Fiberglass Houses Mold in Crawlspace - Lyle, WA

This home had some odd odors emanating from the crawlspace. The homeowner called up John's Waterproofing to have a full inspection performed to see what is causing the smell.  Upon inspection, the design specialist discovered the old fiberglass insulation was housing mold spores and mildew. This had begun to cause mold to crow on the wooden beams of the home as well where the fiberglass was still touching the home. To fix the space and protect it from having mold come back, a full encapsulation would be installed. 

To begin the old insulation, vapor barrier, and debris was properly removed. We then applied Mold X2 as needed throughout the crawlspace. To keep the mold from coming back, we began our encapsulation. A drainage system was installed, this will collect the groundwater and guide it to a low spot where we installed a TripleSafe sump pump which sends the water safely away from the homes foundation. TerraBlock insulation was laid down on the dirt floor and we sealed up the crawlspace vents. CleanSpace was then brought in, installed under each wooden post, anchored to the rim joist, and secured fully into place. A SaniDry dehumidifier was installed to keep the humidity levels controlled and mold from growing. And the final step was applying spray foam along the foundation walls. The homeowners are pleased with how their home already smells fresher and enjoy knowing the system will keep mold from being an issue by protecting their home in the long run. 

Water Puddling in CrawlSpace - Lyle, WA

Knowing they had some water issues,  these homeowners ventured under their home after heavy rains,  only to discover puddles under their home.  They put a few fans under the home to try to dry up the mess but knew this wouldn't provide a long term solution.  So they went to the internet and searched for a crawlspace repair service that would last. To begin our work we helped finish drying out the crawlspace,  we then cleared the old vapor barrier and debris from under the home.  Next a full drainage system which includes a perforated pipe in a silt sock to send any ground water to a Sump Pump installed in the low spot.  Next the dirt floor was insulated with TerraBlock and sealed in with CleanSpace, a 20 mil woven vapor barrier.  We then ensured the vents were sealed shut and a SaniDry dehumidifier was installed.  As a final step we insulted the walls with Spray Foam.  This home is now protected from water damage. 

Adding Water Drainage in Lyle, WA

This home had a simple 6 Mil vapor barrier installed, but they found water was coming up through the ground and would cause this barrier to move out of place, The homeowners wanted to keep water away from the wooden aspects of their foundation, so they wanted to add to their waterproofing. After our design specialist inspected the exterior of the home and the crawlspace, a solution was crafted to suit the homeowners price range, and the homes needs. 

Our crew began by removing the old vapor barrier and debris from the crawlspace. We then dug a trench around the interior perimeter of the home, here we installed a three inch perforated pipe system. This will collect the ground water and send it along to a newly installed SmartSump. This will collect the water and send it out and away from the home to a LawnScape outlet. We then laid down a new 6 Mil vapor barrier. We ran this up the foundation walls and overlapped it to help protect this home from water damage. 

Ready to List - Dallesport, WA

When selling a home, there are certain expectations to be met. Some code requirements are that there are no water issues in the basement or crawlspace, that the roof doesn't leak, and that the plumbing and electrical are in good order. John's is often contacted by buyers, sellers and brokers to address problems with properties found by the building inspectors. This home needed a new sump pump and a new vapor barrier to bring it up to industry standards. This owner, like so many we help, wanted the work done ASAP. Fortunately, we had a job end early so we were able to accommodate the owner and get the job done in one day! The crawlspace was cleaned out and a new vapor barrier was laid over the top of a newly installed perforated drain system that was installed around the perimeter of the crawlspace. This took the water to a SuperSump pump and properly discharged away from the home to a LawnScape outlet. The space comes with a 10 year transferrable warranty.

Wet Crawlspace in Lyle, WA

This customer had a small but very wet crawlspace. He had received a few bids from other waterproofing businesses, but he was very impressed with our reviews and even more impressed with the System Designer that came out to meet with him who was professional and patiently answered all of his questions. For these reasons he decided to go with John's Waterproofing. 

