulation.

We installed a full drain system, and sump pump. Along the floor we than installed TerraBlock insulation and our CleanSpace vapor barrier. Spray Foam is the last step in the encapsulation process. It is applied to the foundation walls and is made of a material that expands and grows as it gets placed. Its purpose for this is to fit into each crack or crevice along the foundation walls so that the crawl space is completely air sealed and the home is insulated. It is capable of making the home more energy efficient because by air sealing, then heat loss is reduced and air drafts are diminished. As a result, the heating/cooling systems in the home won't have to work as hard to keep up with the changing outdoor climate and energy bills can be lowered. Overall, insulation is incredibly important for maintaining a healthy home and with Spray Foam in the crawl space it will help keep the floors warm and the utility bills down. 

Repairing the Crawl Space - Mount Vernon, WA

After hearing strange sounds coming from the crawl space, this homeowner wanted to inspect it and make sure everything was in good condition. Once we know the space can remain dry, then we seal it off with TerraBlock. This thick foam creates a barrier between the earth and the home. At this point each screen is sealed shut. On top of the TerraBlock, a CleanSpace vapor barrier gets installed. Due to being made with thick woven fibers, it helps to deter rodents from chewing through. It is also backed by a 25 year warranty against rips and tears. A SaniDry dehumidifier helps filter the air and keep the relative humidity levels at a safe 55%. Spray Foam goes along the foundation walls as a final air sealant and insulator. After the encapsulation is fully installed, the homeowner can enjoy all the benefits of their crawl space repairs and won't have to worry about what's trying to get in.

Most homeowners will identify where they need foundation repairs based on the cracked, discolored areas on the walls or floors. Vertical cracks in the foundation occur as water pushes up against it and causes too much pressure, eventually causing the foundation to split and crack open. This was a problem for this homeowner because it was causing water to seep through continuously through those cracks. Unsure of how to solve the problem, they reached out to John's Waterproofing to control the water damage.

In our basement waterproofing system, we install a drainage system using a WaterGuard drainage pipe and a TripleSafe sump pump. These two work together to collect any water seepage and offer it a safe passageway to be sent out and away from the homes foundation. Then, we apply a wall system that will help protect the walls against future moisture damage. If homeowners want to finish the basement then ThermalDry will be installed. This is a heat and vapor barrier that gets sealed to the foundation walls with waterproof tape and anchored to prevent moving. It helps keep heat in and the water out. Then, it gets shingled to the WaterGuard drainage pipe to help filter water down to the drainage system and away from the home. A SaniDry dehumidifier is installed to address excess moisture in the air and controlling the relative humidity within the space. With waterproofing completed, than drywall can be installed and this space can be finished.

This homeowner hadn't been in their crawl space in several years and started hearing sounds coming from down there. They said they could hear scratching and frogs that were entering their crawl space through a tiny opening in the vent screens. Wanting to protect their home and deter critters from continuing to enter, they reached out to John's Waterproofing. 

The first step of the encapsulation process is removing the damaged vapor barrier and falling fiberglass insulation. These crumpled up on the crawl space floor make for environments that critters like to hide in. After everything is removed from the space, then we install a drainage system using a perforated pipe that connects to a SuperSump Plus sump pump. These systems work together to collect any water that tries to seep through and offers a safe passageway to be sent out of the space and away from the homes foundation. TerraBlock is a thick insulation foam that gets installed along the base of the crawl space. Its purpose is to seal the earth off from the home and create a barrier to prevent things from being able to come in. It is made of materials that make it puncture-resistant. On top of the TerraBlock, we install a CleanSpace vapor barrier. This vapor barrier is able to deter critters because it is made with thick woven fibers. It is backed by a 25 year warranty against rips and tears to ensure what is not supposed to be in the crawl space, then won't be able to get in. Because we seal all the vents in the crawl space to ensure it is an isolated space from the outdoors, we then install a SaniDry dehumidifier that pulls moisture out of the air and promotes better air quality. The final step is to apply Spray Foam along the foundation walls to air seal and insulate. Once this process is installed, the crawl space is isolated and protected to help deter unwanted guests and stay dry.

Get Rid of Standing Water by Encapsulating the Crawl Space - Mount Vernon, WA

This homeowner discovered that there was standing water in their crawl space and was worried it was causing damage to their home. They reached out to John's Waterproofing about what their options were and how to get their crawl space dry. We suggested a full encapsulation as the best long-term solution in keeping water out and protecting against moisture damage.

A full encapsulation involves ensuring water has no access into the crawl space so it can remain dry and healthy. We can ensure that by installing a drainage system. This involves digging a trench along the interior perimeter of the crawl space and laying a perforated pipe. This pipe has holes to allow for easy entryway for water to pass through and be sent to the TripleSafe sump pump. The three-pump system is installed at the lowest point in the crawl space and takes all that collected water from the pipe and pushes it away from the homes foundation. It works constantly and independently so that homeowners don't have to worry about their crawl space flooding with water. Then, TerraBlock is installed along the base of the crawl space. This thick insulation foam helps with energy efficiency by separating the earth beneath from the home. After TerraBlock, CleanSpace vapor barrier is installed. We apply this along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect against water. A SaniDry dehumidifier is installed to control the environment and filter moisture and particles out of the air. Lastly, Spray Foam is applied along the foundation walls to air seal and insulate the space. After the encapsulation is completed, the homeowner gets to enjoy all the benefits of having a dry crawl space that isn't causing any damage to their home.

