Basement has Water Issues - Otis, OR

Water was in the basement, it was leaving water stains and the homeowner was concerned this could lead to water mold. They contacted John's Waterproofing to schedule their free inspection to see how they could address this. During inspection we found that water was trickling through the foundation walls, predominantly on the sides of the home where the downspouts were location. To solve the homes water issues we would need to address both the downspouts and the basement. 

To begin our crew extended the downspouts into the ground and attached them to a pipe system that diverts the roof water safely away from the homes foundation. This will significantly reduce the external water pressure on the homes foundation. In the basement, we then dug a trench along the interior perimeter of the space. Here we installed a bed of gravel and our WaterGuard drain system. This will collect water from the walls and from the ground, grading it along to a TripleSafe sump pump to be pumped away from the home. To protect the walls, we installed our CleanSpace wall system. This will guide any wall moisture safely to the WaterGuard below. We then installed a SaniDry dehumidifier to keep the spaces air dry and healthy. The homeowner is pleased with how bright and clean the basement is now, and relieved they don't have to stress about water issues here. 

Water Issues in Basement - Otis, OR

This basement had water intrusion issues, moisture was present along the foundation walls, and damp spots would appear on the floor. The basement wasn't very large, but, the homeowners wanted to utilize the space for storage. They searched online and sought out John's Waterproofing for a solution. We scheduled a design specialist who did a full inspection inside and out, determining that the basement would need to be waterproofed, and the exterior downspouts needed to be addressed as they were dumping the roofs water near the foundation, adding to the water issues. 

To begin helping, our installers extended the downspouts down and dug a trench for a drainage system to guide the water safely away from the home. In the basement, we then dug a trench along the interior perimeter, here we installed a WaterGuard drain system to guide the water to a TripleSafe sump pump to discharge water away from the home. To guide any wall moisture to the drain system, we then installed BrightWall paneling along the walls. The homeowners are thrilled with how bright and clean the basement now looks and are happy the space can safely be used for their storage needs. They also enjoy how water no longer pools around their downspouts. 

Water Gathering in Basement - Otis, OR

This homeowners basement had water gathering in a few spots along the walls. For a while the homeowners would just pull items away from these spots when heavy rains came around. However, they noticed that the pooling was expanding. With the knowledge that this water intrusion was getting worse, they searched for a solution that could protect their home. To begin, our crew dug a trench along the interior parameter. Here we laid in a bed of gravel and our WaterGuard drainage system. This will collect the water and grade it to a newly installed TripleSafe sump pump. From here water is pushed out and away from the home to a LawnScape outlet. To ensure no water creeps in through the walls we then installed BrightWall paneling along the foundation walls, this will ensure any moisture safely travels to the WaterGuard system. The homeowners are thrilled with how it turned out, and love that in addition to knowing their home is properly waterproofed, it is also so much brighter and more welcoming. 

Water Found in Basement Corners - Otis, OR

This homes basement was suffering from water leakage. The homeowner would have to clean up the water after heavy rains, and as the years went by the homeowners were ready to find a solution to fix the issue, instead of just having to deal with the aftermath. For help they called up John's Waterproofing after seeing one of our trucks at their neighbors home. 

To waterproof this space we began by digging a trench along the basements interior parameter. We installed WaterGuard here to grade all collected water to a newly installed TripleSafe sump pump. From here the water is pushed out and away from the homes foundation. To ensure all water from the walls went to this drainage system, the walls were covered with BrightWall paneling. The homeowner is much happier with their basement now, they enjoy how bright and easy it is to keep clean, and enjoy not having to worry after heavy rain. 

Unconditioned Air in Crawlspace Raises Energy Costs - Otis, OR

This home's vent covers and old crawlspace entrance had been damaged by a recent wind storm. While the crawlspace had some minor water issues before, the issues became worse after the storm, the broken wooden entry door was now a direct route for water to get under the home. With the wind blowing directly under the home, the energy costs went up and the homeowners decided they wanted to solve this issue and not have to worry about their crawlspace again, so they called John's Waterproofing. 

Our crews began by installing new vent covers and a Turtl crawlspace entrance. These would help to protect the crawlspace from the unconditioned weather outside of the home. To help with groundwater control, a SmartSump pump was installed and the space was encased in our TerraBlock crawlspace insulation and CleanSpace vapor barrier. The walls of the crawlspace were then sealed and insulated with SilverGlo paneling. This home saw their energy costs go down and now don't need to worry about their crawlspace. With our annual service checks, we will ensure it stays dry and healthy, no matter what mother nature throws its way. 

Crawlspace Flooded in Otis, OR

The homeowner was used to their crawlspace taking on water in the crawlspace, they had just assumed this was normal, until the crawlspace flooded and almost started to enter through the floor boards. When the homeowners saw how high the water levels were, they figured their must be a better way, and John's Waterproofing was happy to come and fix their Crawlspace with a full encapsulation. 

To be able to work, we began by pumping the water out of the crawlspace and drying it out. Once the space was workable, our crew went in and cleaned out all the debris and old insulation. We added in a Smart Drain Sump Pump which is capable of pumping out 2,500 gallons of water per hour. We also added in a SaniDry Sedona dehumidifier to the space to make sure all water and water vapor would have a safe way to get out and away from the home. We laid down our Terra Block and CleanSpace barriers so that the crawlspace would be dry and clean and protected from exterior elements. Due to the water damage we also replaced the posts that would rotting and those which were unsteady so their homes foundation would be safe. Our crew then did a spray foam to replace where the insulation had been and sealed it all off with vent covers and a new EverLast Door.

This home will be ready for the crazy water and the homeowner is so please to not have to worry about water damage.

Our crews went to a home in Otis to help a homeowner with their wet crawlspace. After removing all debris, Terra Block was installed to provide extra insulation and padding on the floors of the crawlspace. CleanSpace encapsulation system was then put in on top of the Terra Block and on the walls to keep out any moister and water vapors. CleanSpace eliminates threats of humidity and condensation and can also help lower heating costs by preventing air from cold floors to travel up to the rest of the house. Having a vented crawlspace, like this home did, lets in the cold, hot and humid air from outside, into the crawlspace. This can lead to mold and wood rot and lead to higher energy costs for the rest of the house. Our crews put in a CleanSpace Vent Cover to solve this problem. They also installed a SmartSump sump pump. The SmartSump has a built-in alarm system to alert the homeowner in case of a plumbing leak. And with its powerful pump, the SmartSump is perfect to keep any crawlspace dry. A SaniDry CX dehumidifier was also put in the crawlspace to filter and remove any water from the air. Now the homeowner can rest at ease, knowing that their crawlspace and home are dry and healthier.
