When water began intruding on this basement, the homeowners were concerned. Their basement had been finished a few years prior, and they didn't think they had any water issues, but the wet spots on the carpet near exterior walls, was showing that water was getting in. To fix the issue, they called up John's Waterproofing. Our crew was able to go in and removed the damaged portions of the space. We installed WaterGuard along the interior parameter, diverting water to a new TripleSafe sump pump, and water was sent out, safely from the home. We then installed ThermalDry radiant barriers along the walls to insulate the space, and our finishing crew came in to re-finish the space. The home will now remain dry and healthy.

With water creeping through the foundation and into the basement, the owners of this home had concerns. They didn't know what this could do to their health, but they could determine that is smelled damp and musty. Knowing they wanted to do something about this before it caused issues, the owners contacted John's Waterproofing for a free inspection. We did a full walk-through the basement with the owners and than worked on a solution. To begin we would dig a trench around the interior perimeter of the room. We than lay down gravel and WaterGuard. This system will collect water and allow it safe travels to the lowest point. From here the water enters a TripleSafe sump pump and is directed away from the homes foundation. Along the walls we than installed our BrightWall paneling. This is a rigid plastic material that will not mold or mildew, and acts as a safe vapor barrier for moisture to travel behind and down into the drain system. We than finished this job by installing a SaniDry dehumidifier which will address any excess moisture in the space. Now the owners can rest easy knowing their home is healthier from the foundation up.

Exterior Doorway go Basement Brings in Water - Sheridan, OR

This homes basement had an exterior doorway that had water accumulating by the door.  That water would go under the door and pool in the basement.  The owners of the house would try to put towels against the bottom of the door but this would just delay the water.  After dealing with this for a few years they were ready to find a real solution.  For this they called up John's Waterproofing. 

To begin we dug a trench around the interior of the basement.  By the doorway we installed a TrenchDrain system that will collect groundwater. This is then connected to the newly installed WaterGuard drain system that then wraps around the rest of the basement. Water enters this channel and can move safely to the TripleSafe Sump Pump we have installed. From here water is pumped safely away from the homes foundation to a LawnScape outlet.  Along the walls we then installed our BrightWall panel system.  This provides a semi- finished look for the space that will not rot or mold, just allowing water to safely move from the walls to the drainage system.  As a final step we installed a SaniDry dehumidifier which will address any excess moisture in the space. 

Re-piping an Old House - Sheridan, OR

This older home had water pooling on top of their old 6 Mil vapor barrier. They had noted a damp odor which led them to discover this, but it wasn't groundwater. Their old pipes were leaking. Multiples spots had water dripping through rusted old piping, some were big cracks, others much smaller, but overall these would need to be replaced. The homeowners called up John's Plumbing Division to get their re-piping inspection and estimate. Our plumbers went out, crawled through the crawl space, mapped out the project and put together the estimate. Once accepted, the project was scheduled. We then went out and removed all of the old piping, installing PEX pipes to ensure this home will be set with fully upgraded plumbing. Once replaced we rechecked the entire system, ensuring it is all good to go. Now the homeowners won't need to worry about their plumbing! 

Water Evidence in Basement - Sheridan, OR

This basement was usually just a storage space. But after noting a damp smell, the homeowner began to pull some storage items away from the foundation walls. This was when they discovered the walls were damp to the touch. No wet spots were detectable on the floor, but the damp walls was a sign that mold and mildew could be just around the corner. To address this before it got worse, the homeowners called up John's Waterproofing to schedule their free inspection with one of our knowledgeable design specialists. 

To get this project started we dug a trench along the interior perimeter of the basement. We laid in a bed of gravel and out WaterGuard drainage system. To get the water safely from the walls to this new system, we installed BrightWall paneling. This guides the water down the wall and will not rot or mold. It is also easy to clean and gives a semi-finished appearance to the space. The drainage system is then graded to guide the collected water to a low spot where we installed a TripleSafe sump pump to pump the water safely away from the homes foundation. We also installed a SaniDry dehumidifier to help the space be dry and healthy. The homeowners then put their storage items back in place, and they no longer need to worry about moisture causing damage to the items here. 

