Prepping the Basement to be Finished - Gates, OR

Basement water leaks tend to worsen over the years, this homes basement had a nice stream of water coming from around the basement windows. As the homeowners were going to get the basement finished, they knew this would need to be addressed before they finished, otherwise water issues would cause some costly damage. To get the work done, they called up John's Waterproofing for their free inspection and estimate. 

To address the homes issues our crew first did upgraded window wells for the basement windows. A WaterGuard drainage system was then installed along the interior perimeter of the basement. This will collect water from the ground and from the walls/windows and guide it to the new sump system to be pumped away from the home. WellDucts were installed for the windows to ensure if any water did creep through, the water was safely guided to the drain system. ThermalDry radiant vapor barrier was applied to the foundation walls, this will insulate the space and prep the walls for them to be finished. As a final step a SaniDry Dehumidifier was installed to keep the air humidity under control so mold and mildew cannot grow here. 

Water Creeping in Around Basement Windows - Gates, OR

Over the years, this home had some landscaping changes and settled into its place a bit. These changes added more hydrostatic pressure on the home and the basement ended up with some leaking issues in the basement, particularly around the basement window frames. To get some assistance, the homeowners called up John's Waterproofing.  

To begin helping, we installed window wells on the exterior. These will keep water from pushing up against the window frames and keep dirt some being pushed up against the windows over the years. We then went down into the basement. To begin our work we dug a trench along the interior perimeter. Here we laid down a bed of gravel and our WaterGuard drainage system. This will collect the groundwater and safely grade it along to the lowest spot where we installed a TripleSafe sump pump. From here the water is sent safely away from the home. The homeowners said they were interested in finishing their basement in the next few years, but weren't ready quite yet, so to set this space up for them, we then installed ThermalDry radiant barrier along the foundation walls. This will insulate the space as well as provide a waterproof barrier for when the space is later finished. The homeowners are thrilled the space is properly waterproofed now, and it will be ready for when they take their next step to finish the space. 

Basement Windows Leaking - Gates, OR

A homeowner called over concerns about the water leaking in at her basement windows. She had a sump pump installed in an open pit by another company, but the water was unable to make its way to it and she was uncomfortable with the open pit because she had children. A System Designer arrived at the home and was shown the basement where he took measurements and photos. He sat with the homeowner and explained what the problem was and how John's Waterproofing could solve her problem. He was able to do a proposal on site from his computer which she readily agreed to. 

An Installation team was scheduled for the job. The crew got to work, breaking out 6" of concrete around the perimeter to install the WaterGuard drain system. It was placed on top of the footing in a bed of gravel and inspection ports were strategically placed, terminating at the SuperSump location. Well Ducts were installed at the below grade windows and BrightWall panels were fastened to walls. Both of these were inserted into the flange at the back of the WaterGuard to ensure any wall seepage or window well overflow was directed into the new drainage system. Bright Wall is a textured wall system that lightens and brightens the basement and also drives any wall moisture into the drains to be directed to the sump pump.  Homeowners also invested in a SaniDry XP dehumidifier to keep the air clean and dry.

 

Plumbing Division to the Rescue - Gates Creek, OR

John's Waterproofing has a full-service plumbing department.  We do everything from moving water heaters and replacing leaky pipes to something like this project, that was for a church that had burned down when the fire went through the area. Our plumber was dispatched to offer a design for a completely new pipe system to deliver water to the kitchen, and bathrooms for both fresh water and wastewater prior to installing the floor of the church. The church has since been restored to it's original beauty and function.

Critter Signs in The Crawlspace in Gates, OR

This home's crawlspace ended up with signs of critters. There was scat, chewed on 6 Mil vapor barrier, chewed on mesh vents, and the water heavy insulation had been torn apart and was found in little nests throughout the space. To begin to take control of the space, the homeowners called in a pest control company to clear the critters from the space, they then recommended John's Waterproofing to encapsulate the space to ensure critters wouldn't come back. 

With the critters evicted we came in and cleaned out the old fiberglass insulation. We then cleared out the torn and damaged old vapor barrier. With a clean crawlspace, we then began to encapsulate the space. We installed a layer of TerraBlock insulation over the dirt floor. The wooden posts were then isolated with a 20 Mil thick vapor barrier called CleanSpace. This was installed throughout the space, and secured in its place, anchored along the walls. All of the vents were secured, and a new EverLast door was installed to keep critters out. The foundation walls were then insulated with Spray Foam, and a SaniDry dehumidifier was installed to keep this space dry and healthy, and critter free. 

Moving a Water Heater in Gates, OR

Our plumbing division works within a select area around our office in Silverton, one area we cover is Gates, OR. This homeowner needed to have their water heater moved. To do this safely, John's Waterproofing was called in. 

Our plumbers came out and turned off the water so they could safely disconnect and move the water heater. Once it was safely moved, the lines for the heater were moved and lengthened to accommodate for the move. It was then reconnected and hooked up. Once the water was turned on, we checked that it was all working properly. This water heater was set up and ready to go!
