Mold Spores in Large Crawlspace - Molalla, OR

This home had a crawlspace that was an average of four feet tall. The dirt floor stayed dry, so the homeowners had been using the space for their storage, keeping holiday boxes and general keepsakes in this space. However, they noticed that some mold spores were growing on their homes wooden beams. They looked online and knew that they could treat the mold so it would go away, but if mold was growing on the wood, it could start affecting the storage items as well, and mold spores would just come back if the environment didn't change. They decided to look into encapsulation, and gave John's Waterproofing a call. 

To begin our work we cleared the space out, and treated the mold so it would go away. We then installed a SuperSump Plus as a backup should any groundwater arise. Next we laid down TerraBlock insulation over the dirt floors and sealed the vents shut. We then brought in CleanSpace, this goes under each wooden post, anchors along the rim joists and seals the space up. We installed a SaniDry dehumidifier to keep the space dry and healthy, and insulated the foundation walls with Spray Foam. The space is now protected and safe for the homeowners. Mold spores will no longer threaten this space. 

Basement Moisture Causes Seller Delay in Molalla, OR

This home was ready to sell, and a promising buyer was found. However upon inspection, the inspector found moisture in the semi-finished basement. With the threat of water issues at hand, the seller needed to solve the issue to ensure the sale would be able to proceed. They knew about John's Waterproofing Fix it to List it program, gave us a call and worked towards the solution as a team. 

To begin our installation crew removed the semi-finished drywall that was damaged from excessive moisture exposure. We then dug a trench around the homes interior perimeter. Here we installed our WaterGuard drainage system in a bed of gravel. This will collect water to grade along to the newly installed TripleSafe sump pump. The walls were then restored with EverLast Wall restoration paneling. This is waterproof and safely directs water to the below drain system. The sump pump then sends water safely away from the homes foundation. As a final step we installed a SaniDry dehumidifier to protect this space for the prospective homeowners. 

Basement Repairs Needed before Selling - Molalla, OR

A call came in from a broker who was representing a buyer. The buyer was concerned about the moisture on the molding that was found in the basement by the property inspector. One of our system designers went out to take a look and, with his moisture meter, concurred with the findings of the inspector. He explained the benefits of WaterGuard. WaterGuard is an effective and reliable interior gutter system that will solve wet basement problems permanently! It was decided to do a partial system and the system designer assured them that the system could be added to at a later date if needed.

The finished wall had to be removed about 36" up to install the WaterGuard and 24" of the floor had to be removed to allow the WaterGuard to be installed on the foundation footing. The system was installed to lead the water to a SuperSump pump and discharged to a LawnScape outlet out from the home. ThermalDry wall panels was fastened to the wall to drive any incoming moisture to the WaterGuard system. The WaterGuard was sealed over to give a smooth and clean finish for the homeowners.  

Adding a New Bathroom in Molalla, OR

This homeowners house only had one bathroom, and as their kids grew up, this became more of an issue. To ensure their home would be able accommodate their family they had added an addition onto their home. This would add one new bedroom and a second bathroom. The space was fully framed but they needed to get the plumbing added in. To get the job done they had our plumbing division out to help them. 

Our plumbers added in the new piping for the bathroom sink, toilet, and bathtub/shower. With all of the plumbing lines in place, the general contractors were able to come back in to complete work on this families home addition. 

Damp Wooden Foundation in Crawlspace - Molalla, OR

Due to the recent rain, this home has an overflow of water. Their front lawn had flooded and the water poured into their crawlspace. The Wooden foundation had absorbed the water and was damp to the touch. While this amount of water under the home, was abnormal, the homeowners wanted to protect their home from water damage and so they called John's Waterproofing to get some help. 

Our crew arrived and did a dry out, ensuring the wooden beams wouldn't be wet when we worked, and they removed the debris from under the home. Next, we installed a SuperSump pump with a backup UltraSump. This would ensure that even if a power outage occurs, the home will be protected from water damage. The sump pumps divert all water out and away from the home to a newly installed LawnScape outlet. Next, the dirt floor was covered in TerraBlock crawlspace insulation to help keep the home above regulated. Each wooden post was then isolated so that water couldn't creep up into it and the flooring was encased in our 20 Mil CleanSpace vapor barrier. The walls were insulated with our SilverGlo insulation and the Cleanspace was attached to the walls with fasteners. Finally, the vent covers were upgraded to keep the outside out so the home would stay dry and healthy.

John called us one day after seeing our trucks out driving. John has pretty severe respiratory issues and wanted to encapsulate his crawlspace. We have a customer, Marta, who called us because her crawl space hadn't been looked at for many years and she wondered what might be going on underneath her house. Mart had noticed that the floors on the first floor of her home were cold and just wanted to make sure there were no issues in her crawl space. Half of the air that comes into the first floor of your home actually comes from the air that is underneath your house. 

Our Design Specialist, Daniel, went out to Marta's home and went under her house to take a look. Daniel found there were some issues including fallen insulation, vents no properly taken care of and saw that her existing sump pump wasn't working as efficiently as it should be. Between Daniel and Marta, they decided to do a full encapsulation of her crawl space was going to be the best option for her and the most energy-efficient overall.

Shorty, thereafter, our crew here from John's Waterproofing Company went and removed all of the old and fallen insulation, debris that had accumulated isolated posts and installed new vent covers as well as doing a full encapsulation of the crawl space and installing a new SaniDry Sedona sump pump.

Molalla, OR Crawlspace Encapsulation

This homeowner was interested in having their crawlspace inspected because they hadn't gone in there in a long time. They didn't know if there were any problems but trusted that our team at John's Waterproofing could help them and let them know of any concerns that might be present. Our inspector, Carolann found that there was, in fact, a lot of water intrusion, and water was pooling in the crawlspace. She suggested that we install our patented Cleanspace encapsulation system, a SaniDry Sedona dehumidifier, and a Triple Safe sump pump.

Phil was grateful that he was now aware of the looming problems in his crawlspace and quickly agreed to Carolann's suggestions. Gordon, Demetrius, and the team immediately began working on waterproofing Phil's crawlspace. They installed Cleanspace, a 20 mil thick, 7 layer polyethylene composition that is placed on the floors and walls of the crawlspace to completely encapsulate it. It is patented to keep out all moisture, mold and mildew growth, make the crawlspace more energy efficient, and comes with a 25-year warranty when installed by John's Waterproofing. Once the Cleanspace was installed, Demetrius came in and applied Spray Foam insulation against the walls of the crawlspace. Both the cleanspace and the spray foam act as insulation, and together they create maximum energy efficiency. The team also installed a SaniDry Sedona dehumidifier that cleans, filters and removes moisture from the air. It is the quietest and most energy efficient dehumidifier. The dehumidifier self-drains into the Triple Safe sump pump which is a three-pump system designed to remove the excess water.
