This large crawlspace had dirt encased over the old 6 Mil vapor barrier. It also suffered from high humidity. To remedy the issue we removed the fiberglass insulation, and debris. We then installed a UltraSump Pump and laid down TerraBlock, CleanSpace, and Spray Foam on the foundation walls. As a final piece to protect it, we installed a SaniDry dehumidifier to keep this space dry and healthy.

Odd Odor getting Stronger in Basement - Seal Rock, OR

This basement had a nasty odor that was getting worse over the years. The homeowners had tried to clean the space thoroughly but the odor only came back and would be just as strong as before. Eventually, the owners decided to call up John's Waterproofing to see if the could determine the odor. The space had high levels of humidity, and mold spores were even found along the wooden parts of the homes foundation. To address the odor, waterproofing would be needed. 

To begin our work we applied Mold X2 as needed throughout the basement. With the mold addressed, we then needed to waterproof the basement to ensure the mold wouldn't come back. We dug around the perimeter in the basement, laying in a bed of gravel and our WaterGuard drainage system. This collects groundwater and grades it to the lowest point of the room where we installed a TripleSafe sump pump, which pumps the water safely away from the homes foundation. We installed our CleanSpace Wall system on the walls to guide any moisture from the walls to the new drain system. As a final step we installed a SaniDry dehumidifier to ensure the humidity levels are addressed and mold will not come back. 

Basement and Water in Seal Rock, OR

This homes basement was used as general storage with an exterior doorway that walked straight into the backyard, making it a great space to keep yard games and outdoor equipment. However when pulling out some camping gear, they found water on the foundation walls. They knew long term water damage could cause many negative health effects, and wanted to have their home healthy, so they called up John's Waterproofing to get a free inspection. Afterwards the design specialist talked through their options and benefits to each product we offer. 

To begin work, our installation crew dug a trench along the interior of the basement, this is carefully graded to a low spot in the basement. In this trench we install a bed of gravel, a TrenchGuard by the basement door, and WaterGuard around the rest of the space. BrightWall paneling is then installed along the foundation walls, this will not rot or mold, but will carefully guide water from the walls, into the drainage system. The drains take the collected water to a newly installed SuperSump Plus which then dispels the water safely away from the home. A SaniDry dehumidifier was then installed to keep the humidity levels under control, making this a dry and healthy environment. 

Water Pools in Low Spot of Crawlspace - Seal Rock, OR

Water flows downhill, and in this home case, pooled in the crawlspace's low spot. The homeowners saw water mold growing along the low spot, leaving stains on the foundation walls. The homeowners tried to have a simple 6 Mil vapor barrier, but it ended up bunching up in the low spot as water moved downhill. Thus, they searched online and called the industry experts here at John's Waterproofing. They had read up on our encapsulation system and were intrigued. 

To begin working, our crew removed the old vapor barrier and the debris that was present. We then installed a SmartSump pump with an UltraSump back up in the low spot. This will collect water and safely dispel it away from the homes foundation to a LawnScape outlet. TerraBlock insulation was then laid down over the dirt floor and encased with CleanSpace, a 20 Mil woven vapor barrier that is fully sealed into place. The vents were all sealed up and a SaniDry dehumidifier was installed. As a final step we send out our spray foam specialist who applied spray foam along the foundation walls to both air seal the space, as well as lower the homes energy costs. The final product, stays in place even if moved on, and the homeowners were thrilled that it will also make their home more energy efficient. 

Big Crawlspace Mess - Seal Rock, OR

Our System Designer was assigned to go see a home out on the coast with a real mess in the crawlspace. Due to all the fiberglass insulation that was falling down, it was difficult to move through the space. However with much effort, he found signs of water intrusion which caused some of the piers to sink into the soft sandy dirt, causing foundation problems. The floors above were warping and the homes downspouts were dumping far too close to the home. The designer then sat down to explain the issues at hand, and built a detailed proposal complete with a drawing of her crawlspace.

Later the installation crew headed to the coast to do the job. They cleared the crawlspace of all of the fiberglass insulation and the old remnants of the 6 mil vapor barrier. Three of the posts were replaced with adjustable steel SmartJacks and a full perimeter drain system was installed and graded to a SuperSump Plus at the lowest spot of the crawlspace. The discharge was attached to one of the downspouts so the collected water could be led well away from the home to a LawnScape outlet. Our installation crew then laid down a new 6 mil vapor barrier to help this space remain dry and healthy.

Crawlspace Flooded and Dirty - Seal Rock, OR

This homeowner had a plumbing leak in his crawlspace and the plumber discovered that water had been flooding the crawlspace over the years causing damage to the foundation of the home, for a waterproofing solution, the homeowner was sent to John's Waterproofing. 

 

Our System Designer arrived at the home and was greeted by the homeowner and went right to work; measuring the home and inspecting the exterior for possible contributing factors that could be causing or adding to the problem. Afterward, he sat with the homeowner to share his findings and presented a solution to suit the homeowner's budget while addressing the major issues that were found.

 

Our experienced crew came to do the work. First, all the old barrier and debris was removed from the crawlspace and a perforated pipe drain system was installed around the perimeter of the inside of the crawlspace and graded to push the water to the SmartSump that was installed at the lowest point. The discharge line was attached to the downspout pipe after making sure it was flowing satisfactorily.  Next, a new 6mil plastic barrier was installed on the floor, covering all the dirt and overlapping 18" and fastened up the side of the foundation to ensure that any water intrusion from the wall or footing would find its way to the drain system. The homeowner was impressed with the professional and hard-working crew and loved the 10 yr warranty! 

Reclaiming A Homes Clean Air -Seal Rock, OR

This homeowner found John's Waterproofing booth at a Home and Garden Show and was fascinated by what she learned about the company and CleanSpace. As she and her children suffered from allergies, she was very intrigued and wanted someone out as soon as possible.

 

Our System Designer was dispatched a few days later and did a thorough examination of the crawlspace and exterior of the home.  They sat down and put together a plan for remedying the water issue with a complete cleanout of the crawlspace, including all debris and the old insulation. Once completed the exterior vents were sealed and a perimeter drain system was installed to gather and lead the water to a SuperSump and an UltraSump Battery back up to ensure continued operation in the event of a power outage. Next, the floor was covered with TerraBlock, a high-density foam barrier that aids with insulation and protects the CleanSpace barrier. The posts are all isolated from the moisture and the CleanSpace 20mil, nylon-reinforced plastic barrier, was laid out. All seams were sealed and the barrier was run up and attached to the foundation walls. A SaniDry dehumidifier was installed to ensure that the space stayed dry, thus killing all existing mold and preventing any regrowth as the air was continuously cleaned. With over 50% of the air in your homecoming from the crawlspace, keeping it dry and healthy protects your home and family. 

 

The homeowner reported that their breathing improved greatly in a very short time.

Wet Crawlspace in Seal Rock, OR

This homeowner called fearful of water in their crawlspace. Our inspector came out and confirmed they did indeed have water in their crawlspace and it was beginning to make some of their foundation posts damp and soft, which over time will rot the post through and can create an environment where mold can grow. 

The homeowners listened to all of our suggestions and chose to do the full crawlspace encapsulation. This included removing the damp insulation, installing a perimeter drain system and sump pump and then encapsulating the whole space with our patented CleanSpace System and installing the SaniDry Dehumidifier. This allows for the home to be dry and comfortable. 

As a final finish, the homeowner opted to add perimeter spray foam insulation. This will reduce the home's energy use by up to 30% a year!
