Moldy Fiberglass in Hammond, OR

This homes crawlspace had moldy fiberglass insulation that was falling down in strips. The homeowners knew this could lead to more issues, and wanted to address the space to ensure it would be healthy. They scheduled their free inspection with one of our design specialists and selected a mid-option that they could add onto in the future. 

To begin our work, the crew pulled out all of the old fiberglass, the old vapor barrier, and general debris. Once cleared out, we applied Mold X2 to the subfloor as needed. A full interior perimeter drainage system was installed, this will collect any groundwater and guide it to the lowest point of the crawlspace where we installed a SuperSump Plus. From there all collected water is pumped safely out and away from the home to a dedicated LawnScape outlet. A new 6 Mil vapor barrier was installed, and will need to be changed out every few years. Since the space is still open to the elements, they will also have to check for mold spores. Should the homeowners wish to upgrade to a full encapsulation later on, this system can be added onto. 

Standing Water Under the Home - Hammond, OR

This homeowner called up when they discovered standing water in their crawlspace, on top of their 6 Mil vapor barrier. The vapor barrier had only been installed about a year ago, so they were not please to see that water had risen up above it. They wanted to hear about solutions to actually keep their crawlspace dry. We scheduled them a free inspection and after discussing an encapsulation, the homeowners knew they wanted to install the solution that would last!

Our crew started by pulling out the 6 Mil barrier, old fiberglass, and debris. With the space cleared out we installed a drainage system in the crawlspace that would collect the groundwater and grade it along to a newly installed UltraSump Plus which then sends the water out and away from the homes foundation. We then insulated the dirt floor with TerraBlock and SilverGlo along the foundation walls, sealing up the vents in this process. We then brought in CleanSpace, a 20 Mil woven vapor barrier. This goes under each wooden post, attaches along the foundations rim joists, and is sealed into place. A SaniDry dehumidifier was installed and the space was air sealed. This crawlspace will now remain dry and healthy with a solution that will last! 

Addressing a Tight Crawlspace in Hammond, OR

As time progressed, this home had sunk into its foundation a bit, creating a very tight fit in the crawlspace. Knowing that they were going to need to address this before their house could be sold, they reached out to John's Waterproofing. We sent out a design specialist who did a full inspection and crafted a quote to get this home ready for sale. 

To begin our work, our crew had to dig the crawlspace out an average of five inches. With the space up to local codes we then installed out realty special; The Pipe, Pump and Plastic. We installed a perforated pipe system around the interior perimeter, this collects groundwater and grades it along to a newly installed UltraSump pump which pushes water out and away from the foundation. We then laid down a new 6 Mil vapor barrier, to help protect this home for water issues. 

Wet Crawlspace Holding up Sale - Hammond, OR

John's Waterproofing is usually 2-4 weeks out on regular inspections, so we designed a special Real Estate program that offers the ability to get an "estimate of repairs" based on the inspection report and square footage. This also offers a discount to brokers, buyers, and sellers provided we get a signed proposal prior to the close of escrow. Once they decided to move forward with the work, a System Designer visited the site and prepared a hard number proposal. This seller agreed to the work and decided to pay for it from the proceeds of escrow. 

Our installation crew arrived and got to work removing the old vapor barrier and other debris from the crawlspace. They dug a trench around the perimeter of the crawlspace where they laid a 3" perforated pipe, encased in a silt sock to prevent dirt from clogging the pipe. This was graded to the low spot in the crawlspace where we installed a SuperSump pump. Proper drainage away from the house was included. A new 6mil vapor barrier was laid over the dirt floor, generously overlapped and attached to the foundation walls to keep it in place. The work came with a 10yr transferrable warranty so the seller was happy because the sale went through smoothly and the new owners were happy. 

