Replacing the Vapor Barrier in Warrenton, OR

A simple 6 Mil vapor barrier needs to be replaced every now and then. They are susceptible to rips, tears, and critters like to chew through them. They also often shift positions and the damp earth ends up exposed, which allows moisture to make it's way more into the crawlspace. This home was due to have their vapor barrier replaced. They informed their design specialist that it was more out of place than usual and that the mud caked on top of the vapor barrier happened quicker than it had in the past. This is a sign that water levels had been rising and the pooling water made it's water onto the vapor barrier. To address this and keep the project within the homeowner's budget, we installed our pipe, pump, and plastic. We removed the old vapor barrier and debris. A full perimeter drainage system was installed, which guides groundwater to a newly installed TripleSafe sump pump to be sent away from the homes foundation. A new 6 Mil vapor barrier was than installed, the edges overlapping and run up the wall. When the barrier needs to be replaced again we can do so, or upgrade to an encapsulation. 

Addressing a Crawlspace Before Selling - Warrenton, OR

This home was going to be going onto the market. To ensure the sellers would have the asking price they wanted, they had a few aspects of the home that needed to be addressed. One of these aspects was the crawlspace. It had debris throughout it and water would pool over the old 6 Mil vapor barrier, so caked on mud was present. They were referred to John's Waterproofing to seek out repairs. At the inspection the sellers opted to move forward with a pipe, pump, and plastic. 

Our installation crew went and removed the general debris from under the home. We then pulled out the old 6 Mil vapor barrier. A trench was then dug around the interior perimeter, here a bed of gravel was laid out, with WaterGuard installed over it. This will collect groundwater and grade it along to the lowest spot of the crawlspace where we installed a SuperSump Plus to then dispel the water away from the homes foundation. As a final step, a new 6 Mil vapor barrier was brought in, with edges overlapping, and run up the wall to help protect this home against water damage until the simple barrier needs to be replaced in a few years. 

Critters Tear up Vapor Barrier and Old Insulation - Warrenton, OR

Homeowners heard a scuttling noise from their crawlspace, they called up an animal control service to search out the issue. There were critters creeping through the crawlspace, and chew marks were prevalent on the old 6 Mil vapor barrier, with fiberglass insulation pulled into bedding places. The animal control company removed the critters they found and recommended John's Waterproofing for an encapsulation, the best way to deter critters. The homeowners wanted their home to be healthy, so they were eager to move ahead and get their home encapsulated. 

To begin working we removed the old and damaged materials from the space. With a clean bass, we installed a SmartSump in the lowest spot of the crawlspace. This will ensure any unwanted water is safely sent out and away from the homes foundation. We then laid down TerraBlock insulation along the dirt floors and brought in CleanSpace. This is a 20 Mil woven vapor barrier with a 25 year warranty against rips and tears. The vents were all sealed up and spray foam insulation was applied to the foundation walls. As a final step we installed a SaniDry dehumidifier to ensure this home is taken care of. 

Addressing a Long Standing Issue - Warrenton, OR

We had visited this homeowner several years prior, however, he wasn't ready to move forward at that time. After three years of living with the water issue, he called back, finally ready to go. Since time had passed, we needed to perform a new inspection, so a system designer was sent out to asses. The specialist did a full inspection of the exterior of the foundation to check for any landscape/drainage issues and crawled the entirety of the crawlspace so that his proposal would be accurate. The homeowner sat with the System Designer and a proposal for encapsulation was crafted and signed electronically. 

The installation crew began the work by removing the old 6mil plastic barrier, dirty fiberglass insulation and other assorted debris. A trench was dug around the perimeter to hold a 3" perforated pipe drainage system and graded to a SuperSump system with an UltraSump battery backup to ensure continued operation in the event of a power outage. TerraBlock, a 1/2' thick dense, flexible foam barrier was laid on the dirt floor. This aids in insulation and protects the CleanSpace barrier from punctures. CleanSpace a 20mil, nylon-reinforced barrier was next and all the seams were sealed and posts isolated to prevent any moisture from rising into the crawlspace. It was fastened to the foundation walls just below the rim joist. The vents were all sealed and a SaniDry dehumidifier was installed to keep the humidity controlled and filter the air. A few days later, a 3" layer of single-cell spray foam was applied to the foundation walls and rim joist, completing a sealed and insulating the crawlspace.

Standing Water Causes Damage to Crawlspace - Warrenton, OR

This home had a vapor barrier that had been installed years before, but with no maintenance to keep it in place or clean, water had pushed its way into the crawlspace. Water could be found pooling on top of the barrier, and mud was throughout the crawlspace. The above fiberglass insulation was drooping and falling apart. Wanting to keep their home warm, the homeowners had called for new insulation. After going over how fiberglass is made to be encased tightly on all sides and presenting insulation options made for a crawlspace, we found the right solution for this home. 

Our crews began by going in and removing the old fiberglass insulation and old vapor barrier. We then installed a TripleSafe sump pump to divert groundwater out and away from the home to a LawnScape outlet. We then laid our TerraBlock crawlspace insulation over the dirt floor and encased the post footings with Cleanspace. Cleanspace was then placed throughout the crawlspace and fully secured along the walls. The crawlspace walls were then covered in spray foam insulation. To finish off we installed new vent covers. This home will now be dry and healthy. 

Water Pooling on Vapor Barrier in Warrenton, OR

The homeowners had a vapor barrier added into their basement a few years back. They had thought it would be an out of sight, out of mind situation, however, they decided to check on how it was holding up and once they opened up the door to their crawlspace they discovered heavy, water saturated fiberglass insulation, and pooling on top of the vapor barrier. The company that had installed it never fully sealed it. Water was coming in where the plastics overlapped and through the crevice's between the barrier and the posts. This was not a solution that they were looking for, it wasn't doing the job at all. 

Our crew began by removing all of the old and damaged material under their home and had to dry it all out. Since they had a large amount of water, we dug down a three inch perforated pipe along the interior of the crawlspace and attached it to a Super Sump Pump to help pull the water out and away from the home. We then laid down a 6 Mil Black Plastic and sealed it all up, making sure that it was attached to the home, and was secured around or under each footing as needed. 

To make sure that the home is cared for, we always recommend an annual service check up, that way we know all of the equipment is working properly and has not been disturbed. We want to make water issues a thing of the past. 

Leaky Basement in Warrenton, OR