Moisture Barriers are Important: Here's Why - Mount Vernon, WA

Having a dry and healthy crawl space is something every homeowner desires. But sometimes understanding why can be confusing. This homeowner wanted to seek out more information on crawl spaces and whether they would benefit from the services that John's Waterproofing could offer them. Upon inspection, it was discovered that their crawl space was experiencing water puddling in. We suggested doing a Pipe Pump Plastic method to help with water drainage and apply a vapor barrier. 

One of the reasons having a dry crawl space is important is because the moisture that gets into the crawl space can cause significant issues to the home and occupants' health. When there's standing water, over time that evaporates and gets into the atmosphere. The Stack Effect explains that as air leaves through the attic of the home, then that air needs to be replaced by what's beneath it. This is when that evaporated water seeps into our homes and gets in the air we breathe, which can be unhealthy for us to inhale. This makes having a dry and protected crawl space that much more important. Not only is this excess moisture bad for us to breathe in, but it's bad for your homes health. This standing water can cause the wooden posts supporting your homes foundation to rot and it allows the perfect atmosphere for mold and mildew to grow. When doing a Pipe Pump Plastic method the first thing we want to do is install drainage. A 3 in. thick perforated pipe is installed along the interior perimeter of crawl space to act as a safe passageway for water to go through without flooding. It then connects to a SuperSump Plus sump pump that collects the water and pushes it away from the homes foundation. A 6 mil vapor barrier is then installed along the base of the crawl space and anchored up the foundation walls. We even install the vapor barrier between the concrete footing and wooden posts to isolate the posts from any moisture. This process helps to protect the home from moisture and gives any water a safe passage to be pushed away from the home. Thus, protecting the homes foundation and the family that lives there.

High Humidity Ruins Your Homes Health - Mount Vernon, WA

Having high humidity levels in your crawl space can have very negative effects on your homes health. It can lead to rotting wood, mold growth, and can even cause energy loss. This homeowner noticed a strange smell and found water in their crawl space. They researched water in the crawl space and found John's Waterproofing. Upon inspection, we found this home was experiencing those negative effects already with rotten wooden beams and mold growing. A full encapsulation would be necessary to regulate the humidity and adequately control the waterflow. 

The starting point of a full encapsulation involves removing the falling fiberglass insulation and applying a spot treatment for the mold growth using Moldx. This is important to ensure we're starting with a fresh space for the drainage system and insulation to be installed. Our drainage system involves installing a perforated pipe along the interior perimeter that can safely transport water to the TripleSafe sump pump. From there, the sump pump can control water from flooding and safely push it away from the homes foundation. Then, TerraBlock is installed along with a CleanSpace vapor barrier. These are both cut to perfectly fit the crawl space and protect against moisture damage. The vapor barrier is installed between the concrete footing and the wooden posts to isolate and protect the posts. Lastly, SliverGlo is applied along the foundation walls to complete the insulation process and air seal. After this encapsulation is completed and the environment is controlled, the homeowner can now enjoy a safe and dry home. 

Crawl Space in need of Repairs - Mount Vernon, WA

This tall crawl space was in need of help. The homeowner had noticed a damp odor seeping into their home, and upon inspection they found fiberglass insulation water logged and drooping with puddles of water and mud over the old vapor barrier. They called up John's Waterproofing to learn about what options would fit in their budget, landing on our PPP; pipe, pump, and plastic. 

To begin we cleaned out the space. We removed the water logged fiberglass, the vapor barrier, and debris that was present. Following this we installed a three inch perforated pipe in a silt sock that wraps around the interior perimeter of the space. This collects groundwater which flows into the newly installed SuperSump Plus which pumps the water safely away from the home to a LawnScape outlet. We then installed a new 6 Mil vapor barrier, overlapping the edges and running it up the walls. This homes crawl space is now better prepared, the drainage and pump system will keep the space from dealing with any stagnant water. The 6 Mil will need to be replaced or upgraded in a few years, but the damp odor is gone since the water is successfully being directed away from the home. 

Partially Finished Basement has had Ongoing Water Issues - Mount Vernon, WA

Having added space under your feet can be a great thing to have, unless it is plagued with water issues. This basement had a waterproof paint over the floor, which was cracked and bubbling from water pushing up from under the home. The walls had been finished with drywall, but these had signs of mold beginning along the floor. The homeowners were worried about loosing this space since it was used for storage, laundry, as well as a small workshop space. So they called up John's Waterproofing to receive their free inspection. Afterwards we sat down with the homeowner and talked over options, finding a solution to fit the home. 

The first step was removing the old drywall. We then used a jackhammer to create a trench around the interior perimeter of the home. Within this we laid in a bed of gravel and our WaterGuard drain system. We also added one sixteen foot leech line that went along a bubbling crack along the floor to collect groundwater here and ensure it has a route to the lowest point of the space. In this spot we installed a TripleSafe sump pump that pumps the water safely away from the homes foundation to a LawnScape outlet. For the unfinished walls in the basement, we installed our CleanSpace Wall system and in the finished spaces we installed our ThermalDry radiant vapor barrier which acts as a thermal break while also providing waterproofing, guiding any moisture safely down the walls to the drain system. The ThermalDry radiant vapor barrier will be re-finished over. We then installed a SaniDry dehumidifier to keep the moisture in the air controlled. This space is now dry and healthy and the homeowners can enjoy the peace of mind knowing their home is protected.
