Cold and Musty Crawlspace in Cheshire, OR

As a home aims to keep a comfortable temperature, proper insulation becomes so important. Retaining that heat or cold, depends on the home being energy efficient. One way to lower home energy costs is to have your crawlspace properly insulated. Fiberglass is not made for a crawlspace, and retains moisture, droops with water weights and locks water against the wooden beams in your home, leading to rot and mold. To help this home become more energy efficient, the homeowners called up John's Waterproofing for a real solution; encapsulation. 

To begin helping, we pulled out the homes old fiberglass insulation, it was droopy and had a nasty musty odor. We then pulled out the debris from the space. We then installed a SmartDrain in the lowest spot of the crawlspace to collect groundwater and send it out and away from the home. Next we laid down TerraBlock to insulate the dirt floor. CleanSpace is then inserted under each wooden post, anchored along the walls, and sealed into place. We sealed up all of the vents, brought in a SaniDry Dehumidifier, and applied spray foam insulation on the foundation walls. This home will now be dry and healthy, and the homeowners will enjoy lower energy costs! 

Dry Crawlspace Encapsulation - Cheshire, OR

Although this crawlspace didn't have any excessive water problems, there was always moisture rising from the dirt. At a Home and Garden Show, the homeowner stopped at John's Waterproofing booth where he learned that 50% of the air in his home was rising from the crawlspace and the homeowner's child suffered from significant allergy problems so he wanted the problem fixed right away.

 

A System Designer came to the home and following a thorough inspection, the designer sat down with the homeowner and showed him what we could do to clean the air and help his son breathe better. 

 

The crew arrived a few weeks later and got to work. The old barrier, fiberglass insulation, and debris were removed from the crawlspace and all exterior vents were sealed. Because water intrusion wasn't an issue neither a drain system nor a sump was necessary so after sealing all the vents, they commenced installing TerraBlock, a dense foam barrier that aids in insulation, and the CleanSpace 20 mil, a nylon-reinforced plastic barrier that covered the space with sealed seams and attached to the foundation walls. Lastly, a SaniDry dehumidifier was installed to maintain moisture levels, thereby preventing mold growth and continuously filtering the air, keeping it clean and dry. Lastly, 2.5" foam insulation was applied to the walls. Now the homeowner can expect not only cleaner air but lower utility bills as well. 

Falling Insulation, Rising Energy Bills - Cheshire, OR

Energy Bills have a tendency to fluctuate, but this homeowner thought theirs was a bit too drastic of a change and started looking for a way to help control their energy bills. After looking throughout the home, they noticed that the fiberglass insulation in the crawlspace was falling apart and in some places, was completely on the ground.  After researching this issue, the homeowners learned that this happens due to water weight in the insulation, and the best way to protect a home, it through proper crawlspace insulation. 

To help out, we began by removing the old insulation and clearing out debris from under the home. We then installed a SmartSump to collect groundwater and divert it away from the home. Next TerraBlock crawlspace insulation was laid over the dirt floor and sealed in with our CleanSpace 20 Mil thick vapor barrier. This encases the crawlspace to keep water out and the TerraBlock will help to regulate the temperature. Next, the foundation walls were insulated with spray foam, and a SaniDry Sedona dehumidifier was installed. To finish making this home dry and healthy we upgraded the vent covers so that the unconditioned air outside wouldn't enter the crawlspace. 

Water Damage to Crawlspace Insulation - Cheshire, OR

When waterproofing a crawlspace, it can be appealing to go with the bare minimum and save money. The crawlspace can't be seen, and for that reason a lot of people don't particularly wish to invest in it. However, getting a waterproofing system in place that is made to solve your water issues is important for your homes health, the cleanliness of the air in your home, and also saves money in the long run. These homeowners found this out the hard way. They had originally had a thin plastic vapor barrier laid out in their crawlspace. Yes it was cut to the rooms dimensions, however, it was not sealed to the posts, to the wall, and this caused issues. Water and vapor was seeping into their home and the heavy water weight was destroying the fiberglass insulation they had. The cue that made them check out their crawlspace was a damp and moldy smell permeating up into the home. Water and mud had pushed the vapor barrier around, causing water to be absorbed into the above insulation and as time progressed, it was molding and falling a part. 

To solve this issue, we removed the old insulation and vapor barrier and cleaned out any other debris we found. We installed a Smart Sump Pump designed for crawlspaces and a Smart Drain with a discharge line out and away from the homes foundation/  Each pier was then isolated and wrapped. We then custom cut Cleanspace to fit the crawlspace and secured it into place. Ensuring that water wouldn't have a way to push this 20 Mil woven material out of place. Due to the humidity that the area experienced we also added in a SaniDry Sedona Dehumidifier and added spray foam to protect the home. 

This home quickly began to smell better and water is now kept out of the crawlspace!

A homeowner had called after noticing her home had a bit of a draft and really cold floors. Her heating and cooling costs were also quite higher than she would like. Our crews went out to the home to fix the problems that were originating from the crawl space. After clearing out all of the debris in the crawl space, they installed CleanSpace encapsulation system on all the walls and floor of the crawl space. CleanSpace not only prevents moisture and water vapor from coming into the crawl space, but it also separates the cold dirt ground of the crawl space from the rest of the house which helps keep floors warmer and lower heating costs. This home, like many others, had an open vented crawl space. Having an open vent means that any hot, cold or humid air from outside comes directly into the crawl space and therefore the rest of the house. Our crews installed an insulated vent cover to stop this from happening. Now the only air that the homeowner needs to control the temperature is the air inside her home, instead of the air from outside. Now the homeowner can enjoy her warm home and lower energy bills.
