Basement Floor is Damp - Welches, OR

The basement floor isn't supposed to be wet. This is a sign of a water issue, that is causing issues. This homeowner hadn't thought that anything could be done about water coming up through the floor, until they spoke to a specialist over at John's Waterproofing. With a system that could keep their basement dry and healthy, they scheduled their free inspection to hear how they could solve this issue. 
To begin our crew dug a trench along the interior perimeter, to ensure we collected all of the groundwater that was coming up we also dug lines for our leech lines. Those had a perforated drainage system installed to collect groundwater throughout the room, guided to the perimeter where we installed our WaterGuard Drainage system.  The WaterGuard will also collect water from the foundation walls, where BrightWall paneling was installed to guide moisture down to the drain system. All of this water is graded to a low spot where a TripleSafe sump pump is installed which then sends the water well away from the home. To keep the air dry and healthy, we also installed a SaniDry dehumidifier.  The homeowner is very pleased that their basement floor is no longer damp, and the musty smell it had, is now gone! 

Finished Basement has Water problems - Welches, OR

When finishing a basement it can be easy to say water isnt an issue, but the issue is water problems get worse over the years. While this space had been finished a few years back, moisture became a problem. The wooden floor that had been installed was warping in a few spots near the walls, and the drywall was squishy and bulging against the wooden trim. They contacted a contractor who would help them fix this issues. The contractor let them know they could fix it, but without a waterproofing system in place, these issues would come back, he referred John's Waterproofing to set the space up for success. The homeowners knew they needed to protect their investment and scheduled their free inspection.  

To begin our work, the damaged drywall and flooring was removed. We then dug a trench along the interior perimeter. Here we laid down a bed of gravel and WaterGuard drainage system. The walls were then covered with ThermalDry Wall Insulation. This will insulate the space as well as guide any wall moisture into the drain system to be guided to a newly installed TripleSafe Sump Pump. From here all water is sent out and away from the homes foundation. Now the contractor can come in to refinish the space and it will be kept dry and healthy with our system. 

Water has Basement Issue - Welches, OR

Water was found in this basement, the concrete was saturated in a few places and the homeowners were concerned. They had looked up solutions online and was specifically interested in WaterGuard. They knew all research pointed to this being the best solution and wanted to get a quote for their homes needs. After a thorough inspection by one of our design specialists we sat down the customers and discussed their homes needs, their options, as well as costs while answering their questions. 

To begin work on the basement, we dug a trench along the interior perimeter. Here we laid down the WaterGuard drainage system in a bed of gravel. The homeowner was thrilled that this system then gets concrete applied over the top to give their floor a smooth finish. These will collect all water and send it along the drain system to the lowest point, where we installed a TripleSafe sump pump which pushes all water out and away from the home. The basement also got very cold and the homeowners complained about high energy bills. To address this the walls were covered with ThermalDry radiant walls, this will provide a waterproof solution to lower their energy bills. Over this, we then applied our BrightWall paneling to provide an easy to clean, bright, semi-finished look. The homeowners were thrilled with the basements transformation! 

Tall Crawlspace Used for Storage - Welches, OR

This home had a small basement room with a crawlspace along the hillside. The Crawlspace boasted a generally tall space, and the homeowners used the space for storage. While the home had the basement area waterproofed when it was built, the crawlspace had been overlooked. The homeowners had a simple vapor barrier installed in the space, and the moisture here was causing mold spores to appear on the items in storage, and rips and tears were appearing in the barrier where storage items were frequently moved around. To make this space easier to use and safe for their items, they reached out to John's Waterproofing for a solution. 

To create a safe space that wouldn't succumb to water issues and could remain intact with movement, the homeowners choose our encapsulation option. To begin we cleared out the old vapor barrier, old fiberglass insulation, and debris. They laid down TerraBlock insulation over the floor for insulation and to protect the CleanSpace barrier. CleanSpace was laid over the TerraBlock and seams were sealed and it was attached to the foundation walls. This is a 20Mil nylon-reinforced barrier that is accompanied by a twenty-five year warranty against rips and tears, making it a great solution. The vents were then sealed and a SaniDry Sedona dehumidifier was installed to keep the space dry and healthy. Our spray foam specialist arrived later to apply closed-cell foam on all of the foundation walls effectively encasulating the crawlspace.

Need Clean Crawlspace Storage- Welches, OR

This homeowner contacted John's Waterproofing because they were already using their tall crawlspace for storage but wanted something more durable than black plastic that would protect their things from mold.

