Foundation Repair Photo Album: Wet Climates Cause Structural Damage to Home - Freeland, WA
Persistent rain fall and ground water accumulation around this home, caused damage to the foundation walls, leading to settling, and the formation of cracks - ultimately resulting in a high level of critical instability throughout the home. This instability would only worsen without professional intervention, so this homeowner called on their leading, local experts here at John's for help. We sent a Design Specialist out to their home, to inspect the basement and foundation. His findings were indicative of a home in dire need of professional waterproofing and structural repairs in order to preserve the homes integrity and sustain its longevity. Large amounts of ground water consistently poured into one side of the homes basement through the concrete foundation wall. Hydrostatic pressure not only deteriorates foundation walls, but also creates cracking and bowing, which can frequently be seen and felt throughout the home in the form of sloped/bouncy flooring, cracked sheetrock, sticky door frames, etc.
In order to protect this foundation wall from further deterioration, and to help restore structural integrity, our expert crews waterproofed the leaking portion of the wall using our WaterGuard and ThermalDry Wall Systems. For this, they began by cutting a narrow trench into the concrete basement floor, right up against the leaking wall, to hold our WaterGuard Collection Tunnel, and then poured fresh concrete around the tunnel, to hold it in place. Next, they installed ThermalDry Wall Sheeting directly onto the leaking wall - creating a waterproof barrier, right above the WaterGuard Collection System installed below. This material is made to be finished overtop of. From now on, as water attempts to intrude into the basement, it will meet the back of the waterproof ThermalDry Wall Sheeting, and cascade down and into the awaiting WaterGuard installed at the base of the wall. From there, all collected water will be immediately routed to a TripleSafe Sump Pump, for expulsion.
With this leaking basement wall now waterproofed and protected, our crews started on the next phase of repairs: installation of 4 helical piers to lift the homes settling foundation back to its correct height. For this, they dug 4 holes along the settling corner of the foundation. Next, they installed 4 steel brackets directly onto the foundation wall, and placed a Steel Helical pier inside of each Bracket. With the brackets and piers in place, they drilled each of the 4 helical piers deep into the Earth, using hydraulic force. When the piers reached dense, weight-bearing stratum, the home was slowly lifted, until the foundation walls were once again level, and supported. After the successful placement of the piers, our crews refilled the previously dug holes, leaving a nice clean finish that was landscape ready. Next, each foundation wall crack was injected with Epoxy - bonding the edges together with high strength durability, followed by placement of Carbon Fiber Stitching directly on top of the cracks. Combining the Epoxy Crack Injection, with Carbon Fiber Stitching, will ensure that the cracks cannot worsen, with a bonding tensile strength that is 10 times stronger than steel. John's successfully brought this home from a state of structural disaster, into a future of structural stability by utilizing the most effective waterproofing and structural repair components available. Our crews never stop short of WOW, and work tirelessly to help families thrive in dry, clean, and stable homes.
Leaking Foundation Wall in Basement
Hydrostatic pressure build-up against this wall caused water to consistently invade this homes basement, while causing damage to the foundation wall.
Foundation Wall Crack
Ground water accumulation around homes can cause erosion of the soil beneath the home, leading to shifting, cracking, and bowing of foundation walls.
Additional Foundation Wall Crack
For many years, this home was not professionally waterproofed, which had allowed ground water to cause significant damage.
Helical Pier Installation
Helical piers are simultaneously installed using hydraulic force, ensuring an even, level lift of the home.
Finished Installation of Helical Piers - Ready to be Buried
After successful drilling and installation of Helical piers to lift a homes foundation, they are buried with fill dirt - leaving the area landscape ready for the homeowner.