Our crew arrived at the home and cleared the crawlspace of all of the debris, old plastic barrier and fiberglass insulation. A perimeter drainage system consisting of a 3" perforated pipe in a silt sock was installed and graded to the low spot of the crawlspace. Here we installed a new SmartSump pump to take the water out of the crawlspace and discharge it out and, well away from the homes structure. Once completed, a 6mil black plastic vapor barrier was laid and overlapped a minimum of 18" and run up the foundation walls and secured just below the rim joist. This ensures that any water that comes in at the footing or wall can't breach the barrier and is driven into the drain system.

Small Crawlspace with Big Problems - Dallesport, OR

This homeowner had a small crawlspace but big problems with it. Several inches of water would accumulate and breach the old moisture barrier every time it rained. He couldn't figure out why so he called on John's Waterproofing to help him out. A System Designer was scheduled to go out and figure out what the problem was. 

 

After arriving, the designer saw one problem right away. The homeowner's downspouts terminated only inches from the foundation so the water was saturating the ground around the foundation. As he walked around the home, he discovered a small pond beyond the property and by the elevation of the pond, it was obvious that the water tables in the area were very high. The only fix for this home was to extend the rain drains far from the house and install a drain system inside the crawlspace to gather the water and discharge it to the rain drain system. Fortunately for this homeowner, there was good sloping downhill toward the pond so a sump pump would not be necessary. 

 

The Installation Crew came to do the repairs. They started by removing the old barrier from the crawlspace and all other debris. A perforated pipe in a silt sock was installed around the perimeter of the crawlspace and it terminated at a SmartDrain. From there it was attached to the downspout drain system to flow downhill to a LawnScape outlet. A new 6mil plastic vapor barrier was laid out and overlapped well and run up and attached to the foundation walls to ensure that any water seepage would be directed to the drain system, leaving this crawlspace dry and healthy. 

Summer Time Dirt Found on Vapor Barrier in Lyle, WA

These homeowners went to check under their home while doing some Spring cleaning. While under the home they realized that the old vapor barrier was caked in dirt. The homeowners looked into getting a new vapor barrier replacement when they learned that dirt on top of the barrier is a sign that water is getting on top of the barrier and can damage the home's foundation. For a long-term solution, they called up John's Waterproofing. 

After assessing this home our design specialist came up with a solution to this water issue. Initially, we removed the old vapor barrier and cleaned the debris out from under the home. We then installed a SmartSump pump with a three-inch perforated pipe system to collect groundwater. All water is collected into the drainage system, runs along to the sump pump, and then diverts out and away from the home to a new LawnScape outlet. We then laid down a new 6 Mil vapor barrier. This home will now be protected against water intrusion. 

Caked on Mud in Crawlspace - Lyle, WA

This home had a 6 Mil vapor barrier and while the homeowners had hoped this would be enough for their home, they were still facing water issues. The water was getting on top of the barrier and caused mud to cake on. To try and tackle their water issue, they called in another company, us, John's Waterproofing. 

To upgrade their system we began by removing the muddy vapor barrier. We then installed a three-inch perforated pipe system that would collect the groundwater and take it to a newly installed SmartSump pump and then out and away from the foundation of the home. This would be able to keep the water moving so that it would have the chance to pool on top of the vapor barrier. We then reinstalled a 6 Mil vapor barrier, and come out to ensure the barrier is still intact and functioning at our annual maintenance visits. 

Cheaply Done Crawlspace Doesn't Last - Lyle, WA

The homeowners had a water issue in their crawlspace about a year ago and they had another company come out. They offered a great price, and the homeowners were told their home wouldn't need anything fancy to keep the water out. With the price right and a convincing salesperson, they went for it. After the rainy season they wanted to check on how it held up to the weather, and they discovered it didn't. The insulation was showing the early signs of water damage, there was mud on the cheap plastic vapor barrier, and since the barrier hadn't been taped into place it was coming up at the edges where more water was evident. 

To fix the issues here we had to remove the debris and clean the space out thoroughly. We installed a SmartSump sump pump, specially made to work in crawlspaces. This will direct all of the water out and away from the home's foundation. We then laid out a 6 Mil Black Plastic which was overlapped a minimum of 18 inches and fastened up the foundation walls. This would keep the water out and this crawlspace clean. Our crew then made sure that all of the unaffected insulation was in place.