Crawlspace Real Estate Job - Hammond, OR

When we get calls from Brokers looking for a quote, we direct the calls to our real estate specialist. Through our realty program, we can get approximate numbers to a broker in 1-2 days and, if they decide to move forward, an inspection is done to give the broker, buyer, or seller a hard number to work with. This particular home had water intruding up to a few inches on top of the old vapor barrier. To address this, we perform a PPP or Pipe/Pump/Plastic so the home is up to code and the new owners are happy.

Our System installers were dispersed to do the work. The old barrier, hanging insulation and all other debris were removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new perforated pipe system.

Real Estate Special - Hammond, OR

John's Waterproofing has a unique program designed for Brokers. Often when an inspection report is done on a residence that is for sale, one of the problems frequently found is the poor condition of the crawlspace. In this home, the inspector found water in the crawlspace and warned the buyer's broker that to be code compliant, the problems needed to be remedied. Our Real Estate Specialist arrived at the home and inspected the crawlspace, and wrote up a proposal for the broker, who then called him back the next day confirming the acceptance of the work and that it would be paid for out of escrow.

 

Our team of installers was sent out a few days later to fix the problems. They removed the old barrier and debris from the crawlspace and installed a full perimeter drainage system around the interior of the crawlspace consisting of a 3" perf pipe in a silt sock that terminated at the low spot of the crawlspace where a SuperSump was installed  Lastly, a new 6 mil plastic barrier was installed on all dirt surfaces and fastened to the foundation.

 

The new homeowner can now rest assured that his crawlspace will be dry and healthy and is warrantied for 10 years. 

Standing Water Fills Crawlspace - Hammond, OR

The crawlspace of this home experienced annual issues with standing water. After a few years of this issue, an odd smell began to creep into the home. They had a mold remediation company come out to kill all of the mold spores that had taken hold of their crawlspace and were advised to have a waterproofing system installed so that mold issues didn't arise again. To keep water issues away, the homeowners called in John's Waterproofing. 

Our crew began by clearing out the debris from the crawlspace, we then installed a SmartSump pump to collect groundwater and divert it out and away from the home. A perforated pipe was also installed along the interior parameter to collect groundwater to bring to the sump pump. A 20 Mil thick CleanSpace vapor barrier was then installed. This was isolated around each post footing to protect against water damage and was anchored along each wall for a secured fit. To finish this project off we installed a SaniDry Sedona dehumidifier to ensure that the humidity levels under the home would not be conducive to mold to grow or take hold. This home is now dry and healthy! 

Crawlspace has Standing Water - Hammond, OR

The homeowner had an issue with standing water in their crawlspace. As the years progressed the pools of water would get bigger with each rainy season. It was time to take on the issue head on and put an end to water issues, to get the job done right, they turned to John's Waterproofing for help. 

Our crew went out and began by removing all debris from the crawlspace. We then added in a SuperSump Pump to pull all of the water out of the crawlspace and run it along a newly installed drainage pipe. With the water now being diverted a safe distance from the homes foundation, each post was isolated and sealed up with our Cleanspace vapor barrier. This woven material is tear and ripe resistant and comes with our guarantee that it will last through the years. Cleanspace was sealed up along the walls and throughout the crawlspace to ensure it would be thoroughly sealed. To finish off the project we changed out the vent covers for new ones since the old ones had been damaged by critters. 

Wet Crawlspace in Hammond, OR

This homeowner called because he had water in his crawlspace. Our inspector was surprised when he went under the home to see exactly how much water there was. This wet space was not only causing cold drafts through the home, it was beginning to rot the home's foundation. 

We suggested our CleanSpace Encapsulation system to take care of the water issues and create a healthy space. In addition to this, he recommended replacing the rotted posts with our Smart Jack posts. Our CleanSpace System includes a perimeter drain to collect water as it comes into the crawlspace and a sump pump to route the water too. Once the drainage is in place our crews install the patented CleanSpace, a 20 mil thick vapor barrier that is anti-microbial and designed to resist tearing or ripping. The final piece of the system is a dehumidifier to keep the relative humidity under 50%. This prevents any chance of mold growth in the space. 

Our crews then replaced the rotten posts with SmartJacks to finish the job.
