Crawl Space Repair Photo Album: Ultimate Crawl Space Transformation - Lyle, WA
This crawl space was in desperate need of a repair. The interior was filled with dirt and mud over the old vapor barrier, as well as high humidity, and unstable posts holding up the foundation of the home. The homeowners were wanting changes quick, before their home was ruined in more ways. Our Design Specialist and them came up with a plan to make their crawl space a safe and healthy area again.
Our crew began with removing all water, the old vapor barrier, and debris from inside the crawl space and then started to install the perf pipe that will surround the perimeter of the crawl space and gather the water that will drain it to the brand new sump pump. The mighty TripleSafe sump pump will be installed at the lowest point of the space and pump all water outside of the house. The TripleSafe contains three pumps within the basin that can handle any level of water. The water will flow out of the sump pump through an attached discharge line and exiting a safe distance away from the house. After waterproofing, we move onto the structural issues. The foundation was needing a secure floor support, so we installed the SmartJacks. These are steel high capacity piers that are adjustable and raise the floor back to where it originally was. The house was currently suffering from sagging floors that were incredibly unsafe. We first excavate a hole for each SmartJack and a stone footing is compacted in place. Next, the steel SmartJack is cut to size and installed under the sinking floor. There is a connected adjustable screw that will jack up the floor, and be easily adjusted in the future.
Now on the dirt floors, we layer TerraBlock insulation. TerraBlock includes a vapor barrier for moisture protection and has a puncture resistant design. Over this we install CleanSpace. This is a thick 20 mil white liner with a fiber woven through it. After this, we are moving to the exterior to confirm that no outside air or debris can enter the crawl space. We covered all vents and installed a EverLast crawl space door. The EverLast door seals against the home. We than air seal the space by applying spray foam along the foundation walls. Having a modern open-cell insulation can ensure cold, warm, or moist air won't be penetrating in. Our final step is to install the dehumidifier. The powerful SaniDry Sedona will keep the air healthy by drying and filtering. This is the world's most efficient high performance dehumidifier and will circulate clean air through the crawl space and home. The air underneath your home does seep into the house, so it is important to maintain it! Our team finished the project and left the crawl space dry, stable, and healthy!
