Crawlspace Moisture Causing Mold - Yacolt, WA

This home had moisture affecting the crawlspace, mold was growing and the musty odor was entering the home. The homeowner had a mold allergy, and could tell their allergies were worsening. To keep their home as a healthy space, they would need to address the crawlspace water issues. To do this, they began researching local waterproofing companies and called up John's Waterproofing for a free inspection. During the in-home inspection, mold was found in the floor joists where the old fiberglass insulation was harboring moisture. To provide a long-term solution, the homeowner decided to get a full encapsulation. 

The first step to getting a dry and healthy home was to clear out the crawlspace. Our crew pulled out the old fiberglass, the damaged old vapor barrier, and the debris that was present. We then treated the mold with Mold X2. A full drainage system was installed to collect and guide groundwater to a newly installed TripleSafe sump pump. From there water is guided away from the home. We then laid TerraBlock insulation over the dirt floor and sealed all of the crawlspace vents. CleanSpace was brought in, installed under each wooden post, attached along the rim joist, and sealed into place. A SaniDry dehumidifier was installed and spray foam insulation applied to the foundation walls. The space is now dry and healthy, and the homeowner is happy knowing their home can once again be a healthy environment for them.

Rotting Wooden Posts in Yacolt, WA

This homeowner noted that their floor was 'bouncy' in a few spots. They looked online to see what this would be from and discovered this was a sign of something wrong with the wooden posts in their crawlspace. They decided to get a free inspection from John's Waterproofing to see what was happening. We scheduled a design specialist to perform a full inspection and they discovered that eleven wooden posts were no longer touching their footings, rotting away from water contact. To protect the house, they would need some serious crawlspace repairs. 

We sent out a crew and they began by clearing out the crawlspace of the old vapor barrier and debris that was present. We then replaced the rotting posts with SmartJacks, adding in seven more to add support where long term damage had caused excess sagging. With the floor re-stablished we then added in a drainage system, this will keep excess water from pooling and guide it to a newly installed TripleSafe sump pump to be pushed out and away from the homes foundation. A new 6 Mil vapor barrier was installed and the homeowners will need to have the barrier inspected annually, to be replaced every few years to keep water issues under control. 

Mold in Crawlspace Causing Concern - Yacolt, WA

Musty smells in the home can mean mold. This homeowner discovered mold in their crawlspace after determining the smell in their home was originating in the crawlspace. To address this the homeowners sought help, and called up John's Waterproofing. We sent out a design specialist who did a full inspection and found the homes crawlspace had high humidity, which was causing the mold to occur. 

To address this we sent out a crew. They began work by pulling out the damaged old vapor barrier and general debris. Once the space was clear we installed a TripleSafe sump pump with a full interior perimeter pipe system to collect groundwater and discharge it away from the homes foundation. We then laid down a 6 Mil vapor barrier, overlapping and running it up the walls. We then applied MoldX as needed. Since the home suffered from high humidity we also installed a SaniDry dehumidifier. 

Sagging Floors - Amboy, WA

This homeowner called us over concerns that his floors were sagging in his 1920's home. A System Designer went to the home to do an inspection, and take measurements and photos. He discovered that, due to continuous seasonal flooding, the foundation was being compromised and the posts were not solidly planted on their piers any longer. The homeowner had done his research and was not surprised when the System Designer suggested SmartJacks as part of the solution. He wanted to keep his beautiful old home in good condition, so he was all in. 

To begin our crew removed the 6mil vapor barrier, fiberglass insulation, and debris. They installed a 3" perforated pipe drainage system around the perimeter to collect the groundwater and direct it to a newly installed TripleSafe sump pump, along with proper discharge out and away from the foundation.  All the wooden posts were replaced with SmartJacks, which is an adjustable galvanized metal supplemental support system used for restoring floors to their original position. It not only provides supplemental support to your failing structure, but it can also often lift failing floor joists or beams, and because they are rust proof they last for a very long time and they can be adjusted over time if needed. We then laid down a new 6 Mil vapor barrier which runs up the foundation walls eighteen inches to help keep this home dry and healthy. 

