Musty Crawlspace with Rodent Droppings in Nehalem, OR

When glancing into this crawlspace, the homeowner noted a very musty odor as well as rodent droppings. The homeowners were grossed out knowing that this was the state of their crawlspace, and wanted to have the space cleaned up. The smell was noticeable around their HVAC vents and now that they had seen what made that smell, were ready to take action. During their free inspection with one of our design specialists, they chose to move forward with a full encapsulation to ensure the space would remain dry and healthy. 

To begin our work the space was cleared out. We then installed a full interior drainage system with a SuperSump plus to pump out the groundwater. The dirt floor was insulated with TerraBlock and the vents were sealed shut. CleanSpace was then installed. This is a vapor barrier with a woven fiber, which deters critters from chewing through it, it goes under the wooden posts, is attached along the rim joists and sealed into place. We air sealed the space to keep critters out and exterior elements out. As a final step we installed a SaniDry dehumidifier to ensure the air is properly addressed and mold won't be able to grow here. The homeowners were pleased with how their air already smells cleaner and also ended up purchasing an Aspin air purifier for their home as an added layer for healthy air! 

Crawlspace Inspection for Nehalem, OR

After seeing our trucks a few times, these homeowners began to wonder what was under their home. They called us up to schedule a free inspection. We sent out a Design Specialist who dove under the home and discovered the space had falling fiberglass insulation and water stains along the foundation walls. We brought these findings to the homeowners and began to talk through options, including the benefits for a full encapsulation and the science and warranties to back it. The homeowners were impressed and moved forward with the solution. In addition, the space had a large exterior entryway that the homeowners used for yard storage and they had long ago laid gravel in this low space, roughly 10 ft by 7 ft, to keep stored items out of the water, so they requested a flooring section to be built in the area here. 

To begin our crew had to remove the old insulation, and all general debris from the space. We then added in some drainage to ensure the groundwater would move to the lowest spot of the crawlspace where we installed an UltraSump Plus to push the water well away from the homes foundation. TerraBlock insulation was laid over the floor and then encased with CleanSpace, a 20 mil thick woven vapor barrier. Each vent was fully sealed up in this process and a SaniDry Dehumidifier installed. The platform was installed for the homeowners storage space and spray foam applied along the foundation walls. This space is dry and healthy and made to suit the homeowners needs. 

Large Crawlspace Upgraded for Storage in Nehalem, OR

This crawlspace had a four foot tall exterior entrance, with their crawlspace sloping upwards from there into the hillside. Since it was a roomy space, the homeowners had been using it as a general gardening storage and excess construction materials space. However, over the years they discovered mold spores growing on the items in here. Since they wanted to keep using the space, they wanted to protect it from exterior issues, and called up John's Waterproofing. We did a full inspection and found the homes biggest water concern was high humidity. 

For this project we started with a SuperSump Plus in the lowest spot of the crawlspace, due to the hillside slope already present, no drainage system was needed. The sump pump will dispel all collected water well away from the home to a LawnScape outlet. We then laid down TerraBlock over the floor and encased that with out CleanSpace vapor barrier. This 20 Mil thick woven material comes with a 25 year warranty against rips and tears, making it a great option for this storage space! The walls were then insulated with Spray Foam and we installed a SaniDry dehumidifier. This space is now bright, waterproofed, and ready to be used for storage space once more! 

Deep Standing Water in Crawlspace - Nehalem, OR

A gentleman contacted us because he owned a rental that had a foot of water in the crawlspace. Originally he only wanted the water pumped out. But, when our System Designer showed him the photos of how the water was getting the posts wet and explained to him how the posts were not rotted out yet but would rot out with continued exposure to water and how much it would cost to replace them, he decided that a good system to keep the crawlspace dry would save him money in the long run.

A couple of our maintenance crew were sent out ahead of the proposed work to put in some temporary pumps and some large fans to dry the crawlspace out. After a month, it was finally dry enough to do the proposed work. The maintenance crew had already removed the vapor barrier to do the dry out so the installation crew started with digging a trench around the perimeter of the crawlspace and laying 3" perforated pipe that was encased in a silt sock to keep dirt out of the system and this was graded to a sump system. The owner chose a TripleSafe sump system because of the large amount of water. It has a main pump, a backup pump in case the first pump fails or pumps in tandem should the first pump become unable to keep up with the amount of water coming in, and a battery backup pump to ensure continued pumping in the event of a power outage. A new 6mil barrier was laid on the dirt floor, generously overlapped and secured to the foundation walls to keep it in place. This landlord was very pleased and secure in knowing this was money well spent.