In Search of a Basement Solution - Sheridan, OR

This homeowner had a water issue weeping through the basement walls. For years they had been applying waterproof paint to the walls to seal up the water intrusions. However with water pushing up behind the paint, this does ultimately bubble and peel as the years progress, making this a constant work in progress to remove the paint, reapply, and repeat. They were ready to explore long term solutions for this space, and called up John's Waterproofing. 

To begin on this project our crew dug a trench along the interior perimeter. Here we installed a bed of gravel and a full WaterGuard drainage system. Next we installed a Brightwall panel system on the walls, this will not rot, mold, and brightens the space. It ensures all water and moisture is guided down the walls and into the drain system. From here it grades through the drain system and into a TripleSafe sump pump where it is then dispersed well away from the foundation to a LawnScape outlet. We then brought in a SaniDry dehumidifier to help the space have healthy air. While we do recommend an annual service to keep the system in tip-top shape, the homeowners are thrilled with how much easier this is, and are happy knowing their home is truly dry and healthy. 

Water on Basement Floor in Sheridan, OR

Homeowners were tired of the water that would appear on their basement floor. It seemed to be getting worse over the years, and they needed a solution to keep their basement safe. They searched online and ended up calling up John's Waterproofing for a free inspection and estimate. A system designer came out and after a thorough walkthrough, they worked with the homeowners to find a solution made to suit their home and their budget. 

To begin work, a crew dug a trench along the interior of the basement. Here we installed a bed of gravel with WaterGuard laid on it. The walls then had BrightWall paneling installed. These will work together to ensure any water and moisture moves down into the drainage system, grading it along to a new SuperSump pump. From here all water is sent out and away from the home. This combination of work gives the basement a semi-finished look that is easy to clean, and brightens the space. 

Ready to List Crawlspace - Sheridan, OR

Certain things have to be brought up to code for a home to pass inspection for a real estate transaction and one of the most frequent problems is when the crawlspace is in disrepair and/or wet. In this case, it was both, wet and the old vapor barrier was in poor condition and not covering the entire crawlspace.  Our Real Estate Specialist was sent to inspect and write a proposal that included Real Estate discount pricing.

A week later our System installers were dispersed to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty!

 

 

Groundwater Entering Basement - Sheridan, OR

Water is a strong force, and when high levels of water protrude on the foundation of a home it will look for a way to get through. This old home had a few minor cracks showing up along their foundation floor in two of the corners. When heavy rains came by, water could be found in these places. To control this issue before it worsened, John's Waterproofing was called in. 

Our crews began by digging a trench along with the interior parameters. Here we installed our WaterGuard drainage system. This will collect groundwater and push it to a newly installed TripleSafe sump pump which then takes all of the water out and away from the home. We then installed BrightWall panels along the basement walls to give it bright, easy to clean, and waterproof protection.

Heavy Rain brings Mud and Flooding to Crawlspace - Sheridan, OR

This home had a basic vapor barrier in place, this had been handling the groundwater well, but heavy rains brought forth more than it could handle. The rain had loosened up some mud around the home which had pushed towards the crawlspace entrance and flooded under the home. The vapor barrier was covered in mud and the entryway was clogged up from the outpouring of excess mud. To fix this issue, John's Waterproofing was called in. 

Our crew began by clearing the way, to keep the entryway safe, we installed an EverLast Access Well and a new EverLast Doorway. These will provide safe entry under the home even if the heavy rains come back in force. We then dug out the excess mud from under the home and removed the old vapor barrier. To help with groundwater control we installed a three-inch perforated drainage pipe system that connected to a new Smart Sump which will force the water out and away from the foundation of the home. The dirt floor was then covered up with a new vapor barrier. The homeowners were very pleased that no lasting damage had occurred, and they would now be ready for the rain. 

Support Beams Needed - Sheridan, OR

The homeowners found a beautiful home in Sheridan and were excited to move in. When an inspector came out though, it was discovered that one of the beams under the house was failing, and another was in bad shape. To support the home properly, new support beams would need to be installed. 

Johns came out to help, we ended up installing two new metal support beams in the crawlspace so that the new homeowner wouldn't have to deal with any sagging or drooping floors. While, ultimately we will want to go and do a crawlspace encapsulation for the house, this was not something that the homeowners wanted to pursue at this moment. But we are glad we were able to go out and give the house the proper support it needs.