Water Entering the Crawlspace in Yacolt, WA

Two common mistakes that homeowners make regarding their crawlspaces are keeping the vents closed when the temperatures are above freezing and allowing the bark that they add to flowerbeds around the home's foundation, to get higher than the vent openings. This homeowner was guilty of both and as a result, water was getting in over the bark and flowing through the vents. The added water and humidity that resulted had lead to mold growing profusely. The system designer explained to the homeowner how this was negatively impacting his crawlspace and that the mold damage could only be fully remediated by encapsulating the crawlspace. The homeowner decided to do that because he knew how toxic mold could be to his family.

The crew arrived and installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to a newly installed TripleSafe sump pump, along with proper discharge away from the foundation. TerraBlock, a high-density foam product was laid over the dirt floor to properly insulate the crawlspace. Over this we laid down CleanSpace a 20mil, nylon-reinforced barrier. This is used to isolate each wooden post, anchored to the foundation walls, and sealed up completely. Lastly, a SaniDry dehumidifier was installed to ensure this home stays dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to complete the insulation.

Crawlspace Transformation - Yacolt, WA

A homeowner called John's Waterproofing complaining of sloping floors in her home.  She suspected, rightfully so, that there was a problem in her crawlspace.  A System Designer was dispatched to check out the problem and he discovered that it was much worse than she expected. There was up to 4" of water in some areas of the crawlspace at the time of inspection and because it had been an ongoing problem, some of the posts in the crawlspace were rotting. 

Before any work could be done, the crawlspace had to be dried out. To begin our crew removed the old 6 mil vapor barrier and fiberglass insulation and debris and placed a sump pump and fans in the crawlspace to dry it out. A couple of weeks later, the space was dry enough to do the installation. They installed a 3" perforated pipe drainage system around the perimeter to collect the water and direct it to the newly installed TripleSafe sump pump, along with proper discharge out and away from the home to a LawnScape outlet.  Some of the wooden posts were replaced with Smart Jacks, the SmartJack Crawl Space Stabilizer is an adjustable galvanized metal supplemental support system used to replace failing posts. It not only provides supplemental support to your failing structure, but it can also often lift failing floor joists or beams, restoring them to their original position. TerraBlock, a high-density foam product was then laid over the dirt floor. This aids in insulating the crawlspace protecting the new CleanSpace, 20mil, nylon-reinforced barrier. This is used to isolate each wooden post and anchored to the foundation walls. Lastly, a SaniDry dehumidifier was installed to ensure this home stayed dry and healthy. With all the vents sealed, Spray Foam insulation was applied to the full wall of the foundation to keep the home insulated and keep the air clean and free of mold.

 

Sagging Foundation Sinking More Each Year in Yacolt, WA

Having an old house can add a lot of charm and character, but for homeowners, it can also mean more maintenance to ensure the home is safe. This homes foundation had been settling through the years, and the homeowner was aware that this issue was getting progressively worse. More windows and doors would stick or sit off kilter in their place, some areas of the floor would be bouncy and uneven. Since the issues were focused on the beams under the home, they knew that the actual foundation walls were holding up, and John's Waterproofing could assist. 

Our crew began by clearing out debris, we than began to reinforce the home. Under the home we found wooden beams rotting and cracking, we replaced these, one hundred and twenty feet total. We than looked over each wooden post, we changed out eleven posts for our SmartJacks, and added in another seven SmartJacks to give the home the added support needed. This home was now stable and sitting much better than it had in years. We then added in a 6 Mil vapor barrier to protect against water issues from harming the home. 

Water and Wood Rot under the Home - Yacolt, WA

This home had water damage under their home, the water was getting absorbed into the wooden framing of the home and rotting the wood. Because of this, portions of the floor were sloping and shifting. To keep the home from having further issues, John's Waterproofing was called out. 

Our crew safely installed eighteen SmartJacks, placed to support the home. These are metal and can adjust heights should that need ever arise. We also added in one hundred and twenty additional feet of wood beams to support the underside of the home. The dirt floor then was covered in a 6 Mil plastic vapor barrier to help keep water damage from occurring. 

Pre-emptive Waterproofing - Yacolt, WA

We received a call from a homeowner who wanted to make sure that her basement stayed dry. After one of her neighbors had their basement flood thanks to a plumbing leak. This homeowner wanted to take some precautions to make sure that she didn't have to deal with the same inconveniences as her neighbor.
