Tenants Point out Damp Basement Issue to the Homeowner - Pleasant Hill, OR

New tenants had moved into this home and after the rainy season they found moisture along the foundation walls. They called up the homeowner. As the basement was a large portion of space, housing the homes washer and dryer, as well as significant storage space, the homeowner wanted to fix the issue to ensure the space would remain usable. They called up John's Waterproofing and scheduled a free inspection that was coordinated to have both the homeowner and then tenant present. After going over the inspection finds, they landed on a solution and got scheduled. 

To begin working a trench was dug around the basements interior perimeter, here a bed of gravel was installed with WaterGuard drainage over it. This will collect water from the foundation walls that are waterproofed with our CleanSpace wall vapor barrier. Water then grades along the drain system to a low spot where we installed a TripleSafe sump pump, sending all water away from the home. A SaniDry dehumidifier was also installed to ensure no moisture in the air would cause issues. The space is now dry and healthy! 

Basement Repair in Pleasant Hill, OR

This unfinished basement had water seeping through some of the basement walls. The homeowners had lived with this for a few years, but got tired of having to wipe off items from storage down here and keeping things away from some of the walls. They ended up reading about John's Waterproofing online and decided to schedule their free inspection so they could learn about their waterproofing options. After speaking to a design specialist, they landed on a solution that would fit their homes needs and their budget. 

To begin our crew dug a trench along the interior perimeter, here we laid down a bed of gravel and WaterGuard drainage system. The walls were then covered with BrightWall paneling. This provide a semi-finished appearance to the basement, are easy to clean, and will not rot or mold. This will guide all water moisture from the walls and guide it down into the drainage system. From here water is naturally graded along to a low spot where we installed a TripleSafe sump pump to ensure water is sent safely out and away from the homes foundation. We then installed a SaniDry dehumidifier to ensure this space remains dry and healthy! 

Flooding Crawlspace - Pleasant Hill, OR

These homeowners called us up, they had smelled something damp, and looked through the crawlspace entrance in their closet. They found water flooding the crawlspace. They needed help, and turned to John's. After a thorough inspection we talked through the options for their home, and crafted a solution to suit the homes needs and their budget. 

We began by doing a dry out. This involved some temporary pumps and fans. Once the space was dry we removed the old vapor barrier and debris from under the home. We were then able to inspect each wooden post, and upon finding one to be rotting beyond repair, replaced it with a SmartJack. We then dug a trench along the interior perimeter, here we installed a three inch perforated pipe in a silt sock. This collects ground water, sending it along the a TripleSafe Sump pump which pushes all water away from the foundation. Next we laid down a new 6 Mil vapor barrier, overlapping the edges and running it up the wall to best protect the space. The 6 mil will need to be replaced down the road, or upgraded depending on what the homeowners want later. 

Leaky Basement Issue in Pleasant Hill, OR

This home had some large landscaping changes recently, and when they looked in their basement, they noticed a once moist wall, now had a full leak occurring. While no cracks were present, the added water pressure was pushing onto the porous walls and had caused a bigger issue. Worried about the affects this could have on the home, they called up John's Waterproofing for help in finding a solution. 

To address this we began by installing a drainage system in the basement. This was a WaterGuard system which is installed in the ground of the basement. This system has Brightwall paneling hooked into it which covers the walls to ensure all moisture moves down safely to be graded to a TripleSafe sump pump and pushed out and away from the home. We then installed a SaniDry dehumidifier to keep this air dry.

Crawlspace Dirt and Mud on The Old Vapor Barrier - Pleasant Hill, OR

This home's old vapor barrier would commonly get dirt and mud over it. This constant moisture would vaporize and enter the above fiberglass insulation, causing it to fall in stripes. While they had tried to replace the 6 mil vapor barrier and re-pin the insulation up, it was never a long-term solution. To find a better way to handle the crawlspace, the homeowners called in John's Waterproofing. 
Our crew began by removing the old vapor barrier and insulation. Once it was cleaned up our crew began the installation. This started with a TripleSafe sump pump in the lowest part of the crawlspace. This would collect the groundwater and push it out and away from the foundation of the home. We then laid down a layer of our crawlspace insulation; TerraBlock. We then used CleanSpace, a 20 Mil woven vapor barrier. This is inserted under each wooden post, anchored along the walls, and fully secured in place. The walls were then insulated with spray foam to keep this space dry and healthy. 

Mud on top of an Old Vapor Barrier - Pleasant Hill, OR

A vapor barrier should be checked regularly to ensure it stays in place and doesn't have rips or tears. If it goes unchecked, then water can find a way back into the crawlspace and cause damage. This is what happened to this home, the vapor barrier had been installed and then left as it was for years and years. When the homeowner finally checked under their home, mud was caked on top of the old barrier. There was evidence of rodents, from chew marks on the barrier, as well as the above fiberglass insulation pulled into some nests under the home, leaving the insulation disheveled. To find a solution the homeowners turned to John's Waterproofing. 

Our crew began by removing the old insulation and vapor barrier. Once a clean slate was present we installed a SmartSump pump that would collect groundwater and divert it away from the home. To help lower energy costs we laid our TerraBlock crawlspace insulation on the dirt floor and encased it with our 20 Mil rip and tear-resistant vapor barrier. This seals under each wooden post and is anchored to the walls to keep it in place. The foundation walls were then insulated with spray foam. This home was dry and healthy, and with our annual maintenance, it will stay that way!

Weeping Walls in Crawlspace - Pleasant Hill, OR

The homeowners went to check out their crawlspace, they were happy to see that there was no visible water, however, they noticed some odd streaking spots on their poured foundation. They looked up this issue and discovered they had weeping walls. Water vapors were pushing through the porous walls and the water was leaving trails where it would frequent. To solve this issue, they called John's Waterproofing.

Our crew came out and was glad to see that how their home was set up, they wouldn't have large amounts of water to deal with, the home just needed a vapor barrier that could keep condensation and water vapors from working their way up into the home. To get the home fixed up, our crew laid out our Cleanspace vapor barrier. This is a 20 Mil think woven vapor barrier. It is cut to fit the room exactly. It is secured to the walls to keep all water from entering the space. Each pier under the home is isolated and every seam is specially secured so it doesn't move around or bunch up. This crawlspace will now stay dry and healthy!
