Basement has Water Stains- Turner, OR

This basement had a water issue.  The homeowner never saw any water,  but water stains were on the fountain walls and the stains were covering more space as time went along. The homeowner wanted to get this fixed since they didn't want flooding water to show up.  They called John's Waterproofing after seeing one of our trucks.  

To address the homes issues we did a basement Waterproofing.  We began by digging a trench along the interior perimeter of the basement.  Here we put in a bed of gravel with our WaterGuard drainage system.  This collects ground water and the water from the foundation walls.  The walls had our BrightWall panels installed over them to get the water safely to the drainage system. All water then travels to a low spot where a TripleSafe Sump Pump is installed which will send the water away from the home.  A SaniDry dehumidifier was finally installed and the space is now dry and healthy for the homeowners to enjoy.  

Chilly Water Heater, High Energy Bills in Turner, OR

This hillside home had a pretty good amount of room on downslope of their crawlspace. Since the room was available, this was where the water heater, pressure tank, and Electrical paneling was placed. While it makes sense, the homeowners saw a dramatic increase in their energy bills when it was cold outdoors. To get their energy bills down they were ready to explore encapsulation options. 

To begin our install crew removed the old vapor barrier and debris from under the home. We then installed a TripleSafe sump pump in the low spot to send groundwater well away from the homes foundation. TerraBlock insulation was laid over the dirt and CleanSpace encased over that. A couple weeks later our spray foam specialist arrived and insulated the foundation walls. The homeowners are happy with how clean their crawlspace is now, and were happy to report the monthly energy bills went down!

Fixing a Crawlspace - Turner, OR

It is so very important to research a contractor before you hire them. This homeowner hired a contractor to fix the water problems in her crawlspace and, in the end, the water problem was not solved. The contractor couldn't be contacted to fix the issue. To address the problem, she called John's Waterproofing and we were happy to help her. After the System Designer explained to her why the current system was not working and the logistics of what she needed that we could provide.

Our crew was dispatched to the home a few weeks later to get the work done. They removed the old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of 3" perforated pipe in a silt sock and terminated to the lowest spot of the crawlspace. The crew then installed an UltraSump with battery backup. On the exterior of the home, they addressed 6 downspouts with 70' of 3" PVC pipe which connected with the sump pump and discharged safely out and away from the home. An Everlast door replaced the rotting wood access door. Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.

The homeowner can now rest assured that the crawlspace will be dry and is warranted for 10 years. 

Two Wet Crawlspaces - Turner, OR

It is not unusual for John's Waterproofing to inspect a home and find it has 2 or more crawlspaces divided by foundation walls. This is common when a homeowner builds additions to their home. This homeowner needed their crawlspace water issues taken care of in preparation to listing their home for sale to avoid any buyer objections. A System Designer was sent to inspect and measure and take photos so he could present the homeowner with an accurate proposal.

In the crawlspaces, the old and damaged vapor barrier was removed and a 3" perforated pipe drainage system was installed around the perimeter and under the old foundation wall and graded to the lowest point of the crawlspace where a SuperSump pump and Battery Backup was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. Now the crawlspace was up to code and wouldn't prevent a sale from going smoothly.

 

 

Wet Crawlspace brings Water Damage to Basement in Turner, OR

This home is built into the hillside and has a finished basement with a crawlspace on the hillside portion of the foundation. Unbeknownst to the owners, water had been making its way into the crawlspace, and slowly seeping into the adjoining basement wall. The owners knew something was off when the drywall on that wall had water stains along the baseboard. To address this issue, they called in John's Waterproofing. 

Our crew began by addressing the crawlspace, we installed a TripleSafe sump pump and a SmartDrain system to help water divert to a safe distance away from the home's foundation. The entire crawlspace was then encased in our CleanSpace vapor barrier.  This 20 Mil rip and tear-resistant material wraps around each post and is secured against each wall to truly keep out water. We then moved to the basement and removed the damaged drywall and installed our BrightWall finishing system to give a clean, waterproof, and finished look that will last. This home is now dry and healthy! 

Standing Water in the Crawlspace, Tuner OR

Homeowners called John's Waterproofing when they discovered standing water in their crawlspace. While it had tarp laid out in the space, it was not fully encapsulated, so the water was still getting in and was puddling on top of the tarps. There was also evidence of vermin making their way into the Crawlspace. 

To solve the water issue, and encapsulate the crawlspace from further pest issues, our install crew got to work. We removed all of the old tarps and debris from the crawlspace. With a blank canvas, a pipe was dug down around the interior of the crawlspace, all leading to the Smart Sump Pump that was installed. We added in a discharge line from the Sump Pump out and away from the house so no water build up would occur. We then added in a black plastic covering for the crawlspace and taped and sealed it completely in place. Any chance of water would now go through the sump pump and away from the home so that it could be in tip-top shape. 

Our crew goes and checks on the crawlspace annually to ensure the system is cleaned and properly maintained. No more water issues will occur, and we are proud to save the homes foundation and the air quality that flows up into the house!