Our System Designer showed up at the home and it was clear from the start that he knew what he was doing. He measured the home and inspected the exterior to look for any signs on the outside that could be contributing to the problem. He found the downspouts in good shape and operating as they should so the next was to go with the homeowner into the crawlspace. Due to its generous head space it was ideal for storage, and was being used as such. To ensure that these items would stay dry and healthy the homeowner opted to sign up to get a full encapsulation.

Before we began, the homeowner had cleared the crawlspace of all the items stored to make way for the crew. Our crews then arrived and removed all of the debris, old insulation, and black 6mil vapor barrier.  A perforated pipe drainage system was installed around the perimeter and graded to a TripleSafe Sump pump at the lowest point. TerraBlock was then laid on the dirt floor to aid insulation and also protect the CleanSpace barrier.  All the vents were sealed and the posts isolated. The 20mil nylon-reinforced barrier; CleanSpace, was installed and all seams were sealed and it was run up the walls and fastened under the rim joist. A SaniDry dehumidifier was installed to ensure the humidity was controlled to prevent mold growth and the air was filtered for a healthy home and crawlspace. Finally, a single cell spray foam was applied to the rim joist and foundation walls to bring the insulation to the required R factor for insulating the space. Now the homeowner had a clean and usable storage area and a cleaner and healthier home!

Large Crawlspace Storage is Musty - Welches, OR

This home had a high ceiling in its crawlspace. It still had a dirt floor, and the homeowners didn't want to dig down here to create a basement, however, they did want to waterproof the area and use it for storage space. They had originally laid down some plastic sheets to place storage boxes on, but these showed signs of water mold, upon inspection high humidity was found in the crawlspace, which had led to the mold spores growth. 

Our crew began by cleaning out the debris from under the home. We then installed a SmartSump pump to divert groundwater out and away from the foundation of the home. We then installed our CleanSpace vapor barrier. This is slide under each wooden post, and is anchored along the walls for a watertight seal. To add insulation as well as an air seal the space we used spray foam along the foundation walls. As a final layer of protection, we installed a SaniDry Sedona dehumidifier to make this environment dry and healthy. 

High Heating Bills in Welches, OR

The homeowner had an annual issue with their energy bills during the Winter. Initially, they had thought that this was normal for the area since they had snow and ice regularly. But after a few years, they learned theirs was significantly higher than neighbors. After researching ways to lower energy bills, they learned that their crawlspace could be an issue, so they called out John's Waterproofing for help. 

Our crew came out and installed a TripleSafe sump pump to take any groundwater out and away from the foundation of the home. The crawlspace walls then had SilverGlo crawlspace insulation attached. This would reflect any heat back into the crawlspace and regulate the temperatures. Each pier was then lifted up so we could slide in Cleanspace so no water could penetrate the wooden beams. Then the space was fully encased in CleanSpace. We then created custom vent covers to help keep the heat in the crawlspace and added in a new EverLast doorway to help. We also learned their gutter downspout would freeze during the colder months, so we replaced their downspouts with our IceGuard system to help protect the home year-round. 

Saturated Concrete Floor - Welches, OR

The homeowners had a finished basement and hired a local contractor to come and revamp the space with some upgrades. While working, the contractor was removing the old faux wood floor panels and found they had been installed directly over the concrete flooring in the basement. While the finished basement had shown no water damage when the job was taken on, the concrete flooring was completely saturated with water. Had this basement not been getting an upgrade, this could have warped the floor and caused some serious damage to the home. Before continuing work, the contractor called Johns for help, they knew a well installed Waterproofing system would need to be installed before any more updating was done to the space. 

Since the homeowners had already chosen a local contractor to perform the remodel of this space, John's came in to create an unfinished basement so that the contractor could do their work. Once the space was cleared of the flooring and wall coverings, we got to work. We installed ThermalDry Wall Bubble Wrap and Brightwallpanels to all the walls to make sure no water damage could infiltrate the concrete walls. To combat the floor space, we installed a watergaurd pipe along the interior floors and a TripleSafe Sump Pump so the water could be collected and sent away from the homes foundation. 

With the basement fully waterproofed, our crew was done and the local contractor was able to come in and finish the job. The homeowners were lucky that their contractor knew what needed to be done to protect the beautiful work they were able to do, now their basement can be finished and used without worry of water.
