Your Preferred Basement Waterproofing & Moldy Crawl Space Repair Pros In Battle Ground, WA

This home was only a year old, per the builders suggestion, it had been built with a sump pump in the crawlspace with a full drainage system. However, after living in the home for a year, they decided to dive under the home to check how the system was doing. While under the home, they saw water was pooling along one wall in the crawlspace, and the sump pump was on the opposite side of the area. They decided to call up John's Waterproofing to get professional advice about what was going on here. During inspection we informed the homeowner, that the drain system was not clogged, but the sump pump was not installed in the lowest point of the crawlspace, so all the water was not being graded to the pump for extraction. Instead, the water was running through the drainage system and pooling in the actual lowest point of the crawlspace. 

To solve the homes issue, and protect the home properly, the homeowner chose to have us upgrade the space to an encapsulation. We removed the other sump pump and installed a TripleSafe sump pump in the low point, connecting it to the drain system. Water can now grade and be pump out as it should be. We then laid in a TerraBlock insulation over the dirt floor and sealed the vents off. We brought a CleanSpace vapor barrier in, installing this under each wooden post, anchoring it along the walls, and sealing it into place with a special four inch wide waterproof tape. We installed a SaniDry dehumidifier and applied spray foam along the foundation walls to air seal and insulate. This home is now protected against water issues.

We sent out a design specialist who did a full inspection and went over the options to handle the crawlspaces water. The homeowners were relived to hear there was a solution and moved forward with an encapsulation. 

To begin working, we pulled out the old sump pump and vapor barrier. We then installed a TripleSafe sump pump in the lowest spot of the crawlspace, so that gravity could guide groundwater to the sump pump, which would then pump water safely out away from the homes foundation. We then laid down TerraBlock insulation over the dirt floor and Sealed off the vents. Next came CleanSpace, which goes under the wooden posts, attaches along the walls, and seals into place. A SaniDry dehumidifier was installed and our spray foam expert arrived to insulate along the foundation walls. This space is now actually going to be dry and healthy. The homeowners are happy they saw the issue early on, and their new home will be protected.  

This crawlspace was experiencing humidity issues and the homeowners were looking to find a solution to their water issues and called up John's Waterproofing to get some professional help. 

When our installation crew arrived they began by clearing out the space. We then installed a SmartSump Pump. This is a smaller sump pump made specifically to fit into crawlspaces to collect groundwater and send it safely out and away from the home. We then installed new vent covers to help the external environment from affecting the space. Next our crew brought in CleanSpace. This 20 Mil woven vapor barrier comes with a twenty five year warranty against rips and tears. It is installed under each wooden post, anchored along the walls under the rim joists, and fully sealed into place with a special four inch wide, waterproof tape. As a final piece we installed a SaniDry dehumidifier to keep this space dry and healthy.

By having a realtor dedicated system designer, we can get approximate numbers to a broker in 1-2 days and, if they decide to move forward, an inspection is then done to give the broker a hard number to work with. This particular home had water intruding up to a few inches on top of the barrier.  A code no-no. This typically means that a PPP or Pipe/Pump/Plastic is in order so the home can pass inspection and the new owners are happy.

Our System installers were dispersed to do the work. The old barrier, hanging insulation and all other debris was removed from the crawlspace. A 3" perforated pipe drain system was installed around the perimeter and graded to the lowest point of the crawl where a SuperSump was installed to gather the water and discharge it out and away from the home. Then a new 6mil plastic barrier was installed on the floor of the crawlspace and attached to the foundation walls to ensure that any water seeping in via the footing or wall was captured and removed by the perforated pipe system. The new owners were happy and thrilled with the warranty!

This crawlspace was very wet, it had pooling water and would flood when heavy rains passed by.
