Crawl Space Had No Vapor Barrier - Bellingham, WA

Imagine having no protection in your crawl space against moisture damage. Well, that was the reality for this homeowner when they started noticing strange smells in their living spaces and went to inspect their crawl space. What the homeowner found completely shocked them as there was no vapor barrier or insulation in their crawl space. This meant the home wasn't protected if water seeped through and evaporated into the air. If left unattended to, this causes major moisture issues and can risk mold exposure. Unsure of how to solve this issue, the homeowner called John's Waterproofing about solutions. 

We informed the homeowner that the best long-term solution to any kind of moisture issues in the crawl space is encapsulating. This would solve not only the moisture and high humidity problems, but it would also add a durable vapor barrier and insulation to improve the homes energy efficiency. To begin, we removed all the debris that was covering the crawl space floor. Then, we installed a drainage system so any water that tried to intrude in the future would have a safe passageway to exit. This is done by laying a perforated pipe along the interior perimeter of the space to collect water and send it to a SmartDrain. After a drainage system is installed, then TerraBlock gets cut to perfectly fit along the base of the space. This thick insulation foam is designed to seal the earth off from the home and regulate the temperature. This improves energy efficiency by maintaining the same environment all year round so that heating/cooling systems won't have to work as hard to keep up with the changing outdoor climate. A new CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts to isolate and protect against moisture damage. It is a 20 mil thick liner made with woven fibers that can keep water out. Because moisture was a major concern, a SaniDry dehumidifier was installed to filter the air and pull out excess moisture particles. Finally, Spray Foam will be applied to the foundation walls to fully insulate and air seal the space. Once the encapsulation is completed, this homeowner won't have to worry about their homes health and their crawl space will be protected against moisture issues.

This pipe is capable of collecting any water that tries to seep through from the walls or rising groundwater. It offers a safe passageway for that water to flow through and be sent to a sump pump. The SuperSump Plus sump pump then takes all that collected water and securely pushes it out and away from the homes foundation through a discharge line. With these two working together to keep the crawl space dry, then it helps prevent moisture from getting into the air. The last step is installing a new 6 mil vapor barrier along the base, up the foundation walls, and between the footing and wooden posts. This creates a barrier from the earth and the crawl space so that water can't seep up into the space and puddle. We also make sure to anchor the liner to the foundation walls to help prevent it from moving. After this system is fully installed, there is control over the passage of water so that it can be sent out and avoid experiencing standing water in the home.

This creates a safe place to install the WaterGuard drainage pipe. It sits in the trench and at the footing of the basement. WaterGuard collects water that tries to seep through and guides it to a sump pump to be pushed out. The drainage pipe gets lined with gravel so water can easily filter through and then gets covered over top with concrete. The TripleSafe sump pump takes all the collected water from the WaterGuard and is capable of pushing it out of the basement and away from the homes foundation. It is a three-pump system that can control hundreds of gallons of water to ensure the basement will stay dry. For protection on the walls and since the owners want to finish the space, we installed ThermalDry. This type of wall system directly works with the drainage system because it guides moisture from the walls to be sent down below to the drainage pipe and then pumped out. It gets anchored to the basement walls, sealed with waterproof tape, and shingled to the WaterGuard for secure passage of water. Once this entire basement waterproofing system is installed, the homeowner will no longer have to worry about water seeping through the cracks and into the basement and they can have the space finished now.

Leaky to Dry: Basement Waterproofing in Bellingham, WA

This homeowner started noticing water was leaking through their basement walls. It is made with three heavy duty Zoeller pumps to handle large volumes of water intrusion at once. Because this was a basement the homeowner wanted to use often, we then installed BrightWall to the basement walls. This is a white paneling that offers a semi-finished look but also helps to keep water out. It shields the walls so that any water that tries to seep through will instead by guided down below to the drainage system. A SaniDry dehumidifier was then installed, which will address any excess moisture in the air. After this entire waterproofing system is installed, the homeowner gets to enjoy all the benefits of a dry basement versus a leaky one.

Water from the Yard Flooded the Crawl Space - Bellingham, WA

This homeowners started noticing flooding in their yard during the heavy rain seasons. They began to get concerned about the excess water getting into their crawl space. They decided to call John's Waterproofing to get an inspection and see if the water from the yard was causing issues.

