Foundation Repair Photo Album: Lifting The Subfloor and Foundation - Battle Ground, WA
This homeowner noticed multiple cracks in the interior walls of his home, sagging of interior floors, and cracks in his concrete foundation. These issues urged him to contact a Structural Repair company. He went online, and began doing research to find the best company to call! He quickly found John's, and then read through many 5-star reviews from homeowners in his area who hired us for their homes. He was impressed with our ratings, and called us to get scheduled. When our Design Specialist arrived he greeted the homeowner, listened intently while he explained his concerns, and then performed a thorough inspection. After completing his inspection, he confirmed the aforementioned interior cracking and sagging, as well as the cracks in the foundation wall. To address the interior damage of the home, he suggested installing 9 Steel SmartJacks in the crawlspace, to "jack up" the subfloor back to a level height throughout the home. To lift the settling foundation, he proposed the installation of 24 Steel Push Piers, to simultaneously return the entire foundation back to its correct position. In regards to the cracks on the outside of the foundation walls, he recommended applying Carbon Fiber Stitching, to help hold each of the cracks firmly in place, and prevent them from growing. The homeowner appreciated the respectful way that our Design Specialist explained these solutions to him, and approved us to begin the work.
When our Structural Crew arrived, the first task was digging out 24 holes along the foundation wall, to make room to install the Push Piers. Inside of each hole, they bolted a Steel Bracket directly onto the concrete foundation wall, to hold each Pier in place. Next, using hydraulic force, they drove the Push Piers through the Brackets, deep into the earth, until they reached extremely dense and supportive soil. After reaching this ideal ground, they continued driving the Piers down until the entire home was lifted back to its appropriate height. To ensure that they left a nice finished appearance, they covered the Piers with the dirt they had previously dug out. All 24 of the Push Piers will remain in place to support the weight of the home, and prevent future re-settling. Now it was time to head into the crawlspace, to replace 9 of the old wooden posts with Steel SmartJacks placed onto the existing footings. We vertically extended the SmartJacks until the interior floors of the home were once again level throughout. SmartJacks replace the old piers, and are highly adjustable in the future if need be. The final step of structural repairs at this home, was covering up all the cracks in the outside of the foundation with Carbon Fiber Stitching. This highly effective structural repair component is 10 times stronger than steel, and will prevent the cracks from becoming more destructive. The foundation and subfloor of this home have now been restored. We are grateful every time that a homeowner rightfully entrusts us to complete these essential repairs!
