When the crawl space is in disrepair, than the air that moves up into the home will carry all that yuck, up into the home. From falling fiberglass and caked on mud, this crawl space was a mess. Since their living spaces smelled damp and musty, they figured they should fix the problem at the source. To ensure their home will be protected, they contacted John's Waterproofing and asked about getting a long-term solution in place. To do this we suggested a full encapsulation. This system includes a full interior drain system and a TripleSafe sump pump. We than insulate the dirt floor with TerraBlock and all vents are sealed shut. CleanSpace is than wrapped throughout, sealing the space off and a SaniDry is installed to maintain a healthy relative humidity. Spray insulation is than applied to the foundation walls to complete the job. Now the space is dry, stable, and healthy and the owners are happy to report their air smells fresher already.

The basement above the floor of this home was sagging, one of the wooden basement posts was no longer providing adequate support. This is a very common issue with wooden posts, and one that the Structural experts here at John's are very familiar with. When our Design Specialist arrived at this home, he found that the ground of the basement was all dirt and had history of water intrusion, causing this wooden post to settle into the ground, under the pressure of the weight of the home resting on top of it. To return the sagging overhead floor to its correct height, we removed the old beam, and replaced it with a Steel SmartJack. We "jacked up" the SmartJack until the sagging floor was lifted back up. This Steel Post will remain in place to permanently prevent the floor from future sagging. Additionally, to address the issue of water intrusion into the basement, we installed our WaterGuard Full Perimeter Drainage System along the interior walls, to collect and expel all water safely away from the home through a sump pump through a discharge line. We also laid down our DrainMatt dimpled drainage matt on top of the entirety of the floor, to help gather and direct all water slightly downhill, and away from the home via a discharge line. On top of the DrainMatt, we built concrete forms, and poured new concrete tightly around the footing of the SmartJack, as well as the entire basement floor. After pouring, we gave the new slab a nice broom finish! The flooring above the basement of this home is now level once again, and with the basement waterproofed, the entire structure of this home is now protected and secure.

A single wall in this basement was cracked and bowing from the build up of hydrostatic pressure, caused by water seeping into the walls from the outside. Water seepage into basement walls poses a serious threat to the structural support of homes, because it causes many components to lose strength and stability over time. Our Design Specialist here at John's explained the seriousness of this issue to the owner, and presented him with permanent solutions. Our teams Structural and Waterproofing experts craft individual and specialized job proposals for each and every customer. After a thoughtful explanation of their job proposal by our Design Specialist, the homeowner agreed to the recommended repairs. When our crews arrived to begin work, we first dug out a narrow line around the entire interior perimeter of the basement, forming a trench. Inside the full length of the trench, we set our WaterGuard drainage channel, which will gather all wall water seepage to a sump pump which expels it safely away from the home via a discharge line. Directly onto all of the concrete basement walls, we attached our ThermalDry Vapor Barrier Wall Covering to provide a thermal break for a basement that is getting ready to be finished. This system also ensures that all water seepage through the walls is diverted downward, into the WaterGuard trench below, and sent safely away from the home. The face side of ThermalDry Wall Covering is made of reflective foil to reflect heat back into the home - decreasing heat loss while helping homeowners save money on their electricity bill. On the cracked and bowing wall, we installed 10 SecureLock Interior Wall Braces, directly in front of the ThermalDry Covering. SecureLock Braces are heavy duty I-beams, used to reinforce walls that have suffered structural failure due to hydrostatic pressure build up. On the ground in front of the damaged wall - spaced evenly apart - we dug 10 holes to place each of the Braces floor brackets inside of. The top of each Brace is bolted tightly onto the overhead floor joist. These Braces will remain permanently, to prevent further damage to the wall, and to return structural stability to the home. The final portion of this job was addressing the dirt floor. We began by laying down DrainMatt over the entire floor, to help route all ground water intrusion down to the lowest point, and safely away from the home. On top of the DrainMatt, we built concrete frames, and poured a slab to cover the entire floor as well as the SecureLock Wall Brace Floor Brackets, and then gave the new slab a perfect broom finish. We than keep the relative humidity within a healthy range by installing a SaniDry dehumidifier. The Structural and Waterproofing experts here at John's have now returned strength and stability to a damaged basement, and have protected it from further water damage. This space is now ready to be finished and added as usable space within the homes footprint.

Water Damage in Finished Basement - Woodinville, WA

When your home has a finished basement, but no waterproofing system, it is just a matter of time until a problem rears its head. This home had kept a seemingly dry basement for a very long time, but now the space smelt damp, and portions of the walls were squishy. The owners were concerned about how this would damage the space and how it could affect their health. They contacted a contractor who demo'd the space, exposing the moldy insulation within the walls and walls that were damp to the touch. The contractors informed the homeowners that if they wanted to have the space fixed up, and stay in good condition, they would need to waterproof and than refinish. To do this, John's Waterproofing was called in. We inspected the space and than put together the repair plan. To begin we removed the rest of the perimeter wall system. We than used a jackhammer to create trench along the interior perimeter of the basement. In this we set gravel and our WaterGuard drain system. This system is concreted over, with set inspection ports installed into place to maintain the system with ease. Water collects in the WaterGuard where it than channels to the lowest point in the basement where a TripleSafe sump system will pump the water away from the homes foundation. Along the walls we than install ThermalDry radiant wall system. This creates a thermal break along the walls to help the space remain comfortable, and is a vapor barrier, allowing water to safely move down the walls to the drain system. We also installed a SaniDry dehumidifier to keep the spaces relative humidity controlled. Now this space is ready to be refinished and the owners investment is protected. 