Once the drainage system is installed and there is control over the flow of water, then we can install a new vapor barrier. The 6 mil vapor barrier is installed along the base of the crawl space, up the foundation walls, and between the footing and wooden posts to isolate and protect against water damage. The vapor barrier is anchored to the foundation walls and acts as a guide for water to be sent down below to the drainage system. After this system is installed, this crawl space can now control the flow of water from the rainy seasons and keep the crawl space dry.

Protecting Your Homes Health from the Crawl Space - Bellingham, WA

The vapor barrier goes along the base of the crawl space, up the foundation walls, and between the footing and wooden posts. The vapor barrier is overlapped at each seam to ensure water won't be able to seep over top and is anchored to the foundation walls to stay secure. After this system is fully installed, the homeowner has immediate relief that the water in the crawl space can be controlled before more damage can occur to the home.

Wet vs Dry: Keeping Your Crawl Space Healthy - Bellingham, WA

A CleanSpace vapor barrier is installed on top of the TerraBlock, up the foundation walls, and between the footing and wooden posts. This helps to isolate and protect against water because it is made with thick woven fibers that help prevent water from being able to seep over top. Spray Foam is applied along the foundation walls to air seal and insulate. The last step in the encapsulation process is installing a SaniDry dehumidifier to help improve the overall air quality. This works to pull any moisture or particles out of the air that try to seep up into the living spaces. Once this entire process is completed, the crawl space can stay dry and healthy during any season.

Moisture Ruined Their Insulation - Bellingham, WA

Then, TerraBlock is installed along the base to seal the earth off and help promote energy efficiency. A CleanSpace vapor barrier goes on top the TerraBlock and up the foundation walls to keep water out and guide it to the drainage system. Spray Foam is applied along the foundation walls to replace the insulation and help air seal the space. Finally, a SaniDry dehumidifier is installed to pull any moisture out of the air. This process all helps to keep water out and avoid the potential of moisture damage in the crawl space.

This is a 20 mil thick liner that is made with woven fibers that prevents water from getting through. Instead it acts as a guide for water or moisture to be sent down below to the drainage system. We then installed a SaniDry dehumidifier to address any excess moisture within the air. Now the the full basement waterproofing system is installed, the homeowner won't have to avoid using their basement because it will stay dry all year round.

Waterproof and Finish Your Basement - Bellingham, WA

After, we install ThermalDry along the foundation walls. This is a heat and vapor barrier that is made of waterproof material to help guide moisture from the walls down below to the drainage system. It is anchored to the walls and sealed with thick waterproof tape. We even shingle the ThermalDry to the WaterGuard system to ensure a secure passage of water. Because the homeowner wanted the space finished, we then install paint ready drywall along all the basement walls. Now, the homeowner can enjoy the space freely without the threat of water intruding in.

Preventing Water Damage with Full Encapsulations - Bellingham, WA

After building their own home, this homeowner recently was informed about the encapsulation process and wondered if they would benefit from having one done. The sump pump is capable of collecting all the water from the pipe and securely pushing it away from the homes foundation. Once drainage is installed, then we can insulate the space to help the home become more energy efficient. This includes installing TerraBlock along the base of the crawl space. TerraBlock is a durable, 3/4 in. thick foam that protects against moisture while also insulating the space. On top of the TerraBlock, then a CleanSpace vapor barrier gets installed. This is also installed up the foundation walls and between the concrete footing and wooden posts. This helps to isolate and protect against water by directing the flow of water beneath the vapor barrier to the drainage system. Spray Foam is applied along the foundation walls to air seal and further insulate the space so the environment can be controlled. Lastly, a SaniDry dehumidifier is installed that works to pull moisture out of the air, thus controlling the environment against humidity and mold growth. After the full encapsulation process is completed, the home is now protected against water damage.

Always Wet Basement - Bellingham, WA

This connects to a sump pump that collects the water and pushes it safely away from the homes foundation. In order to protect the walls and allow water to safely travel to the drainage system, a CleanSpace wall system was installed. This thick vapor barrier has woven fibers that safely contain the water and is sealed with waterproof tape. It allows for a wall system to direct the flow of water straight to the WaterGuard taking it to the sump pump. Now their basement has a system installed to protect the basement from any water getting in.

