This homes old vapor barrier had not been properly sealed, allowing high humidity levels to pernitrate the crawlspace. This lead to drooping fiberglass insulation. Drooping Insulation and Mold Spores in Powell Butte, OR

When a funky smell was pointed out in this home, the homeowner was concerned. They noted the smell seemed to be coming from their crawlspace. To have someone out to thoroughly inspect the issue, they called up John's Waterproofing. Our specialist found damp places along the foundation walls, and high humidity. Because of the moisture in the air, the present fiberglass insulation was drooping from water weight. Mold spores were appearing on the wooden beams under the home, this is what was causing the funky smell in the home. 

To remedy the water problem out installation crew arrived and pulled out the old insulation and debris from under the home. Next Mold X was applied as needed. To ensure mold spores wouldn't take hold again, we installed an encapsulation system. We installed a TripleSafe sump pump in the lowest spot, this has a perforated pipe drainage system in a silt sock graded to it, and water is then pushed out of the home. We then added TerraBlock insulation along the dirt floor. Next we brought in CleanSpace, a 20 Mil woven vapor barrier. This is installed under each wooden post, anchored along the walls, and sealed into place. The foundation walls then have spray foam installed to insulate and a SaniDry dehumidifier to keep mold from appearing again. 

From Bad to Beautiful Basement- Powell Butte, OR

One of our System Designers was on the calendar to go out to help a customer whose home had a damaged and muddy old vapor barrier. Before diving under the home, they addressed the clients initial questions, we always aim to ensure our customers can make an educated choice, and are happy to answer questions throughout the process. He did a thorough investigation of the crawlspace looking for signs of water intrusion, mold, rodents and insulation issues. Followed by checking the full perimeter of her home looking for things like faulty downspouts, broken vents and yard drainage problems. He then sat down with the homeowner to show her his findings and what John's Waterproofing could do about the problems, answered her questions, and built a proposal that aligned with her goals. 

Sometime later an installation crew arrived to do the work. They began by removing the old vapor barrier, insulation and some old construction debris. Because of the clear signs of water intrusion, a perforated pipe drainage system was installed and graded to a TripleSafe Sump Pump System to collect and properly remove the water. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace while protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated.

Nasty Odors from Crawlspace - Powell Butte, OR

A homeowner called John's Waterproofing deeply concerned about the nasty smalls from her crawlspace and wanted to know about encapsulating it. An experienced System Designer was sent to the home to do a thorough inspection, take photos and measure the home to craft a solution for this home.

 

A few weeks later a crew of our experienced installers came out and laid down protective barriers to keep the home free of dirt and debris. Then all of the debris, old insulation, and barrier was removed.  A perforated pipe drain system was installed around the perimeter and graded to a TripleSafe Sump system at the lowest point. TerraBlock was laid on the dirt floor and vents were sealed and all of the wooden posts were isolated. A CleanSpace barrier was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home. Finally, spray foam was applied to the rim joist to aid the TerraBlock in insulating the space.

 

 

Powell Butte Home has Water Stains on Foundation Walls in Crawlspace

Water stains are a great way to see if water is entering your crawlspace even if you check in the summer months. If your home has areas that experience high levels of moisture, or leaks, as time progresses a shadow gets imprinted on the foundation walls that will show where it is happening. Depending on the minerals around your home, this stain can vary in color. The home had these water stains, mostly prevalent around their crawlspace vents. To keep this water from causing mold or rot, they called in John's Waterproofing. 

Our crews began by clearing out all debris from under the home. We then installed a TripleSafe sump pump to collect all of the groundwater and direct it a safe distance away to a new LawnScape outlet. We then sealed our Cleanspace vapor barrier throughout the area. It was inserted under each wooden pier, and along each wall to ensure it would stay in place. To keep the walls waterproofed we also installed our SilverGlo crawlspace insulation which is waterproof and will help the space regulate its temperature so the home above can have lower energy bills. To finish, we installed new vent covers to keep the exterior environment out! This home is now protected and dry and healthy.
