This interior entrance to the crawlspace had fiberglass insulation strapped to it to try to provide insulation. Drainage System Needed in Hillsboro Crawlspace

It would be more simple if a crawlspace just needed a 6 Mil vapor barrier. This family thought that this would be enough. They laid down a store bought vapor barrier and hoped their crawlspace would be protected against water issues. However, after a heavy rain, they checked, and water was visible on top of the vapor barrier. Initially the homeowner thought that they must have installed the vapor barrier improperly, they looked it up online, and learned this was a sign that a drainage system was needed. They called up John's Waterproofing to get some help. 

To start work, the crew pulled out the vapor barrier. We then dug a trench through the crawlspace and installed a three inch perforated pipe system in a silt sock. This collects the groundwater and guides it along to new TripleSafe sump pump and pushes the water away from the homes foundation. We then laid down a new 6 mil vapor barrier. To add to the homes protection, we extended the homes downspouts down into the ground and installed a drainage system to send the water from here to go safely away from the home as well. 

Wet Crawlspace - Hillsboro, OR

Our system designer went out to check it out and found that they had water intrusion problems regularly which had resulted in mold in the crawlspace. After going over the value of encapsulation the homeowners decided it was the best solution.

A crew was dispatched to the home a few weeks later. In the crawlspace, the old barrier and insulation were removed. A 3" perforated pipe drain system was installed around the perimeter. This system was graded to the lowest point of the crawlspace where a SuperSump was installed to gather the water and discharge it out and away from the home. They laid TerraBlock, a 3/4" flexible foam insulation that is puncture resistant and protects the CleanSpace barrier. Over the TerraBlock we installed a CleanSpace vapor barrier. This is a 20mil, nylon-reinforced vapor barrier which is used to isolate the posts and has all the seams sealed. It is fastened to the foundation walls just under the rim joist. The vents around the crawlspace are sealed and a closed cell spray foam was applied to the foundation walls, effectively encapsulating the space and insulating the home to industry standards. A SaniDry Sedona dehumidifier was installed to keep humidity at bay and filter the air. An added bonus is that these homeowners will also see a reduction in their energy costs!

Seismic Retrofitting Needed - Hillsboro, OR

A homeowner called John's Waterproofing with concerns about protecting his home and family with seismic retrofitting in the event of an earthquake. We sent out a System Designer to inspect the home. He found was that the crawlspace had water intrusion issues and was in bad need of a sump system, as well as a new vapor barrier and the fiberglass insulation was in disrepair and needed to be cleared out. A proposal was presented to the homeowner, accepted, and the work was scheduled.

A week later our System Installers were dispersed to do the work. The old barrier, hanging insulation, and all other debris was removed from the crawlspace. A 3" perforated pipe drainage system was installed around the perimeter and graded to the lowest point of the crawlspace where a SuperSump pump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the new drainage system. Seismic products were installed around the perimeter of the crawlspace to the rim joist and bolted to the foundation. Posts were reinforced with plywood braces. The new owners were happy and thrilled with the warranty!

 

 

Making Updates To a Newly Purchased Home in Hillsboro, OR

This home had been recently purchased as a fix-it-up project. One item that was on the list to address, was the crawlspace. The crawlspace was filled with water and to ensure the home would last, it needed to be waterproofed before rot or mold took hold. 

To begin work, the space needed to be dried out. Once the space was dry enough for our crew to work, we removed the old debris. We then installed a three-inch perforated pipe drainage system. This will collect groundwater and direct it to a TripleSafe sump pump, and then push water out and away from the home to a LawnScape outlet. The gutter downspouts were also very close to the foundation of the home, so to be proactive, we extended the downspouts and buried them to direct water safely away from the home as well. To finish up we laid out a six Mil vapor barrier to help protect this home. 

Finished Basement Window Leaking - Hillsboro, OR

The basement of this home had been finished, but it was not waterproofed beforehand. The home's water issues became present when one of the window wells began leaking, the water was absorbed into the drywall that had been installed and was creating a water bulge down the wall and soaking into the carpeting. When we started work on this we had to begin by removing the water-damaged items. As we worked we were able to unearth the full extent of the damage and tore up twenty feet of drywall, and had to pull up the carpeting and would need to fix the leaking window. 

For the window, we ended up enlarging the window, and installed a new WellDuct Window Drain with the new window, fully sealed up. We then added in a WaterGaurd drainage system along the interior basement walls which took all groundwater to a new SuperSump pump and diverted the water safely to a LawnScape outlet. The walls were then covered in our ThermalDry Wall system and we then installed paint-ready sheetrock so that the homeowners could paint their space as they wished. We then installed our ThermalDry flooring and left this home dry and healthy! 

Moisture in the Crawlspace in Hillsboro, OR

This customer called because he started to notice a musty smell in his home that he couldn't pinpoint. He had heard us on the radio and decided to give us a call for a free inspection. When our inspector went out she found that water was coming in from the vents in the crawlspace. He also had a lot of moisture droplets in the insulation of his crawlspace. When wood is exposed to very damp conditions mold starts to grow and leaves a very musty smell. Our inspector recommended a crawlspace encapsulation system with drainage. 

Our crew went out and started by cleaning out the crawlspace and removing all debris. After the old fiberglass insulation and old vapor barrier were out it was time to start the process of encapsulation. They installed our Smart sump pump that is designed to work in crawlspaces and runs quietly under the home. After a drainage system is in place they start to seal the vents shut so that no more air can come in or out of the crawlspace thru them. The crew will use our CleanSpace vapor barrier that is made of woven fiber plastic and is tear-resistant. It is placed across the whole crawlspace floor up to the sill plate of the home. Due to having high humidity and a history of water in the crawlspace this homeowner also got our SaniDry Sedona Dehumidifier to help keep moisture out of the space. It also filters out mold spores, dust mites, and other allergens. 

The homeowner was so relieved because he noticed the musty smell was gone quickly after the encapsulation was done. He couldn't be happier to have his crawlspace finished and know that his family will be breathing clean air in the home for years to come. 

Standing Water in the Crawlspace

This customer called with actively standing water in her crawlspace. She had a significant amount and mold was growing from all the moisture and open vents. So we sent out someone to inspect her crawlspace and see what could be done. 

Vincent went out and inspected the crawlspace and wrote up a plan for her. Our team would dry out the crawlspace from all standing water and remove all the debris. We would then treat the mold with our Mold X2, this disinfects and kills the mold along with removing mold stains. We would install the CleanSpace barrier with a Smart Sump pump that will pump water out to a safe place away from the house with a new discharge line. Along with the SaniDry Sedona dehumidifier that cleans the air and keeps the humidity down. 

She was more than ready for our team member Ramon and his crew to start the CleanSpace Encapsulation so she never has to worry about water or mold again.