The home had an old DIY installed sump pump, that seemed to be on all of the time, yet the basement still remained wet. For the new sump system we replaced the old one with a TripleSafe sump pump, which is built to address the amount of water that the home sees, ensuring that the water can be pumped safely away from the homes foundation. Along the walls we then installed our BrightWall paneling which allows all moisture from the walls to be safely guided down the walls to the new drain system to be addressed. Crawl Space Repairs for Bellingham, WA

This home had a crawl space that housed an old and torn 6 mil vapor barrier. Over the last few years this has shifted out of place and had mud encased over it . The homeowners could smell the damp earthy aroma from their living spaces above. They knew to get rid of this smell they would need to get some sort of help, and they turned to John's Waterproofing. We began by installing a full drain system within a silt sock around the perimeter. This will collect groundwater, channeling it toward the lowest point of the crawl space. From here it will enter a newly installed UltraSump Plus and be discharged away from the home. Each vent was sealed shut and we installed SilverGlo paneling along the walls to begin insulating the space. Along the dirt floor we installed our TerraBlock insulation and then layered over this with CleanSpace. This is a 20 mil woven vapor barrier. Partial Crawl Space and Basement Waterproofing in Bellingham, WA

This home has a large crawl space with a partial basement under their home. The crawl space had a vapor barrier that was out of shape, and layers of dirt through it. When the rains hit it would smell damp and musty and the wall between the spaces had water creeping through it. The homeowners were ready for something that could transform these spaces into dry and healthy pieces of their home. For this they called up John's Waterproofing so they could receive their free inspection and estimate. 

To begin with this home, we would encapsulate the crawl space. We installed a full drain system with a TripleSafe sump pump at the lowest point. We then insulated this area, using TerraBlock along the dirt floor and SilverGlo along the foundation walls. CleanSpace was then installed, which wraps under each wooden post, anchors and seals along the foundation walls, and each seam is sealed using a four inch wide waterproof tape. As a final step in this are we installed a SaniDry dehumidifier. In the basement section installed a WaterGuard drain system which will channel water to the TripleSafe sump to be pumped away from the home. Along the walls we installed our CleanSpace wall system. The owners were happy to note that the space already smells cleaner and they look forward to enjoying healthier air within their home. 

Moisture and Water in the Basement - Bellingham, WA

This homes basement had some humidity issues. The owners knew that it was an issue as the space would smell damp most of the year, and during the rainy season there were small puddles of water that would appear along the floor. The owners wanted to find a solution that would help the space to be dry all of the time and address the damp odor, so they scheduled with John's Waterproofing. 

To begin we dug a trench around the homes interior perimeter. Within this we laid a bed of gravel and our WaterGuard drain system. This will ensure moisture from the walls as well as any groundwater will have a channel that will guide it to the lowest point of the basement. From here water will enter into the TripleSafe sump pump and be pumped away from the homes foundation. Along the walls we then installed our CleanSpace wall system. This is a vapor barrier that will not rot or mold, just safely ensure any moisture from the walls is able to travel down the walls to be addressed. As a final step we then installed our SaniDry dehumidifier which addresses the moisture content in the air, keeping it at a healthy level and removing that damp odor in the process.  

Basement and Garage Waterproofing - Bellingham, WA

This home was built into the hillside, with a garage in it. This space had cracks along the floor where water was coming up through the foundation floor. Over the course of about two years, these cracks were letting in more water and small puddles would form when heavy rain occurred. To get the space dry, they called up John's Waterproofing to help craft a repair plan. To begin we dug a trench around the spaces interior perimeter, including where the garage door goes. We also dug out two leech lines to address where the cracks were resting. We laid gravel in these. The leech lines received a perforated pipe, along the garage door we installed TrenchDrain, and the rest of the perimeter had WaterGuard installed. All of these will work together to collect groundwater and provide a track for the water to travel along the lowest point of the space where a TripleSafe sump pump is then installed. This then pumps the water safely away from the homes foundation to a LawnScape outlet. Along the walls we then installed BrightWall paneling where the wall sits below-grade to ensure any moisture here is then safely guided to the drain system as well. We finished off by installing a Dehumidifier to keep the spaces moisture content in the air controlled. The homeowners are happy to have this space waterproofed and healthy now. 

Needing a Basement Inspection - Bellingham, WA

This homes unfinished basement had water problems popping up. What had began as a faint damp odor had grown into water trickling down the walls in three spots around the room. The homeowners wanted to get a grasp on this issue before it became a bigger issue so they called up John's Waterproofing and scheduled their free inspection. Once out we did a full interior and exterior inspection and then crafted a solution with the homeowners to address all concerns. 

