When water began leaking into this homes unfinished basement, the homeowners had to move around their stored items and rush to find a company that could help them out. The rainy season had only just begun, and if their basement was already dealing with standing water, heavy rains threatened to flood the space. After a full inspection from a John's Waterproofing specialist, they were ready to schedule their homes waterproofing project. 

To begin, we had to dry out the space. We then dug a trench around the spaces interior perimeter. This is where we laid down a bed of gravel and a WaterGuard drain system. This is graded along to a newly installed TripleSafe sump pump to then divert the water safely out and away from the homes foundation. The walls were then semi-finished with a BrightWall panel system. These will not rot or mold, and guides any wall moisture safely down the wall and into the drain system. We also installed a SaniDry dehumidifier to ensure the space remains dry and healthy. The homeowners are thrilled the project could be completed before any major rain came along, and enjoy how much brighter the space is now with the wall systems installed. 

While working to close on a new home, there was a hiccup in the crawlspace, a few small pools of standing water was found. While the space had a simple 6 Mil vapor barrier, it needed the pools of water handled before the sale was going to finalize. They called up John's Waterproofing for our real estate Fix it To List it program. 

To solve the issue here we pulled out the vapor barrier. We then installed a drainage system. This included a three inch perforated pipe in a silt sock. This was installed around the interior perimeter, all grading the collected water to a SmartSump with an UltraSump pump back up. We then laid down a new 6 Mil vapor barrier and then sale was able to proceed. 

We often get calls from Brokers looking for a quick quote and work to have the space up to local codes. To provide a quick turn around on work, we have our Realty Design Specialist who can get approximate numbers to a broker in 1-2 days based on their inspection reports. If they decide to move forward, an in-person inspection is done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the old vapor barrier. This home needed out realty special to pass inspection; a PPP or Pipe/Pump/Plastic.

Our System installers were dispersed to do the work. The old barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was then installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. A new 6mil vapor barrier was installed on the dirt floor and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the drain system. The work satisfied the prospective buyer and the sale could move forward.

This home was ready to be sold, however upon home inspection, there were multiple small pools of water found under the home. The home was located in a high water table area, and it would need a proper drainage system to stand up against the water issues that were present. Before the home could be sold, this would need to be handled, so John's Waterproofing was called in. 

To begin, our crew did a dry out because a recent rainfall had occurred so the pools of water delayed installation. Once the space was dry we pulled out the debris and old, damaged vapor barrier from under the home. We then installed a TripleSafe sump pump with a full three inch perforated drainage system. This would grade water to the new sump pump and then push it out and away from the home via a LawnScape outlet. We then laid down a new six Mil vapor barrier to help keep the home dry and healthy for its new owner. 

We had assisted this customer back in 2017. They had a vapor barrier installed in their crawl space. There had been a tear so they called us back to have us fix the holes.

We gladly went out and completely tore out all the damaged 6 mil Vapor Barrier so that we could reinstall it. The customer was ecstatic that we were able to come out on such short notice and to do it in such a short span of time. 

Our crews recently went out on a job in Yamhill Oregon. The customer had noticed water in their basement and wanted to get the problem fixed before it got out of hand. Our team installed BrightWall finish on the basement walls to make sure that any water coming in from the walls would flow into the WaterGuard system that was put in along the base of the basement walls. The WaterGuard system channels the water to the sump pump. This homeowner had us install a SuperSump sump pump that includes a WaterWatch Alarm System to alert the homeowner of any future issues. Now the homeowner can enjoy their dry and healthy basement for years to come.
