Musty Basement with Mold and Moisture in Sisters, OR

When the ice and snow melts, this basement gets musty odors, and moisture can be found along the foundation walls. Wanting to protect their home for extensive water damage, they decided to schedule a free inspection. Upon inspection, we moved some items away from the walls and found mold was already growing in the home. To stop the mold and keep it from coming back we suggested a waterproofing system. The homeowner agreed, and we scheduled their installation. 

To begin the job our crew dug an interior perimeter drainage system. This consisted of a bed of gravel and WaterGuard that is graded to a newly installed TripleSafe sump pump. From here all water is sent out and away from the homes foundation. Since the walls had moisture on it, we then installed our BrightWall paneling. This will guide water to the drain system to be dealt with. It also will not mold, mildew or rot, and is easy to clean. As a final step we installed our SaniDry dehumidifier to ensure the space remains healthy and mold isn't able to grow here. 

Musty Basement in Sisters, OR

This homeowner was looking to start working towards a finished basement. They wanted to space to be livable, but knew that as is, they had a big moisture issue. After researching online, they knew waterproofing was the first step they would need to take. They called up John's Waterproofing and had a full inspection performed so they could talk about options. 

To make the project more budget friendly, they decided to start with waterproofing and get the space finished at a later time. To set up the space properly, we began by digging a trench along the interior perimeter. Here we installed a WaterGuard drainage system. The walls were then waterproofed and insulated with out ThermalDry radiant vapor barrier. This will direct any wall moisture to the drain system and keep the spaces temperature regulated, lowering the homes energy bills. The water in the drain system then grades along to a new TripleSafe sump pump to be discharge away from the home. As a final step we installed a SaniDry dehumidifier. This space is now waterproofed and will be ready to finish when the homeowners are ready!

New Construction Presenting Water Problems - Sisters, OR

The homeowner was nearly finished with this beautiful home in Sisters, when they discovered a large amount of water in the crawlspace after a rainstorm. This was not something that was expected, so John's Waterproofing was called up for help. A System Designer traveled over the mountain to check out the situation. The homeowner was pumping out the water when he arrived so he was able to go into the crawlspace to inspect. He could see by the water line on the foundation that the crawlspace had roughly 8 inches of water at the peak of the flooding. He measured the space and sat with the homeowner and put together a proposal on his computer that would take care of the problem. The homeowner didn't want this new home to be compromised so they chose to move forward with a full encapsulation solution. 

The crew arrived a few weeks later to do the work. They had very little debris to remove from the crawlspace and then they got to work digging a trench around the perimeter of the crawlspace to hold a 3" perforated pipe encased in a silt sock to gather the water. This system terminates at the lowest spot of the crawlspace to a new TripleSafe sump system. The sump discharged the water to a 60' line of drain pipe that was installed underground down the slope of the property, terminating at a LawnScape outlet so the water could safely run downhill. Next the crew laid down TerraBlock insulation over the dirt floor. We then brought in CleanSpace. This 20 Mil woven vapor barrier is inserted under each wooden post, anchored along the walls, and fully sealed into place. The vents were then sealed up, and a SaniDry dehumidifier is installed to control the moisture, preventing mold from being able to form. A few days later our spray foam specialist arrived to apply spray foam along the foundation walls to make this space fully insulated and lower the homes energy bills. 

Crawlspace in Need of Help - Sisters, OR

This homeowner suspected that some cleanup and repairs might be needed for her crawlspace so one of our Design Specialists was scheduled to go take a look. Once there, he thoroughly examined the crawlspace and shared his findings with the homeowner. After sitting with her and sharing the options, the homeowner chose a full crawlspace encapsulation for its advantages in health and more, so the job was scheduled.

Our crew removed the 6 mil vapor barrier, drooping fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge. TerraBlock, a high-density foam product was laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is also used to isolate each wooden post from any moisture and all seams were sealed up and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

Falling Insulation Clogging Crawlspace in Sisters, OR

This home had significant amounts of water that had soaked up into the fiberglass insulation. Each year when the snow and ice melted, this crawlspace would take on a lot of water. With the melt-off coming down the hill, it led to high water levels which soaked up into the insulation, leading to this falling down in pieces. Due to the falling fiberglass, this crawlspace was difficult to maneuver through.

To begin we removed the old fiberglass insulation and debris from under this home. Then a 3" perf-pipe drain system was done around the perimeter and graded to a new Sump system. Then Terra Block was laid throughout and all posts were isolated with our 20 mil vapor barrier the barrier was laid out in the crawlspace and sealed with special 4" tape at all seams; SilverGlo was installed along the walls with spray foam to air seal the space. As another layer of protection, a SaniDry Sedona dehumidifier was installed to truly keep this home dry and healthy. 

Energy Costs Sore Due to Crawlspace in Sisters, OR

This home had experienced very high heating costs during the Winter season. Looking to save money, they turned to their crawlspace to look for a solution. 

Our crew came out and began by cleaning out the crawlspace. Our TerraBlock crawlspace insulation was laid out on the floor to help maintain a warmer temperature. The crawlspace walls were then covered with our SilverGlo panels. Each post was then isolated with our CleanSpace vapor barrier which encased the entire crawlspace flooring and against the walls. New vent covers were then added in and a SaniDry Sedona dehumidifier. The homeowners quickly saw their energy bills lower, and their home was more comfortable year-round. 

New Homeowner Discovers Sagging Floor under Carpet - Sisters, OR

The Homeowners just purchased their home and wanted to redo some of the interior before moving in. The removed the old wood stove, and ripped up all the old carpeting, and that was when they discovered that the floor was sagging, especially in the spot where the old stove had been. The crawlspace never had additional support put in to be able to handle the weight. Over the years the moisture had seeped into the floorboards and the weight of the wood stove escalated the issue. With the carpet, this was difficult to see, but with the space bare, it was blatantly obvious. 

To protect this house we started by going in and removing all the old debris. Our experts then added in SmartJacks to the sagging floors so that the homeowners wouldn't have to worry about the homes floors giving out. We then added in a new 20 Mil Plastic Vapor Barrier that is tear resistant and sealed it along the interior of the crawlspace, securely inserting it under each post so no water or moisture could creep into the woodwork. 

No More Water Intrusion for a Crawlspace in Sisters, OR

After receiving a call from a homeowner in Sisters, Oregon about a wet crawlspace, our crews went to help fix the problem. Our team removed debris from the crawlspace and then installed Terra Block underneath the CleanSpace encapsulation system to add extra insulation and padding. CleanSpace will not only keep out water vapors from entering the crawlspace but also help keep the heating costs down by keeping the floors warmer.