Creating Clean Crawlspace Storage - Nehalem, OR

This customer was using her tall crawlspace to store a lot of construction supplies, tools, and lawn furniture, but she soon noted that there was water getting in. With water threatening her storage, she called John's Waterproofing to get rid of the water problem and was excited to learn about our encapsulation  A System Designer came out and inspected the space, answering all questions about our full crawlspace encapsulation. The specialist explained how her belongings would be safe from damage and she could even store books and other fragile items without fear of them getting moldy. She was very excited to learn this and that it would also bring down her utility bills, increasing the value of her property. 

The crew came later to do the work and since the space offered approximately 4 feet of head space, the work was easier than most crawlspaces and went quickly. They removed all the debris, fiberglass insulation and vapor barrier before laying a 3" perforated drain system around the perimeter of the crawlspace that terminated in the lowest point at a TripleSafe Sump System. The TripleSafe sump pump lends the most safety for a crawlspace or basement because it has a main pump, a backup pump in case the amount of water becomes too much for the main pump to handle, as well as a battery backup pump that will continue pumping in the event of a power failure. Next, TerraBlock, a 2/3" thick condensed foam barrier was laid on the dirt floor. TerraBlock also aids in insulating the crawlspace and protecting the CleanSpace Vapor Barrier. CleanSpace is a 20mil, nylon-reinforced white plastic fabric that is installed over the TerraBlock and also under each post with all seams sealed in order to isolate the crawlspace from any moisture. The CleanSpace Barrier is brought up the walls of the crawlspace to ensure that any moisture from the wall or footing is directed to the drainage system. The vents are all sealed off and finally, a 3" layer of foam is sprayed onto the foundation wall, completing the insulation requirements and sealing off any outside air. Lastly, a SaniDry XP was installed to keep moisture at a healthy level, filtering the air to keep the crawlspace clean and dry.

At John's Waterproofing, we work hard to build the best solution for the homeowner. Though we always recommend CleanSpace Encapsulation for the best result, we have other great solutions if they don't quite fit the homeowner's budget. This homeowner decided to have us do a PPP or Pipe/Pump/Plastic to solve his water problem and avoid damage to his crawlspace.

 

Our System installers were dispersed to do the work.  The old barrier, hanging insulation, and all other debris were removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl space where a SuperSump and UltraSump battery backup was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty!

Finished Basement has High Humidity - Nehalem, OR

This home had a finished basement, that had been waterproofed from the exterior along the foundation. The homeowners began to notice that there was condensation building up along the windows and were getting nervous about water entering the space. The windows were above the ground level so they didn't have waterproofing around them. To solve the issue, in came Johns Waterproofing. 

To keep their basement protected, the windows were all upgraded and sealed up for any air leaks. We then added in a SaniDry Sedona dehumidifier to ensure that condensation could not build up again in the basement. This space was now dry and healthy. 

Home For Sale Needs to Redo The Crawlspace Waterproofing in Nehalem, OR

The sellers were looking to get their home on the market. They had the home they wanted picked out and it was time to sell. When their home was inspected it was discovered that the crawlspace had sagging fiberglass insulation and the old vapor barrier was badly damaged. Before the home went on market, the crawlspace needed to be fixed so it would prove to potential buyers that the home was well cared for and the foundation was in good condition. 

Our Realty design specialist looked over the crawlspace and no long term damage could be found. But to help the crawlspace get cared for it did need some work. Firstly we removed the fiberglass insulation and the damaged vapor barrier. Since the home didnt run into a large amount of water we laid down out TerraBlock insulation and CleanSpace, as well as SilverGlo Wall insulation. Since the fiberglass had been removed we wanted to ensure the home would be able to regulate temperatures well, and by opting for crawlspace specific insulation we would make sure no drooping, and mold prone fiberglass was put up. Fiberglass is not made for crawlspaces where one side is exposed to the elements. It works great in a wall where it is enclosed, but under a home it is a hot spot for water mold. 

The home is now ready for market and the new homeowners will get to know their foundation is safe from water issues. 

Nehalem, OR CleanSpace System

This homeowner had moisture problems in his crawl space and called us to fix the problem. Our inspector Aaron suggested installing our patented CleanSpace system, along with a TripleSafe sump pump and a SaniDry Sedona Dehumidifier.

The homeowner happily agreed to our solutions and Delfino and his team set out to waterproof Paul's crawl space. They started by installing our CleanSpace encapsulation system which keeps out moisture, insects, and pests and ensures the home's health and comfort. We also installed a TripleSafe sump pump which is a three-pump system designed to withstand all pumping requirements even when the power is out. On top of that, we added a SaniDry Sedona dehumidifier, which eliminates mold and mildew growth, musty odors, and lowers electricity costs over time.

Once our systems were in place, Paul now enjoys a dry, clean, and healthy new crawlspace.
