The owner of this home was seeking structural repairs to his sagging subfloor, as well as seismic retrofitting of his homes foundation, so he called on the experts here at John's for help. After a thorough inspection of the homes crawl space, subfloor, and foundation, our Design Specialist wrote up a customized job proposal, and presented it to the homeowner. Along with the proposal, he explained the needed repairs, and how our crew would complete the job. The homeowner was pleased with the plan, and we got him on our schedule.
Our crew of structural repair experts arrived, and began by reinforcing the subfloor. For this, they removed and replaced one of the original wooden support beams with a new Steel Beam. Replacing the original beam with a Steel Beam, offers permanent and sturdy support to the subfloor, that is far superior to that of a traditional wooden beam. Next, to lift the portions of the subfloor that were sagging, our crew installed Steel SmartJack Posts inside of the crawl space. SmartJacks are "jacked up", until the overhead floor is once again level, and they remain in place permanently to support the weight of the subfloor. They offer high adjustability, should the need arise in the future. With the subfloor now reinforced and lifted, our crew began installing 6 Seismic Retrofitting Plates. To do this, they bolted one edge of each Plate onto the concrete foundation wall, and the other onto the mudsill of the home inside of the crawl space. These Plate Connectors will prevent the home from sliding off of the foundation in the event of an earthquake. Seismic retrofitting protects families during a catastrophic natural disaster - allowing them time to exit their home before structural collapse. Seismic Retrofitting also greatly increases the likelihood of your home remaining intact through an earthquake.