Slopping Floors in Sultan, WA

When the floors in the home are slopping, it is a sign that a bigger issue is persisting underneath the home. The owners were concerned about this, so they contacted John's Waterproofing and scheduled their free inspection. The design specialist dove under the home to find the issue, take photos, report back to the owners, and craft a solution to fit the homes needs. Under the home we discovered that one of the wooden beams that spanned the home was not supported properly by wooden posts. This left spans of the beam improperly supported and the beam was sagging and cracking. To stabilize the home we would have some foundation work to do. To begin we pulled out some debris that was present. We than installed a steel beam in place of the old beam. This new beam is than supported by nine SmartJacks. These can adjust to fit the space as needed and will not mold or rot. With the home safe and stable we than installed a drain system, sump pump, and 6 Mil vapor barrier to help protect the homes health. 

Protect Your Crawl Space Before It's Too Late - Woodinville, WA

This is the process of sealing the crawl space off from the earth and controlling its environment so that it can stay healthy. The first step of the encapsulation process involves removing everything from the space that is no longer serving its purpose of protecting the home. Things like falling fiberglass insulation and ripped vapor barriers end up doing more damage, so we clear all those out before beginning. Then, we install a drainage system using a perforated pipe and a SmartDrain. The pipe goes along the interior perimeter of the crawl space to collect water and offer it a safe passageway to flow through to the SmartDrain to be sent out. Next, we install a thick insulation foam to the base of the space. The TerraBlock insulation is designed to seal the crawl space off from the earth and help promote better energy efficiency in the home. On top of the TerraBlock, a new CleanSpace vapor barrier gets installed. This 20 mil thick liner helps to prevent any water from being able to seep over top and is backed by a 25 year warranty against rips or tears. A SaniDry dehumidifier gets installed to filter the air by pulling out moisture and particles. Lastly, Spray Foam gets applied to the foundation walls to air seal and insulate the space. After this entire encapsulation is installed, the home is properly protected against water intrusion and can remain dry and healthy for the years to come.

Controlling Moisture with Vapor Barriers - Woodinville, WA

Getting your crawl space inspected is a good way to understand what's going on beneath your home and how it affects the living spaces. Most of the air we breathe inside our home actually comes from the crawl space so it's important that it stays dry and healthy. But, without a proper vapor barrier to protect against water intrusion, that opens up the risks of mold, wood rot, and high humidity. This homeowner decided they wanted to know that state their crawl space was in and reached out to John's Waterproofing. Upon inspection, it was discovered they had virtually no vapor barrier left due to years of damage from water. We recommended that if they weren't ready to fully encapsulate, that getting a new vapor barrier would be necessary. 

Vapor barriers are important because they help to protect the home from the earth. Its a liner that goes along the base of the crawl space to help keep unwanted intrusions out. This can include standing water, rodents, and help control moisture. When installing a new vapor barrier, we use a 6 mil liner that is overlapped at each seam to prevent water from being able to seep over top of it. It is placed along the base, up the foundation walls, and between the footing and wooden posts to isolate and protect. This new vapor barrier gets anchored to the foundation walls to ensure it stays secure and can guide any moisture from the walls down below the liner. By keeping water beneath the vapor barrier, this helps to reduce the amount of moisture in the air and lower humidity. As a result, that helps reduce risks to mold and mildew growing or wood rotting. Now, this homeowner can feel safer in their home knowing their crawl space will stay dry and healthy.

Transforming Your Crawl Space by Encapsulating - Woodinville, WA

This homeowner recently discovered their crawl space wasn't in good condition. Water was seeping through and their vapor barrier was completely covered in dirt and debris. Wanting to know what could be done to save the space, they reached out to John's Waterproofing to see what their options were. We suggested that doing a full encapsulation would offer the best long-term solution to their problem.

A full encapsulation is the process of sealing off their crawl space from the earth and helping to prevent moisture damage. The first step is to remove all the damaged fiberglass insulation and the debris covered vapor barrier. After, we would install a drainage system using a perforated pipe and a SuperSump Plus sump pump. These two work together to collect water that tries to enter in the crawl space and offers a safe passage for it to flow through. Then, the sump pump takes that collected water and pushes it out and away from the homes foundation through a discharge line. Then, to seal the earth off from the space, we would install TerraBlock. This is a thick and durable insulation foam that goes along the base of the crawl space to help control the environment and regulate the temperature. Over top of the TerraBlock, a new CleanSpace vapor barrier is installed. This goes on the base, up the foundation walls, and between the footing and wooden posts to isolate and protect the space from water seeping through. It is made of thick woven fibers and is backed by a 25 year warranty against rips and tears. Spray Foam is applied along the foundation walls to air seal the space and insulate. Lastly, a SaniDry dehumidifier is installed that filters the air by pulling out any moisture or particles. Once the entire encapsulation is completed, the homeowner gets to enjoy a new and clean crawl space that will offer numerous benefits to their homes health.
