After years of heavy rainy seasons, this homeowner wanted to check on their crawl space and make sure none of the outside water had gotten in. To their surprise, the water throughout the seasons had been seeping through the entire time, damaging the old vapor barrier as well as the old fiberglass. It was completely torn and exposing much of the earth beneath the home. This makes it easy for water to then seep up into the crawl space and evaporate into the air. Wanting to look into options about a new vapor barrier, they reached out to John's Waterproofing.
While just getting a new vapor barrier would be beneficial, it wouldn't have offered the homeowner a long-term solution to keeping water out. We suggested that a full encapsulation would be the best option to ensure the crawl space could stay dry and healthy. This involves removing the original vapor barrier, falling insulation, and debris. Then, we would install a drainage system using a perforated pipe and a TripleSafe sump pump to control the passage of water and push it out. Once the water is controlled, then we could install new insulation, TerraBlock. This thick foam seals the earth off from the home and helps control the environment. A new CleanSpace vapor barrier is installed along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect against water seeping through. This vapor barrier is a 20 mil thick liner made with woven fibers that make it durable against getting any rips or tears. To filter the air and promote better air quality, a SaniDry dehumidifier is installed. Finally, Spray Foam gets applied along the foundation walls to air seal the space and insulate. This process is designed to seal the crawl space off and keep it dry and healthy for many rainy seasons to come.