To begin we would have to address the homes below grade windows. Water was building up in the wells and the coming through the foundation walls beneath these. For these we dug the window wells down, installed a drain pipe through the wall and then added in rock up to the base of the window to help with drainage. From the inside of the space we then dug a trench around the homes interior perimeter. This houses WaterGuard, a drainage system that will collect water and guide it to the newly installed TripleSafe sump pump to pump water away from the homes foundation. The walls were covered with BrightWall paneling, this ensures the water from the window drainage will be guided down to the WaterGuard, as well as any other moisture from the foundation walls. A dehumidifier was the final step to ensure moisture in the air is also addressed, ensuing this space can remain dry and healthy all year round. 

Finished Basement with Water Issues in Bellingham, WA

This home finished basement was showing signs of a water issue. The lower portions of the drywall were bubbling with water and squishy to the touch. The homeowners knew an issue must be festering behind their walls and wanted to get it properly waterproofed so they could keep the space usable and healthy. While they would do the refinishing of the space, they did want to have a professional do the waterproofing portion. So they called up John's Waterproofing for a free inspection. Afterwards we get over products and put together a solution. 

To begin we had to remove the damaged portions of the space. This meant taking down the drywall on the exterior walls, pulling out the fiberglass that was damp and musty, and pulling the flooring back from the walls so we could install a waterproofing system. We then cut the framing and used a jackhammer to create a trench around the basements interior perimeter. Here we laid down a bed of gravel and our WaterGuard drain system. Water will be able to travel through this to the lowest point of the space where a TripleSafe sump pump is installed and will then pump the water safely away from the homes foundation to a LawnScape outlet. On the walls we then installed our ThermalDry radiant vapor barrier, this provides a thermal break from the foundation walls and is a vapor barrier, ensuring any moisture from the walls in directly to the new drain system. We then installed a SaniDry dehumidifier to keep the moisture in the space controlled. Now the space is waterproofed and ready to be refinished. The homeowners will be able to enjoy some peace of mind. 

Falling Fiberglass in the Crawl Space - Bellingham, WA

This homes heating bill was rising faster than it should have, and their floors were abnormally cold under foot this year. They looked online and learned this can be due to poor insulation in the crawl space. They knew they had fiberglass under their home, so they glanced under the home to get a better idea of the problem and saw that it was falling from the subfloor and the entire space emitted a damp odor. To protect the home from crawl space issues, a repair plan was built for a full encapsulation. To begin we removed the old insulation, dusty old vapor barrier, and general debris. We then sealed shut the old vents and installed a full drainage system under the home. This provides a pathway for groundwater to go to the lowest point of the space where a TripleSafe sump will pump the water away from the home via a discharge line. We then insulated the dirt floor with TerraBlock and installed our vapor barrier. This is a CleanSpace vapor barrier that is 20 Mil thick, it goes under each wooden post, anchors to the rim joist, and is sealed along each seam with a four inch wide vapor tight tape. A SaniDry dehumidifier was installed and we finished insulating the space with Spray Foam along the foundation walls. To complete the job we changed out the old plywood exterior door with an EverLast door. The homeowner is excited to enjoy a cozier home and lower heating bills this winter. 

Wet Mess in the Crawl Space - Bellingham, WA

This home was built onto the hillside and water would pool in the lower areas. They had another company install a sump pump but it was not able to keep up with the water present and the space had pooling water whenever heavy rains came through. Since they wanted to keep the space dry all of the time, this wasn't cutting it, and they scheduled their free inspection with John's. We begin on this job we pulled out the old vapor barrier and the sump pump. It had debris in it and was in bad shape. We then installed some drain systems along this lower section, allowing all water to flow down the hillside and once it hit this drain system it would have a direct route to the newly installed TripleSafe sump pump that would then pump the water safely away from the homes foundation. TerraBlock insulation was then installed along the dirt floor and we sealed the vents shut. CleanSpace was installed next, this is installed under each wooden post, attaches along the rim joist and is sealed along each seam. This is a 20 mil thick woven vapor barrier that comes with a 25 year warranty against rips and tears. A SaniDry dehumidifier was installed to address moisture in the air and finally spray foam insulation was applied to the foundation walls, both insulating and air sealing. This space is now able to remain dry and healthy all year round, just like the homeowner really wanted.
